The Arkansas River is alive with summer activities and the towns of Leadville, Buena Vista and Salida are fun and full of music, shopping, fairs and fiestas. Mountain trails are open for hiking and biking and extensive off-roads and trails are within easy distance from the property in any direction. The house is right on the river which is full of enough white water to make rafting and kayaking exciting and raft companies have packages available for all skill levels. So, get out on the river!

But even if you just want to sit on the deck and gaze at them in the distance, you'll enjoy the peace and beauty of the river house. And if you do decide to climb a mountain and only get part way up to the top, you will be amazed at the incredible beauty all around you.
Get away to the mountains and avoid the traffic and noise of the city with days that are perfect for various types of outdoor fun or checking out shops and galleries. If your stay is during a full moon, you can hike or bike with enough light to provide a magical experience. Fly fishing on the Gold Medal Arkansas River is excellent and hatches are always emerging. Try to catch the big trout that hang out in front of the house; but please release them so they can grow bigger for you to catch next year.
This house will fulfill all your needs and expectations. If you decide to cook, the kitchen is fully furnished with everything you need to make all meals and there is a gas grill on the deck. Watch the river flow by as you sit at the dining room table with views of the river and mountains in front of you. Or sit outside in the sun and enjoy the incredible views from the decks. Many unique birds fly along the river and you can frequently see hawks, osprey and kingfishers. Migrations along the river bring species seldom seen in other places. Take a nice walk or bike ride into town on the country road that goes by the house and then return to relax in the hot tub before going to sleep to the sounds of the river.
Views of the Collegiate Peaks are pristine and spectacular; wildlife is easy to spot as the deer, coyotes, fox, elk and hawks search for food in the lingering twilight or venture down to the river to drink. Bears and mountain lions lurk in the hills and occasionally are seen near the house. You must be especially careful to close all house, car doors and windows and never leave food or trash where animals large and small can smell it and find it.
Along with a variety of great restaurants, coffee shops and ice cream shops, there are also two local world-class hot springs resorts/spas that are incredible at any time of year and are especially nice now with the mountain vegetation and wildflowers blooming. You can access the natural hot springs that flow in the river at the Mt. Princeton Resort, swim in the warm pools, get a massage or hang out on the decks. Cottonwood Hot Springs are smaller and more private with several pools from which to choose..
Arkansas River Casitas are located 1.5 miles north of downtown BV and 25 miles from Salida to the south and Leadville to the north. The climate is usually a little drier and warmer here by the river then it is as you climb higher to the 14,000 foot peaks of the Collegiate and Buffalo Peak Mountains which you can view from the house. Nights are always cool and comfortable. Bring your own "toys" or rent a variety of equipment available in town such as mountain bikes, horses, kayaks or paddle boards. Tours, trips and lessons are all available from various outfitters in Buena Vista, Leadville and Salida for any activity you want to try. There is an extensive system of trails in the area or you can walk or bike to the best coffee shop in the county which is very close in BV. Hike or bike to the river park and the Barbara Whipple Trail, peruse shops, enjoy bars and restaurants by taking the county road 1.5 miles into town. In town, the Barbara Whipple Trail leads into a vast system of endless trails and is usually accessible all year.
Whether you want to be energetic and participate in activities or just relax, the choice is yours as every opportunity exists close to this property. Rentals and guides are available for you to participate in all types of outdoor activities including full-moon hikes/ski trips which are possible to do because it is so bright and clear in the clean high-altitude air. But the best "activity" is waiting for you at home in the Casitas where you can hang out in the hot tub in the sun or star-watch at night all by yourself in the cool clear air. Look for the Milky Way; it's easily visible on clear nights!
Come to the mountains for serenity and quiet; the river is incredibly beautiful and a little wild right now and wildlife viewing (deer, elk, bighorn sheep, coyotes, wild turkeys, occasionally the reclusive mountain lion) is always a delight. We're located in a snow/rain shadow of the 14,000-foot high Collegiate Peak mountains which surround the Arkansas Valley.
Stunning open vistas of the mountains and sky make the landscape breathtakingly beautiful but the house is situated in a setting off the road and private. There are plenty of opportunities for urban exploring in Buena Vista and strolling Main Street or the new urban neighborhood of South Main, eating, drinking coffee or wine and leisurely checking out shops and galleries as welcome diversions. Sometimes, it's fun to take short day trips to other towns. Independence Pass is open in June to the end of October and you can drive to Aspen for the day. Quaint Frisco and Ski Breckenridge are close enough for day trips and the big outlet malls in Silverthorn are big temptations. In the winter, Ski Cooper is 30 minutes away and is perfect for beginner to intermediate skiers. Monarch Ski Area is about 40 minutes away and has trails and slopes for all levels of skiers.
