Very comfortable, with Modern appliances designed 'modern rustic style' come relax at our perfect location. We are located on the top of a hill on 8th st in Glenwood Spgs. with a spectacular view of the confluence of the Colorado and Roaring fork rivers and beautifull downtown area. KING OF THE HILL HOUSE' is a two bedroom, one bathroom house with Hardwood floors throughout, with marble shower and slate floor in bath. Glass front wood stove in living room provides a romantic atmosphere in the winter months. Very private with fenced back yard for the pets. Covered parking is available on north side.
It is very quiet with sounds of birds chirping and nature in you back door. You can walk to anything including the pool and adventure park within 5 or 10 min. you could always 'stay in' and use our jacuzzi tub with privacy cabana.(sometimes closed for the below zero temps) We are right across the street from the 'boy scout trail' a great and popular hiking and biking trail that has a little for the extreme mountain biker as well as the novice hiker just walking the dog. (great place to let your dog run w/ no vehicle danger.
Outdoor fire pit and stainless steel gas barbecue on back porch. outdoor dining table w/chairs and an umbrella shade. (very nice to relax out here and swing on the lounge chair. Evaporative cooler in back bedroom keeps house very cool in summer. Glass front wood stove keeps it toasty in the winter. If no fire is desired the thermostat controlled furnace will also keep you warm as desired. kitchen is newly remodeled with hardwood floors, two sinks and all new stainless kitchen aid appliances. Bathroom is newly remodeled w/ marble shower and slate floors. Back bedroom has FULL size bunkbeds to accommodate more guests. (kids love bunkbeds!) it also has a stacked washer and dryer. And a Desk with some office supplies. Unit has a working fire pit on back patio so you can have a 'campfire' experience or sit around while barbecuing.
World famous hot springs pool, Yampah vapor caves & massage, Aspen, Snowmass, Aspen Highlands, Buttermilk, ski sunlight, Vail, beaver creek ski areas, roaring fork and Colorado rivers are 'gold metal waters' for fishing. Glenwood was voted '#1 Fishing town in the USA by field and stream magazine! also enjoy the new world class kayaking and riversurfing wave park built 5 min west of Glenwood in the famous Colorado river.

In spite of a couple reviews expressing concerns about the exterior appearance (which was not the case), we booked our Christmas vacation at King of the Hill. We were absolutely not disappointed at any level! Our hosts were beyond accommodating and immediately responsive to questions even though they had their own busy holiday and were trying to get out of town themselves. They were relaxed about us showing up and taking over-with our dog and extra guests who came and went during our stay! They gave us carte blanche to make ourselves at home-and we did! This home was perfect for our needs and we hosted our in-town relatives as the kids came and went to enjoy skiing and running around in a perfect central location. The hot tub was used multiple times daily and the yard was lined with as much wood as we wanted (it's included!) to enjoy a large firepit. We had 3 chefs in our group and made excessive use of the well-equipped kitchen which had lots of counter space and 2 sinks! We also enjoyed the movies they had on hand and the smart TV-you can access multiple apps. The kitchen had everything we needed with quality equipment and plenty of space. We even had friends over on Christmas Eve and Christmas day, cooking all afternoon and even did some holiday baking while we were there-who does that on vacation!? Plenty of towels and blankies and they even provided robes for hot-tubbing. On Christmas day, we hiked up the back side of the Doc Holiday trail and did some sledding while the bigger kids took the shuttle up to Aspen for the day. We enjoyed a white Christmas and they even sent someone to shovel the walk (front & back) which was completely unexpected. The bathroom was nice as well and the house was stocked with plenty of essentials, including laundry detergent, shampoo/conditioner, nice shower oil, band-aids, etc...everything we needed. Organized and clean! We look forward to returning! Thanks Jason and Sarah! Everyone, including our guests, was happy and comfortable-it was truly our home away from home!
The house was great, very well furnished. There was plenty of space for 5 people. Beds were comfy.
My husband and I stayed here for our anniversary recently and had a wonderful evening. It's very close to downtown so everything is within walking distance, Jason and Sarah were very welcoming of our dogs (both huskies, not uncommon for people to be wary of allowing them to stay) which was incredibly refreshing for property owners, and despite being so close to everything, it was actually surprisingly private. The only drawback is the hill it's on is quite steep and could be difficult to get up to in the ice, but our snow tires handled it fine. I also think it's worth mentioning that we didn't have any of the communication problems that other guests have brought up in reviews. Overall, we had a fantastic experience and would absolutely consider staying there again.
Let me first say that Jason the owner was really nice and I'm glad we were able to stay in your home thank you. If I could rate this 2 1/2 stars above I would have. Not going to lie I was a bit worried the day of check in I had emailed the day before and day of more than once and never heard back. Luckily for me I read the reviews and I knew Jason lived below the house so I went there and he was home for me to get the code to the door. When we pulled up I was worried that the house was going to look like the outside as I was not impressed by the way the outside of the house looked. Needless to say the inside of the house did not reflect the way the outside looked. The inside was very very nice! There was a lot of clutter and stuff outside that made this home not very presentable. We did not cook but if we wanted to we could the kitchen had everything anyone could want. The hot tub and fire pit were great the only thing about the hot tub is there is no lights and on the stairs going up to the tub are some water hoses that we tripped on and for my 70 year old dad he could not see them its kind of a safety hazard. The fire pit was nice disappointed we could not use it in the morning time as water was on each morning at 6-630. Lastly this house was great but my one very big issue was the smell of marijuana coming into the house was not welcome. I'm not sure where it was coming from but it was so strong it caused issues for my 70year old folks and my 2 year old child making them cough real bad. I know marijuana is legal here in CO but it was not something we wanted to smell or have my kids around. Again I'm not even sure if the owner knows this is a problem we were only there 2 days so we just let it go.
The only reason I'm not giving five stars for this property is because of the outside appearance. When my husband and I first arrived at this property, we were a little worried based on the outside appearance. There is a lot of work equipment sitting around (I think the owner owns a construction business), and the trees, grass, and landscaping desperately need to be trimmed/cleaned up; HOWEVER, the inside of this house and the location are a gem! We absolutely loved our stay in Glenwood Springs and this property. The inside is immaculate- it has a chef's kitchen, countless movies, board games, books, and lots of neat stuff from the owners' travels around the world. The home is a short walk to town and the Boy Scout trail just across the street offers unbelievable views of the city and Glenwood Canyon. We saw a BEAR and a gang of turkeys just outside our door. The bed was comfortable. We did not get in the hot tub, so I cannot comment on it. We did use the gas grill two nights and loved the kitchen. I would most definitely stay here again, and I highly recommend the property.... just don't judge it by the outside appearance.
We had a wonderful stay here while we were in Glenwood Springs! The house was clean with plenty of space for our family! The house is decorated very cute and we thought the kitchen was very well set up for people who like to cook. The backyard was very nice and we made use of the fire pit and the hot tub. The hot tub was not full enough to work properly, but it was still warm and nice. All went well and we truly enjoyed our visit and our accommodations here! Overall a great place to stay!!
We are perched above town with a nice view of the pool, the rivers and the hotel colorado. We have a great trail access to the 'boy scout trail' , a very popular trail for hiking, biking and dog walking.
You can walk to anything downtown in less than 5 min. Its a great location out of town but almost intown closeness. 'world famous' hot springs pool and the 'Glenwood caverns adventure park' Just a short 5-10 min walk and even quicker on a bike. Train station and majority of Glenwoods restaurants and bars just 4 blocks away. Our location rocks!
