This cottage has 180' of waterfront mostly wooded for privacy.
The 3 downsairs bedrooms are set up as: 1 queen; 1 full, & 2 twin beds. We have renovated to a 'country' kitchen w/ dining, living area, as well as a bath w/ shower - all the first floor. The knotty pine interior provides a nice cottage feel to unwind in. Lots of new features.
The second floor new 'lock off' is available for an additional 6 people (extra charge): 1 queen bedroom & a dorm w/ queen & 2 singles; bath & large common (10 x 20) area. This is great for reading, watching DVDs and the table is perfect for family games, puzzles etc. As with the downstairs, we have new linens & bedding. Great for 2 families to share. Note: this 'lock off' cannot not be purchased on its' own but only as an addition to the first floor. This second floor does carry an extra charge as some families do not have need this lock-off.
On the first floor, the new county kitchen includes: a full size range, Kitchen Aid mixer, microwave, 'Belgian' waffle iron, elec. griddle, coffee maker, crock pot, toaster, blender, service for 12, professional s/s pots & knives. New lobster & corn pots for that really fresh picked corn are included. Bake ware of all kinds and muffin pans are there for the chef.
An outside broiler, a woodsy campfire area (wood included) and picnic table will provide a rustic setting to 'get away from it all'.
The enclosed porch on the water with table for 6, rockers, end tables, etc. are there for relaxing. An outside deck is for sunning.
To enter: up 4 steps to new flooring that leads through to the porch all on one level. If you can walk up the 4 steps, you can relax all week in the rockers!
Plenty of parking, cleared section for horse shoes, volley ball etc. Gardens (feel free to pick the weeds!) for your enjoyment. Watch the blueberries & raspberries grow. Enjoy the pickings!
This waterfront property is fairly secluded in a woodsy area. Great for kids or honeymooners. Enjoy taking walks around the Westcott Shore. Pick the wildflowers. The campers are quite sociable and will welcome you with smiles.
Basic soaps, cleaning & paper products as well as linens are included.
We have a high chair & pack 'n play available for your use.
Lots of lake front activities are possible: swimming, fishing, and boating. We usually have several kayaks, a canoe & paddle boat available for your use at no charge. Bring your own motor boat & jet skis and launch in at the boat ramp at the north end. Jet skis are permissible as well as tubing. Just tie them up at the private dock.
The lake is approximately 3 miles long and 1 mile across. There are lots of camps on it, but it is very quiet except during holiday weeks. Quite tranquil.
Bird watching is a favorite pastime. We are hoping to see some loon nests established this summer.
Bring your bikes as bike touring is very popular in this part of the country. With younger kids, the old rail road beds have been converted to bike and walking trails for your enjoyment.

Bob is originally from the adjacent town, Enosburg. He has many fond memories of his time in northern Vermont from helping his grandfather work the family farm, helping his father in his grocery store, tapping the local maple trees and making his own syrup (which was sold in his father's store), and the special times at his grandfather's camp on Lake Carmi. After several years of camping & renting on Lake Carmi, we brought our cottage on the Westcott Shore. They say you can never go back home to live, so this is the best solution - a life of relaxation here at Carmi.
Bob took off to Boston for college and later met Nancy, (a city kid) who was a teacher. Eventually they raised a family of 6 kids ending up in NH.
Today they split their summers between work & Lake Carmi traveling 4 hours for long weekends/weeks to enjoy the tranquility of Lake Carmi often working from their camp. (The wonders of WIFI!) The best of both worlds.

With 6 kids and 21 grandkids, our camp was often bursting at the seams and additional camps had to be rented for family weeks. As much as they loved the relaxing feeling of campy camps, there are a number of individuals with allergies and many camps were detrimental with mold issues. We needed another place to board our clan that minimized the allergy flare-ups.
During the summer of 2013, we purchased the property at Tanner Junction. Much work needed to be done. We sided the cottage, put in new flooring, updated the kitchen to retain a 'country look', but much easier to clean, more counter space, and provided more storage and easier accessibility to utensils. New linens & bedding were purchased as It made sense that a person going on vacation would only want to bring their clothes (& motor boat), but pick up the groceries locally. A chef would desire a kitchen full of gadgets, so he could whip up his famous Belgian waffles on Sunday morning with the berries he picked or perhaps make that pie. On the other hand, there are others who would think of a relaxing vacation as hitting the frozen foods section at the super market & zapping or broiling (or using the campfire). To accommodate all types, we needed to refurbish the kitchen. It is not perfect, but we feel that we have made a balance that states ' We are home'!
The water front has awesome views - hidden previously by the overgrown cedars which we trimmed so that now while sitting on the porch you feel as though you are actually on the water surveying God's country of farms & mountains.
With an eye toward environmental & safety issues, we now have a safe parking area, a space for volleyball, gardens and blueberries and raspberries. All this without destroying the woodsy quiet character surrounding this cottage and lake.
The 'lock-off', second floor, provides an opportunity to expand your gathering (extra fee) in a fresh new space.

