Lake Berkley has been our favourite place to stay while visiting Florida for the last 4 years! We liked it so much, that we decided to purchase a home in the community!
Lake Berkley is conveniently located just off Hwy 192, close to many major restaurants, Starbucks and the best part...it is within walking distance of a 24-hour Walmart SuperStore (goods and groceries!).
It only takes about 10 to 12 minutes to reach Disney.
The community is gated and manned 24 hours a day. Features include:
- club house,
- hot tub,
- a natural spring-fed lake with small sandy beach,
- fishing dock,
- boardwalk nature trail and
- volley ball court.
The main clubhouse contains
- a fitness center,
- small convenience store,
- floodlit tennis courts,
- a community pool,
- heated spa and
- a children's playground and splash pad.
Lake Berkley Resort is in West Kissimmee, just a mile away from great restaurants, shopping and services.
Our home has a private screened pool, renovated in 2010 featuring fresh paint, flat panel televisions, new tile, carpet, stainless steel appliances and granite counter tops. We also ensure a great night’s sleep with a luxurious Westin Heavenly BedTM in the master bedroom!
This is your home away from home! Why crowd your family into a hotel room or town home, when you can enjoy our 1960sqft home. We have plenty of space to relax after a full day at the park! Enjoy the pool, watch TV and (most importantly) relax once the children are in bed without fear of waking them up! The flexibility to prepare your own meals makes staying here even more affordable.
We strive to provide you with everything you need to enjoy your stay, our home is professionally managed and the property manager is on call 24 hours a day should something unexpected come along.
It is very hard to know for certain the quality of home you will see by the pictures, our photos are reflective of the condition as we update them and our home regularly. What you see is truly what you get.

Alan Ferrigan purchased this house in 2011
We rented in the Lake Berkley Resort for 4 consecutive years before making the plunge and purchasing our home. We love Lake Berkley! It is clean, safe and the gate is guarded 24 hours a day! We are about 10 to 12 minutes away from Disney. Of course, having Starbucks nearby is a plus.
Seaworld is about 15 to 17 minutes away,
Universal is about 20 to 25 away and the gulf coast is about 90 minutes away. The Atlantic coast and the Kennedy Space Center are about 45 minutes away.
Plenty of great restaurants close by! For a great meal and great value stop by Boston Market and pick up the Family Meal for 6. Sure to feed the whole family for under $40.00. Cracker Barrel is close by and great for Family style cooking.
Our favourite place to dine is about 20 minutes away but the Cheesecake Factory is worth the drive!! Plan to share your entre or you won't make it to dessert.
Our home is almost 2000sq ft! Pleanty of space for 2 families without the stress of a closed space. The private pool is the perfect place to unwind after a day at the parks! Our garage has been converted to a games room featuring classic 80's arcade games!!! Finally you can teach the kids a thing or two about video games or Pinball. The gas BBQ is a great way to have a nice meal together as a family at the end of a busy day. Plus, the Vitamix blender invites you to blend up a nice cool drink anytime you like!
My family and I really enjoyed staying here, especially the kids. The residence is in a gated community convenient to many businesses, food establishments, and entertainment/theme packs (15-20 min drive to Magic Kingdom). The house features an awesome arcade room that will keeps kids entertained for hours.
The owner was very responsive and was a pleasure to work with throughout the process.
We rented this house sight unseen, and were very pleased. Large, comfortable, GREAT beds. We were there during the rainy end of September season - hurricanes were gone, but it rained heavily every day for a couple of hours or more, and the house with the screened and heated pool was a great place to retreat for a rest while the rest of the crowds at Disney got soaked. Very close to groceries and other necessities and well equipped kitchen. Nice to be able to give the kiddies a home cooked breakfast and dinner every day and we even packed a lunch most days to take with us to the park.(yes you can bring your own food in a cooler or thermos pack, just be prepared, security at Disney searches every bag and backpack every day.) The 10 year olds loved the pool, as did the 2 1/2 yr old toddler, and we all appreciated the alarm on the pool access door, once everyone got the hang of cancelling it by hitting the button, every single time they came in or out to get a drink or a towel. The TV system could use better, easier to follow instructions, it took the two men over an hour to figure out all the remotes! But the kids loved having a TV in every bedroom and the satellite meant lots of channels. Also, I suggest families should be prepared for the fact there are absolutely no consumables in the house - detergent, salt and pepper, paper towels, hand soap, toilet paper etc. We made several runs to the grocery stores nearby before we had everything. The couches in the TV area are a little worn out -not very comfy. But everything else is in great shape, and lots of unexpected things provided for, including high chairs, strollers, booster seats, umbrellas, etc. The video games were eagerly anticipated, but it turns out you need money or tokens for all of them, and this is not included. Kids were pretty disappointed by that. The grounds were nice, but due to the rain, we stayed close to the house, after the gate keeper warned us about the "gators near the lake". The location was wonderful; close enough to the parks for an easy drive home for naps and rain breaks, and easy to get to restaurants and shopping too. We travelled there by car, and there was plenty of room for both vehicles in the driveway.
My family and I just loved the house in lake Berkley! Having a pool three steps out the back door was awesome! It's quite hit out in august and it was just what we needed to beat the heat! Also when it rains the arcade room was amazing! I had to pry my oldest son off the star wars game! Lol! There was plenty of room for all of us! Having a TV in each room is a God sent! No arguing over what to watch! The Walmart is less than 5 mins away made it easy to keep costs down! Staying in the house is cheaper than staying in most hotels and it gives you much more room! Already starting plans for the next stay here! Thanks for the great experience!
This house was our base for our first family trip to Disney. Our group included 6 adults and 4 children, 3 of which were under 6. The house was large enough that we were not under each others feet on the days we did not attend a park. The heated pool was excellent and got a lot of use even though we were there in February. Close enough to all theme parks that the return drives were not too long after a long day at the park. Very close to shopping, dining and evening entertainment. Would recommend staying here, as well will again in the future.
Lake Berkley was recommended to us by family and it did not disappoint!! It was very close to Walmart, Disney parks and lots of restaurants - we couldn't have asked for a better location. The children loved the pool, the villa was very modern and spacious with everything you could need. My girls are keen photographers and walked round the lake each morning to take pictures of the wildlife. We would definately recommend this villa and would stay here again!! Loved it!
This house was beyond our expectations. It had all the amenities we could have asked for; enough bedrooms for 4 adults and 3 children, a screened in pool (to keep the pests out) a fully equipped kitchen, central air that worked well, an arcade in the garage, a home security system and parking for 2 vehicles in the driveway. The power went off one day and I had to reset the main breaker which is outside and the wireless router had some problems and we had to unplug it and plug it back in again. It's a Belkin and I mentioned to the rental group that they weren't the best and they might want to change it. That was a minor annoyance. The house is close to many different restaurants, there is a Wal-Mart close by and other grocery stores. It is also a short drive to all of the Disney parks and SeaWorld. We are definitely going to recommend it to friends and family.
