About Adam Leamy, Owner

We're like many of the guests we've met at Hale Kai O' Kihei over the years -- we've got demanding jobs, and put a lot of effort into our work. So there are times when we just want to get away from the stress for a few days, and get to a place where living is just easier, the demands less.

That philosophy guided our renovation and redecoration of our first Hale Kai O’Kihei apartment when we purchased it in 2008 (and sold in 2015). The same approach influenced the additions and touches we've added to this stunningly renovated unit #208, which we purchased in 2011.

We've added more “Maui” colour though a restfully exotic paint palette, thoughtful furnishings, finishings, and appliances, and additional locally sourced vintage Hawaiian artwork. We don’t like to pack too much when we come to Hale Kai O’Kihei, so we stock snorkels, fins, and masks, boogie boards and beach chairs right down to binoculars and tropical CDs for our guests and us to use.

We’re always learning more about what makes a stay at Hale Kai O’Kihei an outstanding experience for ourselves and our guests. And with #208, one of the nicest units in Hale Kai O’Kihei -- itself the best in boutique accommodation in South Maui -- we’ve perfected the delivery of the Hawaiian experience that we and our guests have dreamt of!

Why Adam Leamy, Owner chose Maui

We’ve been visiting HKOK since 1997, and bought our first apartment in 2008, selling it in 2015. This remarkable place, and the experience it offers, gets in your blood. Departures for us and our guests aren’t the end -- they’re just the start of planning for the next trip. And that’s the best way to finish a holiday -- making plans for the next one.

Each time we visit, HKOK delivers. Sometimes we’re doing errands and chores; other times, we’re true ‘guests’ ourselves, relishing the chance to do blissfully, decadently nothing. Just taking in the sights, the sounds, and the beauty of it all. And the great thing is that it’s all there, visible from the private lanai or for direct interaction by way of a few paces across the lawn, through the palm trees to the beach.

In March 2011, on a beach walk from HKOK, past the oceanfront estates on Halama St. through Kalama Park, and over a coffee at Kihei Caffe, the decision was made to buy #208. Why? Because in a world of sometimes wearying change HKOK is a welcome, restorative constant. And therein lies the HKOK charm: Shopping and services are a block away and those farther afield run the gamut from Macy’s to Tiffany’s. For us, the real draw continues to be this simple delight: Once we get in the door of #208, and put our groceries away, we're set, and can experience much of what we want from Maui, even whale watching, from our own lanai or our own front yard and beach.

The lure of Maui’s beaches, restaurants and places to watch the world slowly go by remains. But 208, uniquely renovated, offers a wondrous Hawaiian experience, all day long -- one many of us dreamt of in childhood on ‘sick days’ in colder climes, when game-show hosts Bob Barker or Tom Kennedy whisked winners away to Hawaii, affording us all a Technicolor glimpse of this exotic paradise.

Sitting on the edge of the beach with a glass of wine, long after the sun has disappeared? Still a star-gazer's paradise, and an awesome way to end any day.

What makes this condo unique

We love walking the beach first thing in the morning, before the sun peeks out over the edge of Haleakala, when ours are the first footprints in the sand.

We love the way that in the mid-morning, the water just off the shore is dead calm, and is as many shades of blue, blue-green, and turquoise you can count.

We love watching the horizon out past the shallows, where the water turns a deep, alluring blue, when the breaching Humpbacks send plumes of bright white spray into the air.

We love the midday when beach walkers and sun bathers take a break from the waves and the sun, seeking shade and sustenance, and a quiet falls over Hale Kai O’Kihei.

We love the mid-afternoon awakening when the wind picks up, the waves are more playful, drawing windsurfers and kite surfers to the shore and the challenges beyond.

We love the late afternoon, when the sun accelerates its race for the far side of Lanai and the lawn is a velvety canvas of yellows and greens, set against the dark slope of West Maui to the north, and a still-clear sky speaks to the promise of stars and far-away dreams to follow.

We love when the sun finally winks out behind Lanai, and those who have assembled on the lawn and beach to watch its farewell hug, kiss, or squeeze hands, in that knowing gesture which acknowledges that this one moment, this one sunset, experienced together, was what called them to Maui, and which they will use, in the years ahead, as the touchstone to remember their trip here, and why it was so special.

And then we love when darkness falls, and the two of us head down to the beach, lie back in the sand, and take in the enormity of the clarity and depth of the wondrous night sky.


A gently sloping sandy beach leads to rewarding swimming and snorkeling at Hale Kai O'Kihei (two snorkel sets are located in the bedroom closet), with low-tide opportunities to walk along the edge of the reef and experience small, beautiful aquatic life.