Purchased as a 'diamond in the rough', we have spent much time enhancing the views from the porch and kitchen. To just have the opportunity to sit on the rocker with a book in hand, enjoy the breeze, and the views, is truly a gift. To doze off, well you're on vacation, go for it. To sit on the dock with your feet dangling in the water with no cares - ahhh.
OK party poopers, there is WIFI and air conditioning! (Unusual in most cottages.)
We are centrally located for lots of day trips. See elsewhere for their listings. We'll provide more info in our book of notes at the cottage. With Canada at our door steps, plan on bringing your passports - just in case.
We had a wonderful stay and everything was just as described. Our hosts were readily available by phone if we needed anything and the camp had lots of little extras that we have had to supply in the past like linens and lots of towels. We would definitely stay there again.
We stayed here a few years before the current owner took over. They kept the quaint cottage style but added so many wonderful personal touches. The beds were super comfy, air conditioners added to that for peaceful sleep. Very well equipped kitchen, and charming landscaping. We had plenty of room for our 5 adults and one toddler, but the cabin could accommodate more easily. We have a large family in the area and there was lots of room for parking and for all to enjoy. Two bathrooms a real plus. Loved the large screened porch for those rainy moments, but unusual in that there were NO BUGS! I don't know how they did that. We even had nature encounters, seeing both an eagle and a great heron catch fish right in front of the camp, as well as a double rainbow. Great lawn area for play. Very accommodating. Will definitely rent again.
I stayed here with my family and we had a great time! We rented to upstairs with the property. It was perfect for the rainy afternoon to have 2 places to watch TV. The kitchen was well equipped and we did some baking. The camp is right on the lake. The screened in porch was very relaxing to have my morning coffee. The owners were very informative and told us some great sights to check out. We will be back next year!
Wow! We were here a year ago and cannot believe all the updates and renovations. The kids enjoyed kayaking and canoeing while the adults were comfy hanging out on porch and deck enjoying the tranquil view. There is plenty to do right at the camp, but we did enjoy taking a day trip to Canada, Burlington and downtown Enosburg for the weekly town band concert. Great place if you just want to get away from city life and recharge. Owners are super friendly and family oriented.
I've been staying at this camp for several years before Nancy & Bob Lumnah purchased it in 2013. Unfortunately I did not make it up to the camp this year, but I can see they have put a lot of work into this cabin to make it perfect. The camp was great before, but now looks amazing. Can't wait to get up there in 2015 to enjoy the many improvements. I've stayed at 3 other camps on Lake Carmi over the past 10 years and this was my favorite and can;t wait to get back.

We just had the best week at this lakeside "Camp". The cabin comes with so many extras it just made our stay extra nice. The lake is a gem and the huge porch is just feet away from it. It was difficult to pull ourselves out of our rocking chairs on the porch to swim and boat in the lake. But when we did, we loved it. Our daughters really loved playing outside and in the lake. A day trip to Burlington VT was especially fun, but the local area is very friendly and has what you need - including a winery at the top of the hill. The shooting stars across the lake at night were spectacular. We feel very lucky to have found this gem of a "camp" and no doubt will be sure to return. Thank you to our very lovely and hospitable hosts!
We are located in a rural area complete with farms for fresh eggs, surrounded with mountain vistas loaded with nature activities, including those lakeside activities just outside the door.
Enjoy the weekly concerts in the park in Enosburg. Visit 'Abe's Cabin' & the little museum at the train depot. Perhaps take in a local production at the historical 'Opera House' here. Visit 'The Boston Post Dairy' and see the goats and watch the cheese being made. Our grand kids are NEVER bored. So much to see & do.... IF, you don't want to just sit and soak up the tranquility of 'Serenity'.
To the NORTH: Don't forget Passports
3 miles from the Canadian border with Montreal and Granby Zoo to the north. Enjoy a leisurely ride though the border towns and enjoy lunch. Pick some berries.
Jay Peak VT activities including incredible indoor water park - 'The Pump House', for adults & kids (great for rainy day) as well as ride up on the tram to the mountaintop for breath taking views of northeastern US as well as Canada and enjoy world class dining here. Visit the Haskell Library & Opera House, in Derby, VT which can be entered from either Canada or US. See the border line painted on the floor.
Burlington Area has great shopping, museums (especially Shelburne), colleges and restaurants. Boat touring of Lake Champlain as well as ferries to NY.
Tour through the quaint villages over rolling hills to Stowe for unique shopping and vistas. Go over Hazen's Notch. Check out the Cabot Annex and Ben & Jerry's. Go north to see the Cabot cheese factory & and St. Johnsbury or south to visit the capital, Montpelier. Have a picnic at Avery's Gore.
Tour Grand Isle, Shrine of St. Anne in Isle le Motte., Enjoy the marshland views as you cross over Lake Champlain via bridge to NY state. Visit Ausable Chasm in NY or perhaps spend time at Parc Safari in Canada just north of the NY border. Enjoy riding through the zoo in your car with the zebras' poking their heads in your car to say welcome.
Soooo much to do, so much to see using our cottage as a base - unless of course your aim is to just veg out, which is what we all need.

ADDITION to base prices listed above: Summer: $800week; Early or Fall: $800 week or $125 night; ( 3 night minimum) $400 refundable security deposit due upon arrival & returned after telephone & cable bills reveal no extra charges, no extra people & if no damaged or missing items. No tents or RVs or sleeping bags. Anyone over the posted limit will be charged the summer additional rate of $125 per person per week (NO daily rate available) or if "Early"or "Fall" $35 per night (minimum of 3 nights).
