This is a 2 story duplex. Upper unit is very large with 3/2 a newly renovated kitchen, a flat screen HD TV that offers a large number of channels for viewing, Wi-Fi, a new large capacity washer/dryer, master bedroom has an en-suite bathroom and a flat screen TV , a private deck in the back for sunbathing or relaxing. The two car garage offers one parking spot for the upstairs and one parking spot for the downstairs.The lower unit is 2/2 plus a double bed size sleeper sofa in the living room. There is a recently renovated kitchen, flat screen HD TV, Wi-Fi, master bedroom has an en-suite bathroom and a flat screen HD TV, a full size washer and dryer is also in the unit. A very large and inviting patio is directly off of the open concept living, dining area, and kitchen. Best place to relax and people watch. The lower patio also has an automatic awning for those who want to be protected from UV. We keep two banquet tables and extra chairs in one of the downstairs closets for people who rent both units and want to have the ability for a large number of people to dine together on the downstairs patio. Water and boat views from the Upstairs Living Room, Dining Room and Kitchen and only steps to the sand! Relax and unwind on the quiet side of the island, a stone's throw from N. Bayfront, the boardwalk and the sand. Fully equipped kitchen to cook, BBQ on the patio or walk to Balboa Island's quaint downtown restaurants and shops.

#1 - 3 bedroom, 2 full bath upper unit. Newly renovated kitchen with spacious open concept living room, dining area and kitchen. Master has a king sized bed and a private deck off of the bedroom. Other 2 bedrooms each have 2 twin beds. 1 car garage. PET FRIENDLY!

#2 - 2 bedroom, 2 bath lower unit has a newly renovated kitchen, large front patio. 1 Queen and 2 twin beds plus a double bed size sleeper sofa. 1 car garage. PET FRIENDLY! Consider renting both units for a wonderful vacation with friends and family!

There are also 2 bicycles and two kayaks (#1 one man kayak) (#2 two man kayak) These are available to be shared by both units.

My husband and I live in Orange County about a 20 minute drive from Balboa Island. We raised our three children here and made many day trips to Balboa Island with our children. Eventually, we were able to buy a property on the Island. We now have 5 grandchildren plus two daughters in law and one son in law. Although we rent our beach house we always reserve a week every summer both the upper and lower unit for our family. We have made wonderful memories there with our family over the years.

Why Alexandra Everakes chose Newport Beach and Balboa Island Area

We love Balboa Island !! My husband and I always comment as we cross Pacific Coast Highway and make our way toward the Balboa Island Bridge that we feel a little surge of excitement that we are approaching the Island. It is so scenic and serene. If we are just there for one day, it really feels like a short get-away from everyday life.

What makes this condo unique

Our property is located 3 houses in from the north bay at the end of Garnet. There is a public dock one block away. Our grandson caught his first fish just holding a line on that dock (we really didn't expect that). We have 2 kayaks and 2 bicycles that are shared by both units. The small beach at the end of Garnet is a perfect spot to relax and ideal for families with small children. Steps away from our property so it's easy to go back and forth if necessary to retrieve the sunblock or beach pail. It is a short walk to the ferry and a very pleasant walk to Marine Ave. (the main street) to enjoy shopping, dining, Balboa Bars etc. If you want to see some of the local sights (Disneyland, Knott's Berry Farm, etc.) you are definitely centrally located and no more than a 20 minute drive. Also, I must mention that the lower unit although smaller has a very large patio that is like having an extra room of outdoor space. It is especially nice for people who just need a place to enjoy the outdoors. We also have an automatic awning over the downstairs patio. If you happen to rent both units for a family or large group you will find that patio a perfect setting for all to gather. We keep two banquet tables and 8 folding bridge chairs in the downstairs unit closet. We place 2 banquet tables alongside the existing patio table and have enough seating for our entire family to share a meal. I have observed many people who rent both units do the same.

Nice Place to spend a week.

Stayed here with two adults and two kids. Bottom unit was perfect size with a plenty of room if any friends visit for the day. Very nice sized patio and within easy walking distance to the sand and walk. Two short blocks to the ferry and about a five-ten minute walk to the main street for the ever important Balboa Bars.

Unit has super large closets in each bedroom (which they don't really tell you about) so you have a place to put all your bags and hang up your clothes. Furniture in unit is very nice and comfortable; owner says they are trying to find time to put a king sized bed into master bedroom but the queen was big enough for us.

Definitely look to rent again when Balboa comes up on our destination list again.

Wow! Our upstairs unit - modern, clean, bright & airy. The spacious open floor plan worked for us.

Our family has been visiting and vacationing on Balboa Island for over 60 years. With all of that experience, we can honestly report that 220 Garnet is one of the nicest homes in which we have ever stayed.

* The best feature is that it is truly just 4 houses from the North Bay beach. It was so very convenient to the sand and we could actually see our beach umbrella from our dining room window.

* The next feature that really stands out is how completely furnished the unit is. From the basic dishes, toaster, crock pot, dishwasher and more, to pillows and a plethora of efficient room fans, to a garage fully stocked with beach toys - 2 bikes, 2 kayaks, and more. The washer and dryer were modern and quiet. This home is also set-up with all of the normal modern conveniences - 2 large TVs, DISH TV, and WIFI.

* Some might envy the nice brick patio in front of the first floor unit, but we were surprised by how much we used the large back upstairs patio. Most evenings we cooked on one of the 2 Weber BBQ grills provided and then ate dinner at the spacious table located there.

* The mattresses were plush and a little too soft for us, but might be perfect for others.

Throw in the beautiful Balboa Island weather along with a few Balboa bars and we certainly had a perfect family reunion week.

Great location, Great condo, Great vacation

We just returned from a weeks vacation on Balboa Island. This beach property is spacious, looks newly renovated and the location, steps from the water, can't be beat. It is an easy walk to the ferry or to the Island main street where you have plenty of restaurants to choose from. We stayed in the upstairs unit which even has a back patio with a bbq. There was plenty of room for my family of 7 and there were even kayaks for us to use. My only negative is, a week is just not long enough. Already looking forward to staying there again next summer.

Another great vacation!

This was our family's second time vacationing in this property. Once again it exceeded our expectations. The house has everything we need from a full kitchen, two bedrooms, a garage, a patio with a bbq, kayaks, and more. Our children especially loved kayaking. We love the location! It is so easy and convenient to come and go back and forth from the house to the bay, which is a necessity with small children. We're already looking forward to next year!

Wonderful Vacation again!!

My husband and I have stayed at this great beach property for the 4th year. We have always had the best of times there with weather, comfort and location to all of our needs and desires for a beach vacation. The owners have nicely furnished and supplied the kitchen, family room and bedrooms. The washer/dryer is fantastic and the patio out front is perfect for breakfast/lunch/dinner with a gas bbq. Bikes to ride to town and kayaks are fun to use for the very close north bayfront! A morning/evening walk is always a pleasure. We love walking to town or over to Newport beach using the ferry. We have plans to come back to this cute and cozy beach house to enjoy our loved Balboa Island!

Wonderful House on the Balboa Island

This was the first year we rented this beach house. It's a beautiful second story house with lots of sunlight. Everything you need in a great location. It's just few blocks from the Ocean through the ferry ride. The Marine, the main street, is a beautiful walk and there are many places for breakfast and quick meals so no need to deal with the crowds and parking. The Bay is less than a block away from the house and we enjoyed the morning jogging and the evening walk around the island.

Owner has 2 Kaiaks and my College Son and Daughter and my 10 Years young son had enjoyed them very much.

property was very clean and we will be back for sure.
