This luxury, lakefront retreat is a custom contemporary, energy conserving, 3 storey cedar post and beam which is bright and light filled, and is situated on two park like acres, with own private dock/beachfront on sandy bottomed lake (great for swimming, boating and or fishing.)
House has multiple indoor/outdoor seating areas, a solar room, fireplace with wood burning stove insert along with electrical baseboard heating, Dish TV with all channels, wifi, state of the art security system, smoke detector, carbon monoxide detector, fire extinguisher, first aid kit plus fully equipped, up to date kitchen with stainless steel appliances, ice maker, water filter, range top with grill, wall oven, microwave, toaster, coffee makers, and washer/dryer/ironing facilities in separate laundry area on ground floor.
As we are energy conserving (passive solar heat) the house is cooled with a heat return system that draws out summer heat through spaces between walls, along with huge ceiling and individual fans. There is also excellent cross ventilation with cooling breezes off the lake. If you prefer central air or a/c units this may not be the house for you.
The kitchen has a breakfast bar that flows into large dining area with table that expands to seat ten (plus a high chair), then flows into living area with cathedral ceiling, wood beams, skylights, wood burning stove plus a spectacular lake view through the entire lakeside's glass wall.
There is a separate den with seating and a solar room that has a nice table to enjoy breakfast while watching the butterflies flit past the windows, while enjoying the cross breezes coming through the door to the (lakeside deck.)
The fully finished semi basement has comfortable seating area/large play areas and 60' screen for playing videos, dvds or gaming systems.
There is a large outdoor table on side porch which seats eight, a lakeside table with market umbrella that seats four (we sit here for breakfast while watching the hummingbirds at the feeder.) There is an additional bistro table that seats two plus two cozy, armchairs with drinks table. Under a shade tree down by the dock there is a large table that seats four - plus additional captains chairs and bench seating.
Master Bedroom 1 (queen bed) overlooks lake
Bedroom 2 (full bed) overlooks woods with filtered view of the lake.
Bedroom 3 (king bed in fully finished and modern, windowed semi-basement)
Extra sleeping for 1 - 2 (air bed in den which is adjacent to beautiful solar room that overlooks the woods) plus an additional full sized sofa bed in semi basement living area sleeps an additional 1 - 2.
Top floor bathroom has jacuzzi tub with separate shower, cathedral ceiling and skylights.
Ground floor bathroom has a full shower.
Just under a 2 hour drive from New York City, close to Pennsylvania, New Jersey with Bethel Woods (home of the original Woodstock festival) just ten miles from the house. We are close to the Forestburgh Playhouse and local arts venues, Minisink Battlefield, Barryville & scenic protected Delaware River.
In addition to being lakefront there is easy access to other lakes, streams, hiking, fishing, river rafting, zip lining, tubing, canoeing, horseback riding, antiquing, Monticello Racetrack/Racino, local arts scene, skiing at Big Bear, and in the colder weather, skating and ice fishing off private dock plus snowboarding and tobogganing on gently sloping area on huge private lawn.
Outdoor space - has multiple seating areas perfect for reading, eating, entertaining, meditating or practicing yoga. The huge lawn is peaceful with ample room for games while others in your party may find a nice quiet space to just enjoy nature.
There is a private dock and beach on our sandy bottomed, natural, spring fed, motor boat lake which is ideal for fishing, swimming and boating - one can obtain a short term fishing license and supplies at The Barryville Sportsman in Barryville, NY.
There is a barbeque grill on the side porch and the firepit is great for roasting marshmallows -
Depending upon the season you may enjoy outdoor dining; private dock and beach from which you can walk into the natural, spring fed motor boat lake - take out the canoe or paddle boat, swim, fish from the dock (there is also lots of shallow water should children be in your party.)
We love the opportunity to relax, enjoy nature watching from hummingbirds to bald sit quietly and do absolutely nothing - we rarely leave the house when staying ourselves - there is no need - I always comment to my husband that it feels as if we have our own private resort.....
Sandy Beach Tavern (1 mile from house) has full bar, snack bar, pool table, game room and private beach for swimming (closed in the winter.)
Eldred is the closest village (3 miles away) with stores, a supermarket, coffee shop, diner and outdoor pizza restaurant.
Barryville right on the Delaware River is 6 miles away with restaurants (try the Carriage House), antique stores and the opportunity to rent canoes or kayaks,
White Lake is 8 miles away and also boasts restaurants, boat rental and antique stores.
Cocheton is worth checking out, in particular the amazing Hennings restaurant.
Bethel Woods home of the famed 1969 Woodstock festival is just 10 miles away.
Public transit is not really available - this area needs a car although one may bus to Monticello (good for bigger stores such as Walmart of Shoprite) or take a train to Port Jervis and then take a cab ride.

There is a $175 cleaning/laundry fee per stay and stays of more than one week require an additional prorated cleaning fee.
There is an optional BarbequeGrill/Firepit/Fireplace Fee if you elect to use same - includes propane and wood.
