About the property

Located in downtown Vanderpool Texas a 100 yards behind the post office, which is the only building in Vanderpool, you will be four miles from LOST MAPLES STATE PARK and 1 mile away from a convenience STORE. You will be half way between Medina and Leakey, about 20 miles from each and 60 miles from Kerrville/Fredricksburg area, 10 miles to the South,

Utopia, Texas offers close by shopping.

REMODLED and enlarged in the early 70's, this lovely 3-2 offers rare access to the Hill Country's greatest treasure, clear running streams. The house features a large master suite, huge family room with fireplace, cozy den with a river view and early 2000's updated kitchen. The kitchen icludes dishwasher, toaster oven, microwave and enough pots, pans, utensils etc. to feed a platoon. By the way, the kitchen window looks down the river.

In the YARD, under the oaks is a wonderful concrete picnic table, fire pit grill, swing and a set of stairs leading to the Sabinal river 20 odd feet below.

The RIVER is a couple of feet deep at this point and shallows to inches on the upstream side a 100 yards. It's a sensational place to while away a few hours on a tube or entertain a kid for the afternoon. For geology buffs, the bluff has certain charm. Fossils and cosmetic quality 90 million year old clay.

For DOG owners, there is a fenced in field across the street that makes a good dog run. Let your vacation begin here.

Peaceful and serene place!

We loved the beautiful property, kids enjoyed the river as well as the adults. Great outdoor grilling area and beautiful trees on the property. House was great it had plenty of space, our family enjoyed the living area for game night and story telling.

The house was lovely. The location was perfect for us! It was clean and very roomy. We loved the set up of the rooms. The kitchen (and house itself) was stocked with just about anything you would ever need. Owner was very responsive with any questions that I had. Would definitely stay again!

Reminded us how important to be Eco or for the nature environment. Pretty house, my girls loved it!

Overall, we liked this property, especially my kids (4y/o. 1 y/o girls) they really loved here very much and happy to enjoyed our vacation.

Looking up the starts in front yard here was really great at night, sky was really so much full of starts so that it was difficult

to find even popular star constellations. just I wished I could turned off a light at post office near here.

Wild animals like deer, rabbits, Armadillos finding those were really fun. It seems armadillo have nest underneath of a

building back of car port. My wife and kids loved to find them.

Sabinal river is just down the stairs, like 15-20 feet down. Stairs to the river is not complete, last 1/3 are not stairs, be careful

with children. The river looked clean with clear water but I had concern about hygiene because some sewage water seemed to

be drained to the river directly from this home as well so that there's a memo telling that to wipe off greasy stuff from dishes

before wash the dishes. I took my two children to the river right after arrival (before noticed about the memo) but when they

were floating on tube she told me it smells, yes then I actually noticed the smell as well. I think the owner is better open detail

of sewage treatment method, what type of treatment is there or just drain to the river directly so that other visitors won't have

such concern. I saw bubbles especially in morning, maybe it's from organic activities from the sediments under the water but

while I had such concern, I never put my kids in this water again and they also didn't like the river but my kids loved the house

and yard very much. The river was very shallow mostly about 1-2 feet but very slippery. River bed is not gravel, it's some sediments

like pollen or something muddy things but different from mud and very slippery. So we went out for Garner state park every day, it's

about 30 min drive and played in Frio river all this vacation.

There's wifi available for free, about 1.5Mbps enough for normal net surf. My Verizon iphone was out of range all around this area

but my wife's T-mobile iphone was ok.

The house is old but quite well maintained for the age I think however, tap water can't drink, there's memo left in kitchen telling about this.

I saw such review and we had brought aquafina 32 bottles x 2 packs for 4 nights for 4 people, (2 adults, 2 children (4 y/o and 1 y/o) but that wasn't enough and there's plenty of bottles water provided and those were helped very much.

Owner's Response: I'm glad you enjoyed your stay. I want to address the river/ plumbing concerns. We have a septic system and that is why we ask guests to wipe as much grease as possible off their dishes before washing. We do route the grey water from the washing machine to the yard but do not divert any of our waste into the river. The water is generally crystal clear and we drank it for decades. However if we have not had recent floods there will be a buildup of silt and organic matter on the river bottom. This becomes slick and sometimes smelly but it's all 100 percent natural and drifts always and in no way should it keep the young and young at heart out of the river. The bubbles mentioned are a result of this same process and when we have persistent winds prevailing from the south east bubbles do accumulate on the north end of this stretch of water. Wearing water shoes or any kind of athletic footwear will minimize slipping.

Lovely home with space to spread out.

This is a very nice and comfortable home. The large living room will hold a crowd. Great kitchen and two eating areas. Beautiful trees and lovely deck. The only thing that I would change is to have a way to access the river. It looked very inviting, but we did not have a way to get to it!

A Pleasant Surprisessssss

This was our first visit to the Hill Country and Lost Maples State Park. I rented the house for myself and my two grandsons and four of their friends who wanted to go hiking. They had a wonderful time in the Park. We felt at home as soon as we walked into the house. It was clean and there was plenty of room for everyone. We were surprised that there was so much to do in the small town and the surrounding ones. The cafe in Utopia was great, the shopping was interesting and rewarding, and the mountains and river were amazing. Don't miss the stars at night. My 20 yr. old grandson came into the house to get me to go outside and look at the sky. You know the song "The stars at night are big and bright..."? I think the inspiration for that song came from the skies in Utopia/Vanderpool. We are planning to return next year for a longer stay.

A magical month. Beautiful area and a lovely home.

Once again we enjoyed the Sabina River and the beautiful scenery in the Hill country. The home is very well stocked if you like to cook. There'should 2 BBQ's, a wonderful deck out back. Lots of amenities!!!