After taking advantage of daytime activities, come back to the comfort and beauty of the river house. You will not believe how gorgeous the stars are in the clear night sky! The Milky Way is right overhead and the Big Dipper is easy to find. Watching the stars while listening to the river is a soothing and gentle way to prepare for a good night's sleep.

Originally from Baltimore, MD, I fell in love with Colorado on a ski trip here in 1968 and vowed to return to the place where the sky is incredibly blue, the sun shines with warmth at least 300 days a year and the air is clean and fresh. I finally fulfilled my dream and moved to Colorado in 1972 and though I wandered away for awhile, I returned and moved to Buena Vista in 1998. Personal circumstances compelled me to move away from my home on the Arkansas River and its incredible peace and beauty and I don't live here permanently anymore; yet I derive great pleasure in sharing this lovely home with others who are looking for a peaceful and lovely home on the river. Mostly I love to sit on the deck in the hot tub, sleep with the windows open at night and listen to the river. While watching the river flow past, it's easy to lose yourself in its sights and sounds while looking watching various birds and other types of wildlife who call this home. The house sits back off of a county road on 1.25 acres and is only a mile and a half from town where coffee shops, restaurants, galleries, brew pubs, churches and museums are located. The surrounding areas have something for everyone and you can walk or ride your bike into town to have lunch or dinner, peruse shops and galleries, explore the Arkansas River Park and ride back trails to ghost towns, go rafting, fish, hike/climb, go horseback riding and then visit local hot springs. It's endless what you can do here but mostly I, and people who visit, just want to relax.
Several ski towns are within a day's drive: Breckenridge-60 mi., Copper Mt.-56 mi., Aspen-(in summer) 44 mi. and a little farther away Vail & Winter Park-121 mi.. Salida, CO is frequently compared to some of the best art towns in the U. S., including Santa Fe, N.M., and it's only 25 miles away. It also has a movie theater and major shopping stores.
With all of these activities, you can easily be tempted to roam, explore and enjoy the outstanding areas surrounding this vacation home. However, in the end you may want to just stay home, relax and enjoy this small jewel on the river.
Spent the weekend here with a friend. Could not have asked for a better house to stay in. The proximity of the river and the back deck really make this place special. Close to town but yet just far enough away to disconnect. Endless activities whether it winter or summer are easily accessible. Definitely a place I hope to visit again.
Our family (2 adults, 2 teenagers) spent 5 days/nights at the Arkansas River Casita and we absolutely loved it. The space was perfect for the 4 of us, the big deck with hot tub overlooking the river was incredible and so awesome to star gaze in at night, and the location was fantastic. When you drive up to the house, you can't tell from the outside how perfect and comfortable it is on the inside. It was one of the best family vacations we've ever had and we would for sure stay at the Casita again if we decide to do another Buena Vista/Salida vacation. Each night, after river rafting, fishing, horseback riding, etc. we would return to the Casita for dinner and hanging out on the deck and hot tub. Again, the perfect getaway and the perfect family vacation.
My wife and I love this place! the deck and hot tub are private, and really wonderful. You can see the river from the hot tub. everything is clean and light inside, and only minutes from town.
The scenery and animal life was amazing in the area. The sound of the river lulls you to sleep and the home has all the amenities. Enjoy a soak in the tub on the private deck while taking in the breathtaking views of the river and the mountains on the other side. The house is cozy and warm, with everything you need but your food. In town you can enjoy delicious local cuisine, a great waterfront park with hiking trails, dog park, playground, skate park, and more. We'll definitely be back!
I'm writing this review because we were just there last month and I'm already trying to see when we can return. This cottage is private, funky, comfortable and extremely relaxing. The sound of the river literally washes away all of your stress. The massive rock formations that border the river in the back of the home are really stunning! Next time we will be bring our bikes and ride into the downtown area on a nice day...so close. The mountain views from the porch on the front of the house will take your breath away every time. The deck and hot tub make this place even more perfect. I'm thankful we are in driving distance to this little gem in BV! Thank you for sharing your property:).
We rented the Casita for four nights as a base for trout fishing in the Arkansas River and nearby mountain lakes. What a beautiful place! The Casita was well finished and well equipped. Although the cabin is in a rustic setting, it has all the modern conveniences of home. The deck overlooks the river and is very private. You really can hear the river running by the cabin all day and night. I highly recommend this cabin.
Outdoor attractions like horseback riding, fly fishing, lake fishing and two incredible hot springs resorts are minutes away. Choices are endless and close by for year-round hiking for beginners to experienced mountaineers, mountain and road biking, rafting, kayaking, bird-watching, snow-shoeing, cross-country skiing and several major ski areas close by (Copper Mt.-1 hour, Ski Cooper and Monarch Mt.-35 min.; Vail 1.5 hours away so you can ski all day and come home to peace and quiet. Art and antiques invite you to stroll the many shops and restaurants close by in Buena Vista and Salida.
