• CHECK-IN AND OUT-Check-in time is after 3 P.M. MST and Check-out time is 11:00 A.M. MST. Be aware that if you arrive early, you may have to wait to check in if the property is not ready. Adequate time is required to prepare the condo for the next guest arrival, therefore if it’s booked by another guest for the day you leave we must insist on a 11:00 AM check-out. A minimum fee of $100.00 may be charged for a late departure (after 11:00 am) if a new guest is booked for that day. There are no refunds for early departure. • AGE REQUIREMENT-Must be 25 years of age with a valid credit card to reserve. • NON-SMOKING PROPERTY-Our vacation home is a non-smoking home. Please utilize the porches and outside areas in consideration of our non-smoking guests. Please do not discard smoking material on the ground. Damage/cleaning deposit will be forfeited if cigarette smoke is detected in the house. • PETS are not allowed without prior consent. Any evidence of pets on furniture may incur extra cleaning fees. • SECURITY DEPOSIT-A damage/reservation deposit of $500.00 is required on all properties. Deposit is due at time of reservation with a valid credit card only. The reservation deposit automatically converts to a damage & cleaning deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within ten (10) days of departure, provided the following provisions are met. 1. No damage is done to the house or its contents, beyond normal wear and tear. 2. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. 3. All debris & rubbish is placed in provided trash containers. 4. Dishes are washed and put away. 5. The house is not left abnormally dirty. Beds may be left unmade and soiled towels left in the bath tub. 6. There was no smoking or detection of smoke in the condo. 7. No items/linens are missing or damaged upon inventory check. 8. No early check-in or late check-out without prior consent. 9. The renter is not evicted by the owner, representative of the owner or local law enforcement. • PAYMENT- Advanced payment of the rent is due when booked. Payments can be made in the form of Cash, Credit Card or personal checks payable to Terry & Rose Carter, LLC. All NON-SUFFICIENT checks are subject to a $50.00 collection fee and immediate reservation cancellation. The advance payment is NOT a damage deposit. The condo will not be reserved without payment. • CANCELLATIONS – No cancellation fee if canceled 14 days in advance. No refunds for cancellation for early departure made less than fourteen days in advance unless owner is able to rent to another guest during the same time. • MAXIMUM OCCUPANCY- The maximum number of guests is limited to four (4) persons including visitors. This home was designed for the quiet enjoyment of our guests and NOT to be uses for parties, large gatherings or receptions beyond the sleeping capacity. If it has been determined more than the approved number of guests is staying at the condo you will be asked to vacate immediately and no refund or security deposit will be returned. • INCLUSIVE FEES - Rates include a one-time linen/towel set-up to meet the condo’s maximum capacity, including dish soap, laundry soap, paper towels & toilet paper. While linens and bath towels are included in the condo, daily maid service is not included in the rental rate but is available for $100. All trash is removed at the end of each reservation. A large trash receptacle is located near the street. All amenity fees are included in the rental rate. • ALCOHOL- Alcohol is allowed at all of our homes to anyone over 21. Although excessive drinking, heavy partying and loud carousing are not permitted. • QUIET HOURS-We ask our guest to please respect others in the community by adhering to quiet hours between 10:00pm and 8:00am. • TRASH- Upon your departure please make sure all household trash is in the large outside containers. • WATER AND SEPTIC- This home is on city water and sewer. The water is very good and drinkable. The sewer system is very effective: however it will clog up if improper material is flushed. DO NOT FLUSH anything other than human waste and toilet paper. No feminine products, diapers or paper towels should be flushed at anytime. If it is found that any of these products have been flushed and clog up the system, you could be charged for the damages. • MAINTENANCE- As property owners we do everything possible to keep all equipment in good working order. However it is impossible to guarantee that all appliances, water heaters, fireplaces, etc… will be in working order 100% of the time. We do guarantee to make every effort to correct all deficiencies as soon as possible during normal business hours. Report all maintenance problems to the maintenance services @ 505-330-3066. If it is after hours please leave a message that includes the time and what the problem is. Management reserves the right to perform exterior and or interior maintenance during your stay if necessary. In the event maintenance must be performed, we will do our best to do so without inconvenience to you. • FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. • WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance. • HOLD HARMLESS AGREEMENT-This rental property is privately owned. The owners or management company (Terry & Rose Carter, LLC) are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners or management company are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. • CREDIT CARD AUTHORIZATION- Upon reserving, the registered occupant understands and consents to the use of the credit card provided without original signature on the charge slip and that this Credit Card Authorization cannot be revoked and will not terminate until 30 days after leased premise is vacated. The registered occupant understands that by reserving this property, they are legally bound to this agreement. Charges may include but are not limited to: damages beyond normal wear and tear and excessive cleaning fees. We reserve the right to charge the registered occupants credit card if damage occurs beyond the amount of the security deposit. • INSURANCE- We encourage all renters to purchase traveler insurance from Homeaway. Ask for prices or go to http://www.propertydamageprotection.com/ • Damages – Renter agrees to pay for any and all damages to property that were caused by renter.
100% refund if canceled at least 30 days before arrival date. 50% refund if canceled at least 14 days before arrival date.
I loved this Condo! I immediately felt right at home.
Rose was very friendly and made sure that I was happy. I plan on visiting the area often and I hope to stay at her Condo as much as possible! Try it, you'll love it!
Clean and well furnished
This condo was idea for us. It is located near downtown and close to grocery stores and restaurants. We have stayed here a number of times and have always been satisfied.
The condo was very comfortable, safe and quiet. It was in convenient location nearby a few parks. Rose was very accommodating and attentive to needs. Would recommend anyone to stay at this place!
Clean and well furnished
We have stayed in this condo a few times and have always enjoyed our stay. It is well located and quiet. It has everything needed for a short or extended stay. We have always found it clean with comfortable furniture.
I stayed at this condo for one month for work. It was a perfect location and very comfortable. It was very well cleaned and had all the supplies that are needed to live very comfortably. The kitchen had everything that was necessary for me to cook for myself everyday. The living room was very comfortable and the TV was very large and the couch very comfortable. The bedroom was very nice and the mattress was very comfortable.
When I arrived the place was very clean and had all the supplies that I needed to get me through the first several days. All the linens and cleaning supplies were provided. The neighborhood was also very nice and I never felt unsafe (as a single pregnant female) living there by myself. The parking could not be more convenient since it is directly in front of the unit. There is a nice park with plenty of soccer fields near by that was nice to take walks when games were not going on. Check in and check out were very easy and Rose was always available if I needed to get a hold of her.
I would definetly recommend this place if you are in the Farmington area.
