House Rules: HOUSE RULES
To ensure the enjoyment of all, we ask that you observe the following house rules. Please read prior to your arrival and feel free to call me with with any questions.
* 13% Taxes on top to the rental.
* Refundable security deposit $1200 on arrival.
You will be given ONE (1) set of FOB and Suite Key on arrival.
Please leave set with Concierge "MARKED AS #809" when departing.
Non-returned keys will incur a $175.00 fee per set.
Rates are quoted and billed on number of guests booked during the reservation, additional guests surcharge applies as mentioned in the listing.
NO PETS allowed whatsoever per condominium by laws.
USE OF PROPERTY
Unit may not be used for any activity which violates local, state, or federal laws, Ontario insurance rules and regulations, or subdivision restrictions. No loud music to be played past 9.30pm per Ontario Condo law & Management rules to respect other residents comfort.
Smoking is ONLY allowed downstairs outside of building and NOT inside the suite, as this is strictly NON SMOKING unit to respect each guest stay. You are not allowed to smoke in any of the bedrooms. Additional charges will apply to those tenants caught smoking inside the suite.
* Security Deposit Required at check inn $1200.
- Minimum Check-In Age: 18 with Government Photo ID for verification.
- Parking Policy: Underground assigned parking spot is available for an additional $29 per day with unlimited in and out and accessible from elevators.
- Transfer Policy: Transfers to/from Toronto Pearson International Airport (YYZ), about 14 miles away, are approximately $110, each way, and can be arranged through the property, advance payment required.
- Internet Access: Complimentary High Speed Broadband Wi-Fi, fair usage policy applies, bandwidth limit 1GB and $9/GB for overage.
- Rates quoted for additional fees and services are subject to change due to currency conversion.
All taxes and fees imposed by the property, unless otherwise stated. Guests are responsible for all incidental charges during their stay (e.g., additional person fees, room service, minibar, in-room movies, any damages or missing items etc.).
No resident shall create or permit the creation or continuance of any noise or nuisance (either within a unit or on the common elements) which, in the opinion of the board or property manager, may or does disturb the comfort or quiet enjoyment of the units or common elements by other owners or their family members, tenants, guests, licensees and invitees.
According to the Corporation's Declaration and Corporation's Rules, as an owner you are responsible for the actions of your family members, guests, tenants and their visitors and you are in violation of the Quiet Enjoyment Rule.
(a) Each resident of the Condominium shall be responsible for the acts and omissions of their family members, tenants, guests, licensees and invitees.
(b) Any losses. costs. damages or expenses incurred by the Condominium by reason of a breach of any rule by
any resident (or their family members. tenants. guests. licensees and/or invitees) shall be the responsibility of
and shall be paid for by such resident and may be recovered by the Condominium against such resident in the same manner as common expenses."
(a) No unit shall be occupied under a lease or license unless, prior to the tenant being permitted to occupy the unit, the owner shall have delivered to the property manager a completed Tenant Information Form in accordance with Schedule "A", a duly executed Tenant's Undertaking and Acknowledgment in accordance with Schedule "B" attached hereto, an executed copy of the lease agreement and a copy of the form required by Section 83(1 )(b) of the Act."
Tenant's Undertaking and Acknowledgement
I hereby acknowledge and agree that I will, in using the dwelling unit, parking unit and/or storage unit rented by me and the common elements, comply with the Condominium Act, the declaration, the by-laws and the rules of the Condominium during the term of my tenancy. I hereby acknowledge that I will be subject to the same duties imposed by the Act, the declaration, the by-laws and the rules as if I was a unit owner, except for the payment of common expenses (unless otherwise directed by the Condominium as a result of a default in the payment of common expenses by the unit owner). In addition, I will ensure that my family, guests, visitors, agents, permitted sub-tenants and invitees shall also comply with the Act, the declaration, the by-laws and the rules of the Condominium."
