Unique, two floor guest house adjacent to desirable Sunset Lake in Alton Bay- cozy cottage on small, clean, quiet lake at the foot of the Belknap Range. This is perfect for an adult couple and is equipped with everything you need for a comfortable stay. Just 5 scenic miles to Alton Bay and Lake Winnipesaukee and within an hour of the NH seacoast, the White Mountains and all the attractions of the Lakes Region.
We arrived for our long weekend totally burned out and used the unusually good weather to relax, canoe, swim and read in the sun. The property was perfect for us, and exactly as advertised: well equipped, clean and comfortable. Jan and Fred are very helpful and friendly. The view across the lake from the sun deck is even better than the photos, and truly special around sunrise and sunset. The deck itself is a perfect place to contemplate the view, read or think about whether it's time for another swim. The upstairs landing of the outdoor staircase with a table and two chairs is a great place for restful meals with views of the trees, and convenient since it's just outside the kitchenette. We spent most of our waking hours outside but the guest house is comfortable enough that it wouldn't be at all bad to be trapped inside by rain for some time. It also helps to know that there are several interesting towns nearby in case the weather turns bad. Oh, and nothing can prepare you for the sound of Loons: it just has to be experienced. We're already looking forward to returning.
This was truly the best stay we had during our tour of New England. The "cottage" is very clean, and very comfortably furnished, with a bedroom and bathroom downstairs and a well equipped kitchen diner/sitting room upstairs.This is reached via the outside staircase. Jan does leave umbrellas in the cottage in case of inclement weather. In addition there is room for an outside meal on the upper level plus a grill for outdoor cooking. Jan and Fred were most welcoming and helpful. Use of their waterfront was a real privilege. We enjoyed an evening drink or breakfast coffee, watched beautiful sunsets and at one moment counted four loons on the lake. It's marvellous - we shall remember it for a long time. We stayed for 3 nights after our wedding and couldn't have been happier with our stay. The Octagon has such charm and personality to go along with the lake that it was the exact Rest and Relaxation we needed.
One of our favorite activities turned out to be stargazing on the dock at night listing to the water and the peepers. My wife and I both saw some shooting stars so it was quite fun.
We absolutely would stay again next time we need a getaway.
The octagon was the perfect place to kick back and relax for a few days! Sitting on the dock, reading a book and taking a dip in the lake whenever we wanted was just what we needed! The location is perfect as well, the lake is quiet but a short drive away and you are at restaurants, grocery stores and activities! It was clean and just the right size for two people to fit comfortably. We even made breakfast every morning! We will definitely be coming back!!
My partner and I had a marvelous week at Sunset Lake. The setting is sublime - quiet lake, clear water for swimming and canoeing, gorgeous sunsets and loons at night. This is a nature lover's dream. Jan and Fred were the best hosts, but we also had complete privacy whenever we wanted it.
We had all of our breakfasts and many of our dinners on the dock, but the octagonal guest house was a cozy setting as well. It's just that nothing could beat the beauty of the continuously changing light on the water. We had a restful week, but also enjoyed nearby outings around Lake Winnepesaukee for dinners, golf, and a visit to the Loon Center.
This is the perfect spot to rejuvenate and enjoy Mother Nature. We will definitely be going back!
We joked about writing a bad review, so we could ward off any competition from this cottage next year. We were only there for five minutes before already agreeing to return yearly. It was the most wonderful weekend. The title of this listing, "Unique, charming guesthouse" is a perfect, but modest description of this property. We can't say enough positive things about our trip, the hospitality of Jan and Fred, or the lake. It was all perfect, peaceful, private, and fun. There is so much to do in the area, but we both agreed the best part of our trip was canoeing out to the sand bar in the middle of the lake and spending time on the rocks. We were visited by two loons, and were able to enjoy the fish, mountain views, and water all from one spot. Thanks so much Jan and Fred! We will be back.

We arrived Friday afternoon after zip lining at Gunstock in Gilford. The weather was perfect the whole weekend. We even got a thunder stom that night. The bird house which we named it was very clean and well equiped with everthing you needed. The lake side dock was perfect for relaxing or to fish some of the biggest Bass I have ever seen were caught here.. Jan & Fred could not have been more freindly or helpful and still gave us our space. Overall I would come back and refer a freind to check it out. This place is not huge but makes you remember that you only really need very little to be very happy and renew what is really important. "Less is More sometimes"

Located in the heart of the Lakes Region, and conveniently located near Wolfeboro, Meredith and Lake Winnipesaukee almost weekly craft fairs, band concerts in three local communities, and music festivals are all available. Hiking is nearby at Mt Major (local) or you are within an hours drive to the White Mountain National Forest hiking trails. If you prefer the ocean, we are within an hour of the NH seacoast or Maine's picturesque rocky coast. Attractions in the White Mountains such as Storyland and Mount Washington are within 2 hours.

RENTAL TERMS AND CONDITIONS
1. CHECK-IN TIME IS AFTER 3 P.M. EST AND CHECK-OUT IS 10 A.M. EST. NO Early
2. This is a NON SMOKING unit.
3. Pets are not permitted in rental units under any conditions.
4. We will not rent to vacationing students or singles under 25 years of age
unless accompanied by an adult guardian or parent.
5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $50 is
required and will be returned as long as the following have been completed:
No damage is done to unit or its contents. No missing furnishings. The damage or repair is the responsibility of the renter.
Check-in: You may check in between 3-5 PM on the day of arrival. The key will be available at the Owner’s home and should be returned when you depart.
a. No smoking inside the house
b. Toiletries, dishwashing liquid, paper products, etc. are the renter’s responsibility.
d. Waiver of liability for the raft and boats: The tenant will assume all responsibility for the risk of using the raft, canoe and peddle boat and agrees to waive any claim whatsoever against landlord for accidents or claims arising from the use of these items. The tenant also agrees that he is responsible and liable and will pay for any damages that occur to the water craft through his or his guests misuse or negligence.
e. For the consideration of surrounding residents, quiet hours are 9PM to 8 AM.
12. Check out is at 10 AM prompt and tenants are responsible for the following upon check-out:
a. Dishes washed and put away in the proper cupboards
b. Refrigerator emptied and contents properly disposed of
c. All items in their original location
d. Grill cleaned
e. All trash removed and put in appropriate barrel
f. All doors and windows closed and locked and shades lowered
g. Soiled linens placed in laundry baskets provided
h. Doors locked and Key returned