Tommy Bahama “Pineapple Lane” fan with mahogany blades in living room, and Casablanca 'Capistrano' fan (also with mahogany blades) in the bedroom will evoke South Seas thoughts, while gently caressing with cool air. Outside, a lovely beachfront lawn, dotted with palm trees links you to the beach and blue waters beyond. When you want a break from the sun, but want to stay close to the water's edge, you can move your supplied beach and lounge chairs under the shade of rustling palms to read and relax, with the waves, whales, and horizon always in sight, and the beach just steps away.

Beautiful stay in paradise

The property was amazing! It was very comfortable, equipped with every appliance that was needed for a simple meal, or a complicated Thanksgiving meal. Grocery stores, and tasty restaurants were around the corner. Having the beach right outside our door, and being able to watch the daily sunrise and sunsets made our vacation the best we have experienced. I was always told that Maui was too touristy, but I strongly disagreed after this stay. Kihei is quiet, peaceful, and relaxing. The island has so much more to offer than beautiful beaches. Maui has an abundance of great hiking spots, local restaurants, friendly people, and the strong feeling of Aloha everywhere that you go. We will definitely stay at HKOK 208 again, and would recommend it to anyone wishing to experience the “real aloha spirit.”

Owner's Response: Well done, you! It sounds like you had a chance to stay local for a good portion of your stay, and discovered some nice places and adventures along the way. Sometimes, that can make a stay all the more rewarding, and relaxing. We were there just before you, and our time was short, so we found ourselves sticking closer to home. That meant lots of fresh fish from Times (still the best fresh fish on the island), BBQ’d as we watched the sunset. And a couple of great breakfasts at Nalu’s around the corner. I have to say that while short, and busy, it was our very best trip since buying our first place at HKOK in 2007 (sold in 2015). The building has never looked better, the grounds look amazing with last year’s addition of stonework, showers, and myriad other little details like landscaping, flowers, and the nicely updated BBQ areas. And yet, the lawn and the beach were, as always, quiet, inviting, and peaceful. I’ve called HKOK a ‘boutique resort’ since our first visit in 1997, and despite the changing interests and preferences of owners and guests, it has stayed this way, yet has somehow improved, with each passing year. Great credit to our Board and to especially to our Resident Managers, Sue and John, for their caring ways. And thank you for choosing Maui, for finding HKOK, and for offering a new lens through which to view the ‘neighbourhood’! Thank you, also, for being guests who added more than they took away, and for taking such great care of the apartment during your all-too-brief stay. Excellent property! You will not be disappointed!

This property is exactly as advertised. It is absolutely beautiful! You will not find another property so close to the beach. Most resorts and condos are set back much farther. The lanai will be one of your favorite destinations for coffee and breakfast or an afternoon happy hour. We really appreciated the updated, modern feel of the property. This definitely does not feel like an investor owned property but rather a home that a good friend might be sharing with you. The owner, Adam, goes above and beyond what is normally expected out of an owner. He offers amenities you would not expect. We greatly appreciated the snorkel gear and all of the beach equipment that is on site. This makes planning and days at the beach so much easier and more enjoyable. The location was in walking distance of several great restaurants and shops. I was even able to walk to a dive shop to book my dives. If you love local micro breweries, Maui Brewing is within a couple miles. We could not have been more happier with the location. We will definitely plan to stay here again!

Owner's Response: It’s just after 5:00 AM as I start to write this — from the lanai, looking out over the ocean. It’s still dark, but the rising sun’s promise of the day to come is jut now starting to peak over the top of volcano Haleakala behind us, to the east. The first sign of the day’s dawn is far into the horizon; the darkness starts to fade into light blue and mauve; soft colours to match the perfect calm of the ocean. Birds awaken, their early-hour chattering moving from solo to chorus as others join. The blue on the horizon deepens, the mauve intensifies, and as more of the sun approaches the top of Haleakala, fluffy clouds on the horizon receive the first touch of the sun’s rays, and are brightly silhouetted against the sky’s pastel colours, themselves now seem to be racing towards shore. Alone with my coffee, taking all this in, I see some fishermen arrive at the point down the beach, and a neighbour from down the road, whom I’ve watched for years, take her older and always a-bit-heavier dog, with each passing year, for his daily romp down the sand and the ocean’s edge. I take another sip of coffee, exhale deeply, and feel it all slip away. I’m back. It is, as you and others have noted above, perfect. In every single way. And deep thanks to each of you for taking such great care of the apartment while finding your own moments in this lovely, lovely spot. As Michelle and I stepped over the threshold when we arrived, we found ourselves yet again offering words of disbelieve that we were staying in such a stunning location, in a place so lovingly cared for. The perfect spot for our honeymoon!

