Welcome to New Smyrna Beach and Sunrise Condominium! Sunrise (located at 4141 South Atlantic Avenue in New Smyrna Beach), is a 71-unit, well-maintained, oceanfront complex with a dual-level covered parking garage; two elevators; tennis, basketball and shuffleboard courts; seasonally heated pool; two gas grills and family-friendly atmosphere. New Smyrna Beach, with 13 miles of pristine white sugar sand, is one of the most beautiful and relaxing beaches in Florida where you can experience unforgettable sunrises, dig your toes in the sand, look for shells, go surfing, build a sand castle, surf fish or watch space launches. There are lifeguard stations on the beach from Memorial Day to Labor Day.
Condo 402, a beautifully decorated unit, has breathtaking panoramic views of the Atlantic Ocean on the no-drive beach from its private balcony. The unique location of this fourth floor unit provides an unobstructed view of the pool and beach--making it easy to keep tabs on friends and family. The clean, stylish and inviting 1384 square feet condo has been upgraded completely. There are tiled floors throughout so it's exceptionally clean and sanitary. This non-smoking, no-pet, two-bedroom, two-bath condo is fully furnished; has ample closet and drawer space and will accommodate six comfortably. It has all the extras to make your beach vacation truly memorable!
The condo is located directly on the no-drive portion of the hard-packed, white-sand beach about one block north of the Dollar General Market Plaza. A large entrance foyer leads directly to the open-floor-plan living and dining areas. The entire unit has clean, cool tile floors. This condo provides stunning, unobstructed views of the beach, pool, and ocean from the living room, dining room, kitchen, and enclosed lanai. Experience spectacular sunrises, pelicans and gulls soaring by the building, dolphins swimming just off the beach, migrating right whales in the spring, shore birds and sea turtle nests on the beach. Relax and enjoy the peace and tranquility of the ocean with its balmy breezes, breaking surf and moonlit nights.
This condo has a king-sized bed in the master bedroom, a king-sized bed in the second bedroom, and a queen sleeper sofa in the living room. There is free Internet access via a private Wi-Fi router, free cable TV/DVD/CD, and free phone service within the US including Alaska, Canada, and Puerto Rico. There are phones in each bedroom, the kitchen, and the enclosed lanai. There is a new 42-inch LED HDTV in the living room, a 26-inch TV in the master bedroom and a 20-inch TV in the guest bedroom.
The living area features a comfortable queen-sized sleeper sofa, two recliners, an upholstered chair, coffee and end tables, and remote-controlled ceiling fan/light. The entertainment center has a 42-in LED HDTV and DVD/CD player. The dining area includes a matching table, chairs, and buffet. Both the dining table and the kitchen bar seat four.
A large sliding glass door on the east side of the living room opens to the ocean-front balcony that is well equipped with deck furniture and provides a full view of the pool, beach, ocean and well-manicured lawn.
The gourmet kitchen features new glazed maple cabinets, beautiful granite counter tops and bar, under-mount double sink, soft-touch drawer closures, new appliances including over-the-stove microwave, two levels of under-cabinet lighting, and three types of adjustable-level ceiling lighting. The kitchen is fully equipped with small appliances, cookware, and utensils as well as dinner and glassware for all your entertaining and family meal preparation. Enjoy a breath-taking, panoramic view of the ocean and beach while working in the kitchen.
The spacious master suite features a king-size bed, matching mirrored triple dresser, 26-in LED HDTV, sofa, end tables, chair with ottoman, and remote-controlled ceiling fan/light.
A sliding glass door opens to the lanai which has been enclosed to provide a bonus room that has a spectacular view of the beach and pool area. This room has a desk, comfortable chair, color printer one can use with a laptop, and remote-controlled ceiling fan/light. The room can be used as an office, a reading area, or general space since it is air conditioned and heated. Vertical blinds afford privacy between the master bedroom and the lanai.
The condo is fully equipped with full-sized washer and dryer, iron/ironing board, high-thread-count linens and hotel quality towels as well as central HVAC. There is new crown molding and baseboards, new electrical switches and receptacles and new interior doors and updated hardware.
The master bath has a separate dressing area with generous storage, granite countertop, under-mount double sinks, and polished chrome faucets; and a large walk-in closet. The commode and shower, with a frameless glass door, are in a separate room.
A second full bath, which serves the guest bedroom, has generous storage; granite countertop; under-mount sink; and polished chrome faucet. The second bedroom has a king-sized bed, night tables, multi-drawer storage chest, chair, 20-in LED HDTV, and a remote-controlled ceiling fan/light. There is a large walk-in closet.
The Y-shaped seasonally heated pool has a large paved deck that overlooks the ocean. There are numerous lounge chairs, tables and chairs. Swim in the pool, relax with your favorite book, meet your friends, play with your children, or just enjoy the sun. You can walk directly from the pool area to the beach.
New high quality sliding glass doors and windows make the condo warmer in the winter, cooler in the summer, and most importantly, resistant to storms and hurricanes. These doors and windows have “turtle glass” so that you will not have to pull the blinds or turn off lights visible from the beach by 9:00 pm during the period May 1 through November 1. The doors also have locks on the upper part of the door so children cannot open a door onto the balcony.
