Warm days and cool nights, with endless blue water at your doorstep....come and enjoy life on beautiful Lake Ontario.
As evidenced by the now 64! unanimous (5 star) reviews, this is NOT your typical cottage.
Located on 200 feet of lakefront with breathtaking views of both the sunrise and sunset from your private deck, this lovely one bedroom house is perfect for a romantic getaway for two, or for a small family seeking a lakeside vacation.
45 minutes from Rochester, Buffalo and Niagara Falls and right off the New York State Parkway, the location couldn't be more convenient. With cable TV, WiFi, public water, air conditioning and ample heat plus countless amenities, you'll be on vacation the moment you arrive.
Just as lovely in the spring and fall as it is in the summer, this location is the perfect spot for parents visiting students in Brockport, Rochester, Niagara or Buffalo. Lake Ontario turns a vibrant dark blue in the spring and fall and a walk among the changing foliage in Lakeside Park is simply spectacular. On chillier nights, our fire pit provides a cozy place for you to comfortably linger well past sunset. A large stack of fire wood and plenty of kindling are available for your use. Long summer evenings will amaze you with skies loaded with stars and sparkling fireflies, the likes of which can only be seen in the country.
The unit is all on one floor, and includes a queen-size bed, a brand new couch that converts into a second full sized bed, a full kitchen and living room, as well as a full bathroom with shower. The entire house has been completely remodeled, and is absolutely gorgeous inside.
The property borders on Lakeside Park, where you can enjoy miles of hiking along the breathtaking bluffs on the southern shore of Lake Ontario. A new 18 hole disc golf course is also available for your enjoyment.
In the area you will find several golf courses, fresh produce, a drive-in movie theater and wonderful restaurants. The house is nestled in a lakeside hamlet less than 15 minutes from the Erie Canal. Kayaking and canoeing opportunities along local creeks and waterways abound. You will find each nearby town loaded with unique shops, local landmarks and fascinating history. When you return back to the lake, you'll find the perfect location to relax and read that book you have been looking forward to. Most importantly, you'll have a chance to reconnect with nature and each other.
Lake Ontario is at record levels this year, (the highest in 125 years!) but this location is beautifully protected by the bluff. The lakeside deck was moved to the top of the bluff, and beautiful landscaping was added. You'll have the most gorgeous view of the sunrise and sunset from this location, surrounded by endless blue water. Come enjoy your own private paradise!

About Maureen Farnand
My husband and I grew up in the Rochester area. We both came from large families and we love to travel and entertain. We enjoy this unique location on the lake so much, when the opportunity arose, we bought the house next door! We're happy to provide you with tips on good restaurants and fun things to do in the area, as well as directions on how to get wherever you want to go. We love this place and we want to make sure you do too!
Maureen Farnand purchased this House in 2010
Why Maureen Farnand chose Town of Carlton
This location is ideal in so many ways: It is 45 minutes from our primary home. It is quiet and private. It has gorgeous views of the lake. Lakeside Park is a hidden treasure and it is in our back yard. We can leave on a Friday after work and enjoy dinner on the deck an hour later. Few people know about this location. The property tends to stay in families for generations and has remained a hidden treasure we were lucky enough to learn about through my uncle who introduced our family to this beautiful spot in 1959.
What makes this House unique
There are few places I know of, where you can walk outside in your pajamas, cup of coffee and newspaper in hand and as you head to the deck you look out on the vastness of the lake and see six beautiful swans gliding by. You have to wonder... how could I beat this?

Tammy & Scott B from Vermont
Tammy and Scot,
We just confirmed your new reservation and we are looking forward to seeing you both again this summer! We have several 'regulars' that have made it an annual tradition to spend time with us each spring, summer or fall. We are thrilled to see you joining that club! We have been so fortunate to have some of the nicest folks as our guests, and you and Scot are certainly no exception. We'll see you soon, and may this trip be even nicer than last year!

Everything you need in a peaceful atmosphere!
Went for a girls weekend with my mom and daughter and we had a great time! It was windy during our stay but I still made sure I had some time in the hammock reading! The house is very well equipped with everything you might need during your stay and the owners are very friendly and helpful! Would definitely recommend!
The wind off the lake can get wild sometimes! We also get some crazy thunder and lightning storms, where the whole sky lights up and the waves crash to the shore with unbelievable force. Mother Nature can really put on a show and every day is so different. It's just one more reason why I love it at the lake and I'm so glad you do, too!
Cozy and cute with a gorgeous view!
Perfect relaxing get away with our pup!
With Lakeside Park right next door, it certainly is a dog's paradise, isn't it?
So glad you enjoyed your stay,
Maureen and Darcy
Great place to get away from the noisy life. Stayed with wife and 2 month old child. We will be back.
We're so glad you got the opportunity to enjoy some 'down-time' on the lake. We hope to see you back soon for some more R&R....with a 'little one', that's often hard to come by!

Wonderful weekend getaway with great owners
Perfect spot to relax and enjoy the amazing beauty of the lake. Super clean, comfy bed, nice towels and linens, updated cottage (including a/c and great wifi), really well stocked. Even though it is tiny, it is more than enough space for a small family or couple (FYI the bath has a shower only for anyone that needs a tub). Includes several outdoor living spaces which are top notch with lots of extra details that enhance the stay. Owners were wonderful (they were staying next door in their vacation home), even helping us get a fire going in the fire pit (they provide everything!) and taking my 11 yr old son for a test drive in their golf cart! They were helpful and available but never intrusive. We enjoyed swimming (both in front and at Hamlin), roasting marshmallows, swinging on the lakeside swing set, and playing frisbee golf in the neighboring park. We enjoyed the decks and hammock and the beauty of the hidden neighborhood. The sound of the lake can be heard from the cabin. It's hard to describe how pretty the view is, how much the lake changes in a few hours, and how mesmerizing it all can be. We drove to the falls on our last day (about 45 minutes on country roads). Overall a great mom-son mini vacation made even better by kind, gracious and thoughtful owners.
How fun it was driving down the crushed stone road with your son at the wheel of our golf cart. He was a hysterical mix of terrified and elated. And we were happy to help you get that campfire started, even if the wind that night was blowing with a fierceness that made the sparks fly in all directions! We hope you come back and visit us again soon!
