NEW HOUSE KEEPER!! We are booking vacations now.....COMPLETE REMODEL....PHOTOS TAKEN PRIOR TO REMODEL....VERY CLEAN.....If you enjoy staying at the beach then you will find pleasure in this spectacular beachfront property. If we were any closer to the beach we would be in the ocean. The condo sleeps 6 adults comfortably with a King, Queen, and two double beds.

Summer week long bookings for BIG Discounts. Friday and Saturday nights must be booked together, no exceptions for the summer time, you can book a minimum 2 night stays for the weekdays and weekends.

During the summer season, June through September we are usually booked back to back and have 4-5 hours between guests for one person to clean the entire 2,000 square foot condo.

We have private gated parking with one reserved parking space and one guest space, a elevator taking you up to the fourth floor were you will find your key waiting for you in the lower lockbox.

Unit 402 has 3 bedrooms, 2 of which have their own bathrooms, TV's in all 3 bedrooms, including Family room, Gas Fireplace in Living room and Master bedroom SUITE. 3rd bathroom has bath/shower combo with double sinks. Approximately 2,000 square feet.

Close to downtown Seaside, 1 block away from restaurants and entertainment. Only a few steps out the door and onto the sandy beaches. Watch outdoor entertainment, volleyball tournament from balcony.

Keywords: On Promenade BOARDWALK, FANTASTIC MASTER BEDROOM with full length window views of ocean, fireplace, sitting area, shower and bath. Short walk to downtown. Just a few feet from sand. Sure to enjoy. Beachfront, Ocean front.

Location great! Key factors poor

Basic cable had very poor connection; consistent interruption of service.

All beds were bowed (concaved).

DVD in master bed was archaic & didn't play legitimate DVDs at all & others poorly displaying interruption in video.

Internet was intermittent; poor connectivity throughout the day.

Front door lock was difficult to turn key to unlock door; rust visible.

The certificate of operation for the elevator expired in February 2015.

Owner's Response: All the technologies issues are dependent on an individuals tech ability. Charter cable which is Time Warner is only okay, but if you are coming to watch TV this is not the best location. The beds are newer and firm, we placed a 2-4 inch memory foam pad on each bed, that certainly absorbs the body weight. DVD in the master is old, but we have never had problems playing, their are 2 brand new Blu ray players in the other rooms. Internet is what it is, no matter where in this country you live, the internet is inconsistent, cannot change that fact. We have nothing to do with posting the elevator certificate. Obviously, the condo was great as no comments were posted about the actual accommodations.

Don't be fooled by

"The 2,000 square foot "luxury" condo is in much needed repair. Lots of mirrors make it look larger that it is. We had 10 family members and we were uncomfortable sitting, sleeping and cooking. While we were there in August 2016: half of the carpet was torn out of the condo, the gated private parking was held open for entry by chains, the elevator had to be repaired, all 3 toilets had to be rebuilt, the carbon monoxide alarm went off in the middle of the night, the blow up bed does not blow up, we also had to go buy our own toilet paper and laundry soap to wash the towels before we left. As others have already said the oven is a pain to use. We vacation at Seaside often and would not rent at this condo or any property managed by The National Mortgage Company. I received an email from Randy at the mortgage company stating we would be charged for extra people because the city of Seaside counted 12 people staying at our condo. We had other families visit daily but did not attempt to sleep more than 10 as it was already uncomfortable.

Owner's Response: There is really nothing to address here. This tenant lied about their occupancy to get a better rate, the City of Seaside verified they had 12 adults. They did tens of thousands of dollars of damage to the property by carelessly flooding the unit and since we have not released them from the damages they are attempting to take out retribution through a negative review. I cannot say anything more until we have settled the damages, but I would NEVER rent to this group again.

Fabulous location and view!!!

This condo has 3 bedrooms and 3 full bathrooms. It sleeps 10 comfortably with plenty of space to move around. There are closets in all rooms for suitcases and hanging clothes. The unit is quiet with a breathtaking view of the ocean and beach. Having a washer, dryer, and laundry tub was super helpful to us. You might want to bring your own laundry soap and dryer sheets. Only enough was provided to wash towels/linens at the end of our stay. The number of people that this unit can accommodate along with it's perfect location and view more than make up for any of the previous negative reviews . We look forward to staying here again!

Great location

The location and view was perfect. Some reviews said it needed updates and that is probably true. BUT the kitchen had more dishes than I have at home, very clean, sunset from the deck was priceless, nice layout for bedrooms, very comfortable space, and again the location can't be beat. We had a great time and will definitely rent this place again.

Wonderful location, unbeatable views

This property is in a perfect location and the views are spectacular! However, the property was not exactly as described in that there were chairs pictured as well as described as being in the master bedroom to view the ocean from the seating area. The chairs were not there, so it's a very large empty seating area. The unit could really use some upgrades and updating for the price paid. There was plaster texturing falling off of the ceiling in several rooms, the refrigerator leaked as well as a leak under the kitchen sink. The furniture was in disrepair with a large rip in the leather as well as being very worn. There is only seating for 5 in the living area and 6 at the table, so it's hard to imagine that it could accommodate 12 comfortably. The mattresses in bedrooms 2 and 3 were very uncomfortable and not all had mattress pads. The supplied toilet paper was only a partial roll in each bathroom with no spares. We had to buy our own. The laundry soap necessary to start the load upon leaving was not enough, but thankfully the housekeeper had stopped by and found some from another unit. On our return home, a message was left for the manager as well as an email documenting several issues that need to be addressed sooner rather than later and there was no response.

We did not let the condition be a deterrent to the wonderful time we had with our family, but it would be a deterrent to staying there again, which was disappointing and not what we had hoped for.

Fultono's Pizza and some Mexican dishes our excellent and you can watch sporting events on their big screens while the kids play games in the arcade. We really look forward to eating here.

Duggers is an excellent place to eat seafood especially clam chowder.

Norma Rays is a popular steakhouse in downtown Seaside.

Upon leaving/check out please place all the soiled towels in washer and start, all soiled bedding linen in laundry room and dishes in dishwasher and start, without this help it is not possible for us to complete the cleaning for our incoming guests by 4pm. Thank you and enjoy your stay.

If you want to use the internet, bring a computer. We have WI-FI "Prom 402", connection password is all lower case, TO BE PROVIDED.

The TV's in the two guest bedrooms have blu-ray player that connect to the internet and will play on your account, netflix, hulu plus, Vudu and others. There are NO cable boxes for cable tv in the guest bedrooms.