There is a walkway to the hard-packed, white-sand beach. There are beach chairs and an umbrella for your use. There is easy access to the Y-shaped seasonally heated pool, shuffleboard court, tennis and basketball courts, and gas grill via either of two convenient elevators or a nearby stairway. This condo is within walking distance to a large grocery, restaurants and shops; and is on the public bus route.
My spouse and I are retired and live at Sunrise where we have owned three condos for the past 22 years. We enjoy Sunrise and believe you will also. We rent our own condos to ensure they are clean, in good condition, well furnished and managed in a guest-friendly manner. If you feel like getting schooled by some of the best surfers on the East Coast, head down to the inlet when a northeast swell is tearing in off the Atlantic, crack open a beverage, and watch the local guys soar above the lips of waves.
New Smyrna Beach was featured in a major metropolitan news outlet. I've been vacationing in New Smyrna Beach literally my entire life, making multiple trips on a yearly basis. I've stayed in a host of beachfront properties, including various condos and a house. New Smyrna Beach is my life-long home away from home, so I speak with a good deal of experience. First of all, Sunrise Condo is located on the non-driving portion of New Smyrna Beach, and what a difference that makes! Congestion on the beach is greatly reduced on this portion of the island, and it's just a generally cleaner, more exclusive, and more relaxing area.
As for Sunrise Condo itself, I'd say that this property has few rivals in New Smyrna Beach. It's a beautiful building on a beautiful property, all well maintained. The pool area was spacious and close to the beach, and the beach access was well maintained and convenient.
The photographs of this particular room accurately speak for themselves. This was the most immaculate condo I've ever had the pleasure of inhabiting. The bedrooms and bathrooms were spacious, comfortable and accommodating, and the kitchen was exceptionally well stocked. The furnishings and decor throughout the condo are comfortable and inviting, and what a view of the ocean! The pictures don't do the view justice, which is always an important criteria for my vacations! A nice bonus was the custom turtle glass windows that eliminate the need for night coverage due to turtle protection laws.
Finally, Gene and Barbara, the condo owners, are some of the nicest and most considerate people you will meet. They truly get the concept of southern hospitality! Gene made rental arrangements simple and painless, and was prompt and thorough in all communications. Gene greeted us when we arrived and walked us through the condo, showing us everything that we needed to know, going above and beyond to ensure that we were satisfied. It's refreshing to deal with actual property owners who live in the same building, instead of outsourced property management.
My conclusion should be obvious at this point, but I'll still say it. I can't highly enough recommend this property. I can't muster a single complaint or issue that I encountered, although I'm confident that Gene would have addressed any issues or concerns that may have arisen. If you're looking for the ultimate life escape vacation destination, look no further!
It is my pleasure to right this review for this beautiful condo. You might be like me not sure if should respond, because of all the scams that you hear about over the internet, but rest assure you have selected the right location. The reservation process was simple, the owners got right back with us with approval, they kept in contact and responded to all of our questions for a smooth transaction. Our final payment went through our credit union that we had to do a special check before processing the balance to make sure everything was creditable and they approved our balance payment with no hesitation. Which meant that they have a good record and this was not a scam. We were there, checked out and have already received our full deposit refund. So, if it's available don't hesitate my family and I was glad we didn't!
We had the pleasure of being there for 4 nights last month and the view is to die for! We were greeted by the owners when we arrived and when we went into the condo it was as beautiful in person as it was on the site. You can see the beach from the master bedroom, the living room/dining room/kitchen/balcony, they had a office area that had the view of the beach as well and I was able to work and not miss out on seeing my family at the beach. Wifi and cable was available... washer/dryer, the rooms were large and spacious, nice walk in closet for storing your items away, they had the chairs w/cart that we could take down to the beach area, it was just a wonderful experience.
The condo was cleaned and well organized. If you like to cook, you will be in heaven, because they have EVERYTHING you can think of to prepare a wonderful meal for your family! The only thing you need to bring is the food items, because you have all new appliances, toaster oven, coffee pot (small appliances needed) all of the kitchen items, plates, cooking utensils, serving dishes/bowls, pots/pans, baking pans. etc. you think of it they had it, it made preparing a meal on vacation alot of fun!
So, I close by saying when you leave the condo, remember to leave it in the condition that we did. So, that when we come back next year, we will enjoy our stay again. Special Thanks to the owners!

This was our first time renting at Sunrise condos...we come to NSB every year for a week or more...
People we met were Wonderful, very sweet and social. If you have small children or babies note there is NO UMBRELLA nor are you allowed to bring any.....so you basically bake in the sun...
I would recommend that photos of anyone's unit that have not been updated , please do so before placing them on HOMEAWAY, because when we arrived our condo Did NOT look like their pictures.
Overall, our stay was very nice and we would come back.
We've been visiting New Smyrna Beach for the past 5 years and couldn't have picked a cleaner and more beautiful condo. Everything that we could ever need (and then some) was available at our finger tips. It was very comfortable with many upgrades. It was great to have Gene and Barbara just downstairs to give us great tips on where to eat while vacationing. The condo was also equipped with some beach chairs, beach toys and towels! The ocean front view is amazing with 3 turtle nests right outside the condo! Our family of 6 slept wonderfully and we are especially fond of the sleeper sofa! Just the sleeper sofa would bring us back! I would highly recommend their place for sure! Thanks for the great vacation and deluxe accommodations!
