Breakers 3, located at 103 45th Street in Holmes Beach. This luxury three-bedroom, two-bath Gulf-front beach home is located in a quiet, secluded area of Holmes Beach. The white sandy beach stretches for miles along the length of the island and spectacular Gulf vistas can be seen from the living room, dining room and master bedroom. Celebrate the day with the brilliant sunshine, glorious sunsets and star-studded skies. Spacious yet warm and cozy, this newly well-outfitted home is perfect for a romantic getaway or family vacation and offers every amenity to make your vacation enjoyable and comfortable including wireless high speed internet and free long-distance in the U.S. and Canada. The living room/dining room and kitchen feature an open plan with vaulted ceiling and warm wood paneling. Other amenities include new front-load washer and dryer, Weber grill and much more. The kitchen is a gourmet's delight with cookware, glassware and dishware, candle holders, linen placemats and napkins and other amenities for dining and entertaining to create an idyllic vacation experience.
There is a 49" television in the living room as well as a 39" television in the master bedroom. Both guest bedrooms feature 32" televisions with built in DVD players.

This is a superlative beachfront home on one of the most beautiful beaches on Anna Maria Island and captures the essence of island living at its finest. Breakers 3 sleeps 12 with 2 king beds, two full beds, two rollaway beds and a queen size sofa bed.
Breakers 3 is a one week minimum rental.
Parking is limited to three vehicles.
RENTAL DOWN PAYMENTS:
This property requires a $500.00 rental down payment on weekly reservations. Reservations of 28 days or more require a $1000.00 rental down payment. These rental down payments are required to confirm your reservation but are applied toward your final payment. All payments are non-refundable in the event of a cancellation. Each reservation requires a $45.00 non-refundable reservation fee.
The final payment is due sixty (60) days prior to occupancy by personal check. If you choose to put your final balance on your credit card, there is a 3% fee. We can also accept wire transfers. Any bank fees deducted from a payment for a wire transfer are the responsibility of the guest.
SECURITY DEPOSITS: There are two options:
1. You can purchase the Vacation Rental Damage Protection for $50.00 when making your reservation. More information can be found at www.vacationrentalinsurance.com/g10vrd
2. You can pay a $1500.00 Security Deposit that will be refunded to you two weeks after you check out and the property is inspected to ensure that no damages have occurred.
Travel Insurance is available by CSA Travel Protection for United States residents only. It is automatically calculated and added to your contract on the day of reservation. Travel Insurance offers protection against loss of deposits and rent in case of unforeseen illness, accident, jury duty or adverse weather that stops travel. Questions concerning CSA Travel Protection can be answered by calling 866-999-4018, or reviewing the certificate of insurance on their website at: www.csatravelprotection.com/certpolicy.do?product=G-330CSA. Waiving (declining) travel insurance is accepted by forwarding your request in writing to Island Vacation Properties within 10 days of receipt of the rental documents. To protect against the loss of your rental payment and deposit, travel insurance is strongly recommended. Some landlords require a higher deposit if travel insurance is declined.
NOISE ORDINANCE: Anna Maria Island has a zero tolerance for noise after 9 PM. Please show consideration for your neighbors. No loud music, parties or playing in pools after 9 PM. If a neighbor complains the Police Department has no choice but to file a complaint. Any tickets issued by the police department for noise violations will be the responsibility of the guest and may result in immediate eviction with no refunds of rent or deposits.
