Our two story ocean front luxury home with separate living areas is perfect for relaxing and getting away from it all. Each level has 3 bedrooms, 2 baths, full kitchens and a utility room. This listing is for the top level. Bottom level is available if you have a large group. Otherwise, it is used for our personal use when we are in Belize. House is only 15 yards from the ocean and has a large deck on each level to enjoy the ocean. We offer 2 kayaks and 2 bicycles to our guests. Bikes, motorbikes, and kayaks can be rented in Hopkins as well.
Activities: World class scuba diving and snorkeling, deep sea fishing, zip lining, waterfall rappelling, hiking, kayaking, and Mayan ruin exploration are all within a reasonable distance of the house and easily arranged with local tour guides.
We bought this property because of its beautiful beach, great floor plan, great views, its flexibility for small to large groups and its proximity to wonderful excursions.
This property is well suited for multiple couples, families, or corporate outings. The living areas are large and wide open to facilitate entertaining and bonding. Almost all rooms have beautiful views to the ocean.
My husband, 21 year old daugher and 17 year old son stayed here for 6 beautiful days for a celebration of our 25th anniversary. The weather could not have been more perfect! The beach is wonderful and maticulously maintained as is the house. We found everything clean and linens well stocked.
We flew into Belize City and rented a Ford Explorer. Because our flight was delayed, the normal 2 1/2 journey was completed in the dark and took much longer. I wouldn't recommend traveling on the roads in the dark unless you know where you are going because signage is bad, potholes abound and there are lots of walkers/bike riders on the side of the road. I would definitely recommend flying closer to Hopkins and renting from there so you have more time to relax. (also, always rent an SUV/Truck as the dirt roads can get pretty challenging)
We traveled on Christmas Day, but didn't take into account boxing day on the 26th as most retail places were closed. Gasoline was a challenge, but the local Marina was luckily open that morning. We had no issues with resturants in Hopkins - most were open for the holidays and all were great! We can't think of any bad meal, service or experience. The people of Hopkins are very welcoming and helpful.
The house was perfect for us, we bought groceries in Hopkins and made breakfast at the house. We did many day excursions which were all amazing in their own way. Ziplining at Botswana, cave tubbing at the Blue hole national park (directly accross from Ian Andersons, but cheaper and you can do a walk in versus a scheduled trip), fishing and a day trip to the Ruins at Xunitunich. We enjoyed them all, but would spend much more time relaxing and less driving next time.
Austin was very helpful. He checked in with us, helped with directions and recommendations. My daughter called him a walking swiss army knife as he macheted coconuts, had aloe vera plants for sunburn, and had other tools on hand.
The only thing not working was the internet which Austin let us know immediately that it was out and he had requested service from the local provider. We were not inconvenienced much as we had planned well and actually enjoyed our time 'off the grid'. Our children were not attached to their phones and we played many games together instead.

This is a great property, we rented the upstairs unit for our family of four which was more than adequate. Huge living area and bedrooms with plenty of space for everyone and very decent Wi-fi connection. Hopkins is a wonderful, tiny remote town, the people and restaurants are good. Marto, the caretaker of the property, was kind and helpful and made himself available for any questions or needs we had. The beach is beautiful, we enjoyed relaxing in the hammocks. We have recommended the property to multiple friends!
We loved our stay in Belize! We woke up every morning with a pristine groomed beach just steps from our bedroom door! Definitely a beach lovers paradise, but plenty for the outdoor enthusiast to enjoy as well! We zip lined through the rainforest canopy, rappelled down waterfalls, and took a fishing and snorkeling excursion to the beautiful cays. The food throughout the entire trip was absolutely delicious! It was a perfect family vacation. The house was beautiful and is in an amazing location, and was stocked with everything we could have needed!
We recently returned from a wonderful vacation in Belize. We spent one week in Hopkins in this lovely home owned by Randy and Elizabeth. The house is just a few km south of Hopkins, a small quiet village on the coast. It was "perfect for relaxing and getting away from it all" just like the description said! With the ocean just a few metres from the front door- You could be in and out of the water all day long. The water is bath-tub warm and is very shallow for a long ways out.
Although we didn't have any children with us, we kept thinking how ideal this home would be for a family with small children.
The house is large, clean and well decorated. We were three couples and found we had more than enough space for all. We all like to cook and the spacious kitchen allowed us plenty of room to all get in there and do our thing. The place was well equipped with necessary dishes, linens etc. The yard was well maintained by Marto and his son.
Although we spent lots of time on the beach, the central location allowed us to get out and see other sights. In less than an hour you can do some great hiking, zip lining, water-fall rappelling, and birding. There are plenty of opportunities to go out snorkeling, diving, and fishing as well. Randy and Elizabeth have provided bikes and kayaks which made the week extra special. We used the bikes daily to ride into Hopkins to get groceries or just to watch life happening. People were always really friendly and helpful.
My absolute favorite part of the week was going out with Marto, the property manager, on an evening adventure. We took the kayaks out on the near-by Sittee River one night and paddled until we came to a lagoon where we were greeted by the most amazing display of bio-luminescent plankton in the water. When ever something moved- paddle-kayak-fish etc. the water lit right up!! It was like watching fireworks in the water. We also got a chance to see some baby crocodiles along the shores.
Randy and Elizabeth were very responsive to our emails and returned our damage deposit promptly. They don't live in Belize but were visiting when we arrived. They introduced us to some of the very friendly neighbours which was an added bonus.
All in all it was a great week. I would highly recommend this property to anyone- especially families.