My family has been vacationing in New Smyrna for the past 30 years, often staying at the Sunrise Condos. This by far has been the best condo we have rented in years! Everything you need for a relaxing atmosphere is waiting for your arrival! The furnishings are exquisite and the decor is stunning. Mr. and Mrs. McNeese are available to answer any questions or concerns immediately upon your arrival. No need to bring anything from home, everything and anything is furnished. The ocean is steps away and the morning sunrises are spectacular while enjoying your morning coffee on the porch. Look no further if you are vacationing in the New Smyrna Beach area. Since ancient times, the New Smyrna Beach (NSB) barrier island has provided sanctuary to both people and wildlife. Many threatened animals find refuge here, including sea turtles who nest on its shore. Like Indians and early settlers, you too can find tranquility. Swim in the ocean, fish in the lagoon, stroll down a wooded trail. Or reflect on the longest expanse of pristine shore in Florida. Some things to do:
Walk the beach: A tender breeze ruffles sea oats and beach grass on dunes as it slips down to a wide golden beach stretching beneath a shimmering, yellow sun that sits in a scrubbed blue sky. There is no better place than the 13 miles of pristine sands for soaking in invigorating sun rays or building a miniature medieval country of sand castles. NSB was voted Best Beach by Orlando Sentinel readers on multiple occasions and for the past five consecutive years!
Ride a bike: Miles of wide, hard-packed-sand beach are ideal for an easy sightseeing bike ride or an early morning look for shells washed ashore the previous night.
Go surf fishing or fish Mosquito Lagoon: Shallow waters just off the beach are ideal for catching pompano, red fish, whiting, blue fish, and an occasional flounder. NSB is the red fish capitol of the world. Boat rentals, charters and expert guide services make fishing easy, and these resources are almost as plentiful as the fish themselves.
Explore Canaveral National Seashore is a barrier island park and recreational playground with 24 miles of undeveloped wide beaches and lagoons, the longest stretch on the east coast of Florida. Mosquito Lagoon, comprising over two-thirds of the park, is designated an Outstanding Florida Water and is part of the 155-mile long Indian River Lagoon, which is the most diverse and productive estuary in North America. Mosquito Lagoon supports nationally-recognized commercial and recreational fisheries for finfish, clams, oysters, blue crabs and shrimp.
Watch a turtle burrowing, a manatee swimming or a porpoise playing: Sea turtles build about 5000 nests annually from April to September. About 50 days later turtle hatchlings emerge from eggs and make a perilous journey over the beach to the surf. Manatees or "sea-cows" love the rivers and lagoons and can be seen lazing along the water surface. Right whales and porpoises swim just off the beach and porpoises play in the Intercoastal Waterway.
Bird watching: From osprey to white-faced ibis, bird lovers have a very special treat including the early spring mating ritual of resident Florida Sandhill Cranes. See pelicans soaring and diving for fish, and egrets, gulls, sandpipers, and terns on the beach. Visit Black Point Wildlife Drive, a six-mile self-guided scenic drive that winds through pine flatwoods and impounded marsh and provides excellent views of many species of wildlife including bald eagles, anhinga, storks, and many other unusual birds as well as many alligators. Large numbers of waterfowl, wading birds and shorebirds can be seen during the spring and fall migration periods and winter. This estuary is the most biologically diverse ecosystem in North America with over 400 species of birds alone!
Visit Turtle Mound: Located along Mosquito Lagoon, this archeological site, built by Native Americans between 800 AD and 1400 AD, consists of 1.5 million bushels of oyster shells. Rising 35 feet above surrounding landscape, it provides a panoramic view for miles and is favored for watching migrating hawks and oceanic birds.
Visit Eldora House: Built in the 19th century, Eldora House was a major stop-over for shippers and travelers in the riverboat community of Eldora. Located on a barrier island once occupied by Indians, as evidenced by numerous oyster and clam-shell mounds still dotting the landscape. Eldora House was one of the first large houses and was later Eldora Hotel, an overnight resting place for travelers on steamboat paddle-wheelers. One of the last original homes "State House" or "Eldora House," was renovated to become Eldora History Museum.
Fall in love with the arts! NSB is home to world-renowned Atlantic Center for the Arts, a tranquil seminary for artists worldwide that hosts a wide variety of events. Every 1st Saturday is Gallery Walk on historic downtown Canal Street. Enjoy the work of over 100 artists. Every 4th Saturday is Art Walk on Flagler Avenue. Stroll from the river to the ocean while enjoying wine, music and art!
Kayak or paddleboard marshlands or beach surf or go boating on the Indian River: Silently and gracefully skimming on peaceful water in a kayak or on a paddleboard is a local pastime. Watch manatees up close at water level and see a variety of waterfowl and wildlife. From secluded lagoons and estuaries to the ocean, kayaking, paddleboarding, and boating adventures await.
