Set at the lush-fern edge of the waterway that leads to a pristine, trout-stocked lake, you'll be soothed by the gentle waterfall rush flowing under the covered bridge in view from our back deck. Enjoy swimming, boating, fishing, hiking, skiing & tennis playing – yes, work on that back-hand in a mixed doubles match [deer vs people] or just catch some rays as an observer on the private regulation size court.
The property also features a 2 car garage, hi-speed DSL, phone, 46” flatscreen TV set up for streaming only, large open living area with wood stove, open eat-in kitchen, rec room with pool table & outdoor patio facing the water with gas grille & fire pit for roasting marshmallows. This property is located as part of the historical 3,000 acres known as Brookwood Farms upon which Brookwood Manor --a distinctive Tudor-style mansion-- was built along with it's architectural companion boat house --the only original structure remaining today of a by gone era. What makes this House unique
Lovely back deck with BBQ overlooking an historic property. Lakeside access with kayaks, canoes or rowboat allows you to get sun or jump in for a swim from our private dock in the middle of a beautiful lake or fish for trout and bass. We also have a regulation tennis court and all of this just 10 minutes from the Delaware River for river rafting fun, unique restaurants and hiking.

Great stay in the gorgeous house.
It is a gorgeous house with great positive energy and lot of characters. We were not lucky with the weather but we had a lot of things to do in the house and nearby area. Mornings with coffe and guitar on the deck with sound of nearby creek, pool table and board games and of course BBQing made our rainy stay unforgettable. We had a chance though to kayak on the beautiful lake, bike a little bit around and play tennis. This house has so much things to do. The kitchen is equipped with everything you'll need. My favorite was red couches in the high ceiling living room and magical view from the kitchen. Ann is an amazing host. She provide us with very useful guidance and was answering all our questions very fast. I would love to come back to detox from noisy city.
Lovely vacation getaway
It's a beautiful property. Couldn't recommend it more highly. Nestled in a wooded area with access to the water, it's cozy and quiet, and a perfect place to curl up with a book, play pool, or adventure out to the area.
Great Autumn Visit
We had a fun weekend getaway. The quiet, lovely home has great design and is in a beautiful setting. Tennis and canoes at the house were perfect in the cool, autumn weather. Nearby were shopping, antiques, hiking, and delicious restaurants (especially The Heron in Narrowsburg). Highly recommended!
We just loved our time at Pine Knot!
On short notice I decided to go to the Catskills for the weekend and after much searching, I came across Ann's lovely house on the water. The house was stocked with everything we needed, including games, pool table and don't forget tennis (none of us play tennis but we did this weekend and had a blast). The wood burning stove was such a plus on the fall evenings of just relaxing with a glass of wine. I loved the decor for you get a mix of rustic with an added twist of modern and the beds were super comfortable. I would recommend Ann's place for anyone looking for a quiet or active time in the Catskills, while still close to shopping & restaurants. I look forward to another stay at Pine Knot!!
Excellent stay for fall wedding in the Catskills
We really enjoyed our time at Ann's property during a 3-day wedding this past September. The property was clean and secluded, with a rustic mountain feel. Definitely would like to come back in the future.
The location is quiet and peaceful. Lots of places to hike in the area. We went geocaching just down the road. Woodstock Museum is a must. Have fun figuring out all the light switches!
• Ann’s eclectic taste in decorating.
• The game room was a particular favorite of ours and a great space should you get rained in. Games provided but we brought some also. We also brought a puzzle and there was an extra table to use for that.
• The patio overlooking the river outlet was a great place to socialize or just sit and take in the quiet.
• The bathrooms were remodeled and lovely (though the heated floor didn’t work downstairs).
• Did I mention the location?
• If you have older kids, this would be a good place with the kayaks and canoes to use. Two of the four of us went out to the lake, but getting in and out of watercraft at this location was difficult for those with bionic or bad knees.
Not So Positives (this is only our perspective):
• The two downstairs bedrooms have a musty smell.
• It was a bit more “campy” then we were envisioning.
• Notes left by owner said we could take our rubbish to the dump (limited hours and we were unable) or call Gerald the handyman to take out the trash. We called Gerald. It cost us $40. Ouch. We should have rearranged our schedule to accommodate dump hours.
• There was just a lot that didn’t quite work well – again, more of a camp feel.
• Kitchen – left hand burners on gas stove didn’t work for us. Bring a good skillet and casserole dish if you are needing them to use for your food plan.
Our get together is an annual event and we had a great time as always, but we wouldn’t return to this location.
Hi Marcia- thank you for your balanced review! Always welcome. Have never received the musty or campy critique. It was extremely rainy with extended high humidity just before the period of your stay. Perhaps increasing the setting of the de-humidifier would have helped & something I will keep in mind for the future. Pine Knot 'Cottage' was a name we carefully considered to help potential guests assess the vibe here. The aesthetic combines bright white walls plus plenty of windows & skylights with original stretches of original dark cherry wood paneling -which as architects- we feel works nicely to bring out the original charm of a 1940's bungalow in a fresh modern way. I'm sorry the left stove burners didn't work for you- they seem to be working fine now. As for the 3 skillets we do have, I certainly wish one of them had worked for you, & you are right- we do not have a casserole dish.
Our property features a regulation size tennis court nestled in the woods as well as a small dock for accessing a pristine trout-stocked lake with several watercraft options: canoe, rowboat, 2 kayaks. We also have another dock anchored in the middle of the lake. Beyond biking & hiking the immediate area there are many things to do including: Delaware River canoe/kayak/tubing, farms/farmer's markets, historical sites, a variety of charming downtown's with unique shops, antiquing, art galleries & performance theatres, as well as snow skiing at Big Bear in PA. Other specific points of interest include: Bethel Woods Center for the Arts, NY. The Kadampa Meditation Center, Bushkill Falls, PA, Malibu Dude Ranch. Nearby towns include: Narrowsburg, NY, Milford, PA, Honesdale, PA, Hawley, PA.
