The Exchange Building, completed in 1910 and listed in the National Register of Historic Places, was refitted in 1996 to house 202 attractive efficiencies, one and two bedroom apartments, penthouses, and handicap equipped units. While the building has undergone a series of renovations, every effort has been made to preserve its historic features, such as the original mosaic tiles, an early-1900’s era Tennessee marble staircase, the elaborate plasterwork, and the granite surfaces. The towering marble ceilings of the lobby exude the elegance of downtown living.

Living in a 19-story skyscraper allows a breathtaking view of the Mississippi River. Walk outside and explore the rich, dense neighborhood. Fine dining is offered within blocks at renowned restaurants such as Rendezvous!, The Majestic Grille, or Flights. Enjoy a pint at the neighborhood Irish pub, The Brass Door, or make the three-minute drive to Beale Street and relish in its famous bars such as Silky O’Sullivans, Alfred’s, or Bardog Tavern. You could also take the trolley to Beale St, to the Pyramid, or around the downtown area, since there is a trolley stop a block away.

A laundry room with coin-operated machines and a gym on the top floor are easily accessible through the three elevators.
There are public metered spots all around the building. If metered parking is not available, there is a nearby parking garage (1 block away) available for a fee. Note that these prices are non-negotiable since the garage is operated by a separate business.

One block from the trolley line, walking distance to all downtown attractions, convenience store 2 blocks away. Staff were very personable and helpful. Great breakfast next door at the Blue Plate.
I was happy! It's more room and a better value than other low-price options in the area. Some of my friends were staying at the Peabody for 3x the price and they were complaining about tiny bathrooms– I was perfectly happy with the perfectly normal sized bathroom here. The place was clean and the furnishings were basic. Don't expect a glamorous place, but it was comfortable and in a good location. There were no towels, but I asked the front desk and they provided me with some. I also messaged the owner on the app telling her about the towel issue, and she had someone bring extra towels even after I said I had gotten some. Some of the other reviewers are being dramatic. The place is fine.
Was able to walk to everything downtown. Helpful and courteous staff. Unit was not stocked very well - no glasses - two coffee cups - one plate - room was clean, on the 6th floor and you could hear all the late night traffic noise. Overall good room for price.
Booked this property for a weekend getaway for my husband's birthday. This is the perfect place to stay in downtown Memphis. Walking distance from Beale St. The pictures on this site do not do this place any justice. We stayed on the 18th floor and the view of the city was spectacular. The apartment was beautifully decorated and had lovely high ceilings. The bed was very comfortable. The full kitchen was great. There is no dedicated parking, but there is a parking garage right beside the building for $8.00 per day. Much cheaper than parking in many downtown cities i've been to. The building is older, but well maintained and the staff was very friendly. Memphis is a quick getaway for us and we will definitely be coming back. There was not one thing about our stay here that we did not enjoy!
I read the other reviews of the property, but I liked the location. I was pleasantly surprised! Everything about the apartment was very nice. It was absolutely perfect, and I'll definitely stay there again!
I have stayed at many VRBO/Homeaway properties and this was easily the worst ever. Even worse than the ace that had cockroaches and geckos
No heat or AC. The unit simply did not work , made a lot of noise but provided neither heat or cold. 2nd and 3rd nights were cold and ended up wearing clothes to bed and put my winter coat over the blankets.
Used the open oven to take the chill off in the mornings
Worst linens and towels ever seen. In fact, I asked a friend in Memphis to loan me a blanket and towels and she did.
No Kleenex in the unit
No coffee or spices(not even salt and pepper)
Bought coffee and the provided filters were not the right size
No broom and dust pan
Wi Fi could not keep up when building was busy
Tired flat pillows
Bed was barely adequate
Everything in the unit was the cheapest stuff you can find from cutlery to furniture
I was here a week, handed written notice to management about these issues on day 3 and nothing was done about any of it.