Internet wifi is available and free of additional charge - but as it is a rural setting - sometimes spotty and while it is the fastest speed available for our area - not the same as an urban or suburban internet speed. If internet is going to be crucial to your stay it is advised that you also bring your own mobile hotspot as back up.
If you intend to throw a party during your stay (guests in excess of 20% of your reserved guest list would constitute a party) you would need pre authorization. There would be an additional fee (to be negotiated) as this larger group involves extra liability, wear and tear, as well as higher cleaning fees and usage of basic house items such as paper goods and utilities.
Guests may check in after 4:00 p.m. on day of arrival and must check out by 11:00 a.m. on day of departure.
If there are no back to back reservations it may be possible to request an earlier check in or later check out. Please be aware that an additional fee may be required depending upon season and or weekend.

My husband and I have always owned a weekend home and found ourselves looking to purchase anew - always wanted lakefront - particularly on a sandy bottomed lake where one can walk straight off the property and into the water. Within two minutes of entering this house my husband and I looked at each other - and knew this was an idyllic setting.
The idyllic setting - on two wooded acres - close to skiing, only steps to private beach and dock where one may enjoy swimming, boating and fishing. Sit on the deck - watch bald eagles fly overhead - humming birds at the of outdoor space for eating, socializing, you name it.....
My extended family and I enjoyed a lovely weekend at this lake house. There was plenty of room for our party of 10, and we happily stayed on the property for the whole visit. Of course, there was a heat wave that weekend, so without a/c at the house, there were a few uncomfortable moments, but cooling off in the lake worked just fine. The house and property were clean and clearly well-cared for. We had everything we needed and knew that the owner, Caroline, was helpfully accessible if anything came up. Highly recommend!
Fantastic spot, great views, tasteful design, good location and Caroline was very accommodating during my stay. Everything went well from check in to check out. Caroline's communication was quick and thorough. The place was very clean & and looked just like the photos. Great stay! Extremely recommended!
The house is very beautiful and in a very peaceful and calm location, right on the water. The owner was very thorough in explaining all the house amenities and everything was exactly as listed. The landscaping was beautifully done and we enjoyed sitting on the large deck and relaxing with the beautiful views. We have friends on Koeneonga Lake, which was only 20 minutes away, and enjoyed the great restaurants (the fat lady cafe) and ice cream store.
My family and I had a wonderful time at Caroline’s Lake House. It was exactly what we needed in a family retreat: lake, lovely and spacious home, fire pit for s’mores and storytelling, surrounded by nature and under a starry sky. What more could we ask for?! The Lake is pristine; shallow and warm enough for the young children.
There were six adults and two children, and the home was a perfect size for us. The couple with children took the basement and had the privacy and space they needed. If you need anything from the market, liquor store and/or ice-cream parlor, the small town is a five minute drive away—far enough from the house and lake!
The homeowner, Caroline, is thorough and quick to respond to any and all inquiries. She was also quite flexible with our check-in and check-out times, and we were grateful for the opportunity to stay a minute longer to swim and relax on the deck. She provided us with everything we needed, from house instructions to towels and linens. There’s really nothing to worry about!
It was the perfect city getaway, and we look forward to visiting again next year.
My cousins and I stayed at this beautiful house for July 4th weekend and we didn't want to leave! We are ages 25-32 with a 10 month old baby boy and every one of us had a blast. The only time we left the house was to run to the super market, which was a 5 minute car ride. The house was very well maintained, up to date and the property grounds were absolutely beautiful. The house is situated lake front with a huge wrap around deck that we practically lived on the entire weekend. Roasting marshmallows around the fire pit after a long day of floating on the lake was the cherry on top! Caroline, the owner, was so sweet and helpful not only during our stay but while planning our stay as well. I would recommend this property to anyone looking to relax in a beautiful atmosphere.
This was a great home for our family to get away and relax. Was in a beautiful setting, had everything you could need, was clean and up to date -- a great place to feel like you were a thousand miles from anyone --our family had a wonderful time. Owners were very helpful, accommodating, and easy to work with and helped us all along the way. Lake is beautiful, clean and quite for its size. Only wish we had a boat! Looking forward to staying there again!
The town of Highland, is one of the most scenic, quaint towns in the Delaware River Valley. There is an abundance of beautiful, pristine lakes, rivers and streams. There are lush and scenic landscapes along with nationally recognized outdoor recreational activities.
It is a resort area with opportunities to camp, fish, canoe, raft, water ski, boat, sail and swim. The state lands and private reserves offer excellent small and large game hunting. There are also some excellent restaurants in the area.
We are ten miles or so from Bethel Woods home of the original Woodstock Festival and five miles to the Delaware River for kayaking, canoeing, white water rafting, ziplining and fishing and 25 miles to Ski Slopes.
The two most significant historical attractions in the area are the Roebling Aqueduct and the Minisink Battleground. The Roebling Aqueduct is the oldest suspension bridge in American completed by John Roebling as a barge aqueduct for the D & H canal in 1847. During the summer months the National Park Service provides tours. The Minisink Battleground is the site of the only military conflict in the Delaware River Valley during the Revolutionary War.
