This awesome townhome will make your Summit County vacation the most memorable ever! Nestled next to the Blue River in Silverthorne, you will have gorgeous views from both sides of the unit. This property is very tastefully furnished throughout, as well as comfortable, to make you feel right at home. You can sit in your private hot tub on the back patio and watch the river just a few feet away. It feels so secluded, yet is only a few minutes into Silverthorne and Dillon for restaurants, shopping, entertainment and the supermarket. This lovely property has stainless steel appliances and granite countertops. It is on two levels with the living room, kitchen, dining area, 2 car garage, a half bath, and laundry room on the entry level. The upstairs has 4 bedrooms and 3 bathrooms. The spacious master bedroom has a king size bed, flat screen TV and en suite bathroom with a shower and separate jetted tub. The second and third bedrooms have a queen bed in each with a full bathroom between these adjoining bedrooms. The 4th bedroom has 2 sets of bunk beds (3 singles and 1 double. No adults in upper bunks; limit 100 lbs.). Numerous TVs in the townhome including a large, flat screen in the living room and a DVD player is provided.This townhome is approximately 10-20 minutes by car to the 4 Summit ski areas: Keystone, Copper Mountain, Breckenridge and A-Basin. You can also catch the FREE Summit Stage bus at the nearby Silverthorne Elementary School to any of these ski areas and any of the nearby towns in the county. Vail and Beaver Creek are a short 35 minute drive down I-70.

FEES:Cleaning fee: $240Damage protection: $59RESTRICTIONS:The minimum age limit to rent is 25. Guests under the age of 25 must be accompanied by a parent or guardian at all times. This is a nonsmoking residence: Absolutely no smoking is allowed at this property and there will be a minimum charge of $250 against the renter’s credit card for remediation if there is any evidence of smoking in the house. We love animals, but due to homeowner association deed restrictions, animals are not allowed by renters nor their guests. The layout of the home makes it difficult for those with mobility impairments.

Please note: immediately following all online bookings, we will verify contact information and the renter's agreement to follow house rules and restrictions prior to our issuance of a final confirmation. The verification will be in the form of a telephone call or email. We reserve the right to cancel during this process, especially if the renter does not respond to our direct contact.

The full capacity assumes 2 people in the master bedroom, 2 in each of the secondary bedrooms, and 4 in the bunk room. There is a 100 lb. limit on upper bunks, which are intended for children only. For groups without children, a sleeping capacity of 8 is more appropriate.

Twin Seasons was a pleasure to work with-- they were extremely well-organized, provided prompt answers to questions and were problem-solvers. They addressed our questions or concerns immediately.

The condo's downstairs living area, with high ceilings, abundant light, and river view was very pleasant. We did not do much cooking so the kitchen equipment met our needs. If we had been cooking more elaborate or holiday meals, I suspect we would have wished for more equipment.

The master suite upstairs was spacious and pleasant. The other three bedrooms were fine; their bathrooms were small but adequate. Supplies necessary for our stay (kleenex, soaps, linens, etc., etc.) were available and plentiful enough to meet our needs.

The condo complex is pleasingly landscaped and far enough from Silverthorne's commercial areas for peace and quiet. Our grandchildren enjoyed being able to walk (with adults) to two play areas nearby, to the North Pond Park, and to stroll along the Blue River. Occasional walkers on the pathway were far enough from the condo not to intrude. We were about a twenty minute drive from Keystone.

Decent condo, pretty location, bad hot tub

The River House is situated a little bit upslope from the banks of the Blue River. It's a beautiful location. The downstairs floor plan is good. The living room, which is close to the kitchen and dining room, is nicely organized. The bedrooms are a bit funny, especially the bunk bed area. You can get five adults in this condo if each person is sleeping in a separate bed.

A main reason our group booked the River House was the availability of a private hot tub. There are many rules concerning the use of the hot tub: you have to unlock/lock the hot tub during each use, you must never touch the controls except the on/off button, you must add a 'bath bomb' cleaner pack every time. And you are threatened with fines if you violate these rules. For our party, the hot tub jets failed after the first day. So, we were deprived of a major feature of the condo. Hot tubbing is good after skiing, yes? I had to really nag Twin Seasons management to get even a tiny partial refund for our inconvenience. So, read the contract carefully before signing, and remember: if something fails and they cannot fix it, you get no refund unless they are 'in the mood' to give you a tiny refund.

Owner's Response: Did something go wrong? Yes. Did this guest receive the effortless experience we strive to provide? No--the hot tub jets stopped working. Was there anything we could have done to resolve it any faster? Unfortunately, no. Are we sorry things turned out the way they did? Absolutely. Let’s also be honest and suggest that the tone of this review may have something to do with a dispute over the amount of a refund. We were also frustrated with the hot tub. This tub has been our best until this visit. During this stay, we regret that it apparently fell victim to a power surge which ruined a couple of circuit boards. This affected only the jets’ (the bubbles) button. It remained hot and the water filtered—and these guests continued to use it daily. Our maint. person and a tech from a local hot tub co. were there quickly following the report. Parts were ordered with overnight delivery. An ill-timed blizzard shut down I-70, causing a delay. The parts were installed on arrival. All properties were 100% occupied. If we could have moved or upgraded these guests, we would have. We were in constant contact with the hot tub service co. and pressed as hard as we could—and they kept this at the top of their list until it was fixed. The hot tub is once again working properly. This guest began asking for a significant refund even before we had a chance to fully assess things, which we felt was unreasonable particularly given that they continued to use the hot tub. Regardless, we did give a refund. Part of their post may have been a response to our having refunded less than was requested. We regret that this guest did not enjoy their visit as much as we both wished. Guests may adjust the jets. We do ask that they don’t go into the hot tub control menus as prior guests have inadvertently locked the controls. We make non-chlorine shock available, which helps keep the tub clean and sanitary after each use. We do not require that they use it. Our tech also attends regularly to maintain the water chemistry. This HOA requires that hot tub covers be locked when not in use for safety and liability, and they can issue fines. When we find a guest ignoring this common-sense rule, as a courtesy we make them aware of the risks, which we did in this case. As mentioned, the location of this well-appointed home on the Blue River is beautiful. It has many 5-star reviews, and we often welcome returning guests who find everything they want and more at River House.
