Owner grew up on the Frio River and wanted to have a place for his family to enjoy. Many memories of floating the river to Garner State Park. Purchased lot but did not build on it until recently. Great family enviroment, relax and enjoy the fresh air, dry climate, clear frio river and beautiful night skys. Axis deer roam freely on the property and water at the river in the evenings.

I'm almost scared to leave a great review because this is a gem of a place! We went with our four sons ranging in age from 16-24 and they all said they would like to go back next summer. First the house, clean, well thought out, well stocked for a rental. Extra fridge downstairs is so appreciated and almost necessary since there's not a grocery store close by. An extra outside trash can or bigger size would have been helpful. We filled it and by Monday had some happy ants. We stayed four nights so shorter stays may not have this problem. Having no cell service was frustrating but nice to disconnect as well. Next time may get a Go Phone with ATT&T for emergency. Enjoyed the birds in the morning and saw shooting stars every night while relaxing on deck. Afternoon sun makes upstairs deck hot but downstairs is nicely shaded. We didn't have any problem with afternoon because we stayed late on the river. Finally owner was prompt with responses and accommodating which is always appreciated.
Next the river, it's wonderfully close and other reviews about it being tricky to get down too are true. Walk to easier areas would be short but we navigated the bank just fine. People with young kids or older less agile people will probably want the easier entry. It looks like there were stairs at one point but now they are literally in the river. Side close to house is "deeper", maybe waist deep and other bank has great area to sit and relax that is shallow. Deeper areas are close by as well. My biggest frustration was you are very close to Happy Hollow put in for floaters. They come in waves, mornings are busier and Saturday was really busy! Yes it's the river, it's expected, I was just unaware but now know for next year. Also I wasn't prepared for all the loud music the floaters bring. I enjoy the sound of the water, don't mind the music either just the volume of it:) they were all friendly too. We did float on Sunday which was fun. None of these frustrations were enough to ruin my fun or make me not want to return!
Beauty of house being so close is you don't have to pack cooler for the day! Hungry? Go back to house! Need more drinks? Go back to house! Looking forward to hopefully going back to the house next summer.
This was our first time staying at this home. We were beyond pleased. Very spacious and all the amenities needed. My family is looking forward to returning next year. The owner was very kind and available whenever we had any questions.
Beautiful home! Very comfortable, clean, and updated. Everything we needed was there. You are steps away from the awesome Frio River. So quiet and peaceful. The kids had a great time and enjoyed the river and house. Lots of scenery to take in, and wildlife! The owner was very nice, informative, and helpful! Wonderful place to stay, highly recommend this house and location.
This was our third annual summer vacation to this Frio River house. The water was lower this year but it didn't prevent us from having another fabulous visit. We enjoyed every minute and looking forward to coming again next year.
First time we've experienced a stay along the Frio, and couldn't have picked a better location. About half-way between Leakey and Concan in Rio Frio, along a very peaceful stretch of the river. No crowds here. Very comfortable home with all the comforts you might need, a very agreeable and helpful owner, just a wonderfully relaxing experience all the way around. We'll be back.
The house was great for a quiet, laid-back, and romantic New Year's Weekend. As avid outdoor fans, we soaked in some hiking at nearby Garner State Park and Lost Maples. We also brought our road bikes and pedaled some of the challenging, yet picturesque roads around the area, including Dragon's Back (Rt 337).
The cottage was very modern and well-maintained. Perfectly nestled among the surrounding towns.
