Escape to the Breakers, one of the finest luxury gulf front vacation homes on Anna Maria Island, located at 102 31st Street in Holmes Beach. Enjoy the tropical breezes and aqua-blue surf from the deck overlooking the white sand beach and sparkling Gulf of Mexico. Watch the dolphins cavort in the surf. Relax at the end of a perfect day with a glorious sunset! Elegant, yet comfortable, this recently upgraded three-bedroom, two- and one- half bath home is furnished with comfort and luxury in mind, with attention paid to every detail to make your vacation enjoyable and memorable. It is a premier Holmes Beach rental home! This home features wireless high speed internet access with expanded cable television and free domestic long distance calling for your convenience! The living/dining area with cathedral vaulted ceilings and multiple ceiling fans has panoramic Gulf vistas. The living room is comfortably furnished with sofas and chaise lounge, hardwood floors and flat-screen TV. Two bedroom televisions are provided as well. A beautiful glass-top pedestal table with captain chairs makes dining a pleasure. The gourmet kitchen with granite countertops has a cooking island and top of the line appliances! There is a new front-load washer and dryer on the main floor.

There is a 50" television in the living room. The master bedroom features a 32" television and the loft bedroom has a 31" television with a DVD.

Bask in the sun and dine on the large deck with table, chairs and large umbrella - chaise lounges are provided for sunbathing. There is a charcoal grill for your use. A two car garage as well as extra parking, and many more amenities that you would expect to find in a luxury home complete the package. Approximately 1700 square feet, this home is perfect for a couple yet sleeps eight with a king bed in the main bedroom, twin beds in the guest bedroom, queen bed in the loft bedroom and two rollaway beds. A half bath adjoins the loft bedroom. Conveniently located close to shopping and restaurants, this is a very popular rental - early booking is essential.

Breakers 1 is a one week minimum rental.

Parking is limited to three vehicles.

RENTAL DOWN PAYMENTS:

This property requires a $500.00 rental down payment on weekly reservations. Reservations of 28 days or more require a $1000.00 rental down payment. These rental down payments are required to confirm your reservation but are applied toward your final payment. All payments are non-refundable in the event of a cancellation. Each reservation requires a $40.00 non-refundable reservation fee.

The final payment is due sixty (60) days prior to occupancy by personal check. If you choose to put your final balance on your credit card, there is a 3% fee. We can also accept wire transfers. Any bank fees deducted from a payment for a wire transfer are the responsibility of the guest.

SECURITY DEPOSITS: There are two options:

1. You can purchase the Vacation Rental Damage Protection for $50.00 when making your reservation. More information can be found at www.vacationrentalinsurance.com/g10vrd

2. You can pay a $1500.00 Security Deposit that will be refunded to you two weeks after you check out and the property is inspected to ensure that no damages have occurred.

TRAVEL INSURANCE:

Travel Insurance is available by CSA Travel Protection for United States residents only. It is automatically calculated and added to your contract on the day of reservation. Travel Insurance offers protection against loss of deposits and rent in case of unforeseen illness, accident, jury duty or adverse weather that stops travel. Questions concerning CSA Travel Protection can be answered by calling 866-999-4018, or reviewing the certificate of insurance on their website at: www.csatravelprotection.com/certpolicy.do?product=G-330CSA. Waiving (declining) travel insurance is accepted by forwarding your request in writing to Island Vacation Properties within 10 days of receipt of the rental documents. To protect against the loss of your rental payment and deposit, travel insurance is strongly recommended. Some landlords require a higher deposit if travel insurance is declined.

NOISE ORDINANCE: Anna Maria Island has a zero tolerance for noise after 9 PM. Please show consideration for your neighbors. No loud music, parties or playing in pools after 9 PM. If a neighbor complains the Police Department has no choice but to file a complaint. Any tickets issued by the police department for noise violations will be the responsibility of the guest and may result in immediate eviction with no refunds of rent or deposits.