We absolutely LOVED this condo! It had all of the amenities we needed, including a fully stocked kitchen & bathroom, washing machine, air conditioner in the living room, a comfortable bed, and an amazing lanai with a beautiful view. We especially appreciated the beach chairs, umbrella, boogie boards, and cooler. It was really nice not to have to rent these. The property managers were present and extremely helpful to guests. The condo was in a great location of Kihei, nearby many wonderful restaurants. We could walk out our door and be on the beach in a minute. Adam, the unit owner was warm and welcoming from the moment we booked the condo. We would certainly stay here again and would recommend this spot to anyone visiting Kihei.

Owner's Response: The thanks go to you — it is such a special thing to be involved in the start of a couple’s married life together, and we’re so glad you found this lovely property and this special apartment. And you’re spot on about walking out the door and being on the beach in seconds. Our first visit to Maui 20 years ago, we stayed in a lovely place down South Kihei Road; but it was on the other side of the road, and up a steep hill. Everything “Hawaii” that we wanted to do, we had to do by car – always loading and unloading, and driving and looking for parking. “Never again,” we said, and then we found Hale Kai O’Kihei. Everything Hawaii, right at the edge of your lanai. We were hooked, and I still get excited when others are visiting. And we still get excited about our visits, too! We’re heading down in September, and are now counting the days! We’re moving to Molton Brown of London toiletries, and will be unpacking them and putting them in place during our stay. As well, with our Kenmore Elite Dishwasher about to turn six years old, we’ve moved to Bosch, and will be installing their 39-decibel model which, from all accounts, looks to be a stunning unit and a solid performer. Even a backlight to illuminate the interior! And we’ll be doing a host of other chores that we do quarterly. That said, our guests have been caring, and are always so kind to the apartment; I am always amazed that its condition seems not to change from visit to visit. What a lovely thing it is that guests take such care so that those who follow can share in the same experience. Again, thank you for choosing Hawaii and Maui, and for finding Hale Kai O’Kihei and us; we were delighted to play a small role in your celebration, and think that the way you handle yourselves and care for others speaks to a happy, long road together! Our Oasis....aaaahhhhh, so lovely.

Our first stay at Hale Kai O’Kihei was in 1975 and we have returned many times since then. Many changes have happened on Maui and in Kihei over the last 42 years, but HKOK has managed to keep its unique charm – almost an oasis of quiet beauty. The sunset is not between high buildings or across a busy highway. Instead we are on the lanai, front and center, best seat in the house, for this nightly ritual. There is always something to watch, paddleboarders drift by, snorkelers float around the rocks, boats go to and from Molokini and the occasional fisherman tries his luck just offshore. Hale Kai feels like “coming home” and this well-equipped suite has all the comforts of home. You can feel yourself relax the moment you step out on that scenic lanai. Three generations of our family have enjoyed Hale Kai - even a honeymoon by generation 3 and we are looking forward to sharing it with the 4th generation.

Owner's Response: I sometimes think we don’t do enough to thank people for choosing Hawaii, Maui, and Hale Kai O’Kihei. It’s a far easier trip to make now then in 1975, or even 1997 when we first visited, but it’s still a journey. Albeit one that comes with a great payoff — I still get excited when people say they’re vising the Hawaii or Maui — never mind Hale Kai O’Kihei! But to have visited Hale Kai O’Kihei since 1975? That puts one into a very special category of guest; several of our guests have been with us since the start in 2007 when we bought 203 (now sold) and continuing along with 208, and more than that, they, like you, can count dozens of visits, and remarkably, so now can their children and grand-children; I cannot tell you how special it is for us to play our small role in continuing this tradition. Your kind note touches upon the conundrum of Hale Kai O Kihei: Of course it has changed over the decades. New owners bring new ideas and investment, and several of the apartments here are lovingly, and thoroughly modern. Yet through all that, despite all the modern conveniences we’ve installed for guests in our place and that other progressive owners have installed in their apartments, HKOK seems not to have changed one iota. It remains a treasure — undiscovered, unique, and truly the best boutique accommodation experience one can find on Maui. Thank you for finding Maui and Hale Kai O’Kihei, and for introducing your family to it through the decades since your first visit all those years ago. Adam

I've become quite used to your quarterly visits over the years, and something seemed amiss when I'd not heard from you . . . But then there you were, passing through again from where points west begin as points far east. Since your last visit, we've dodged yet another effort by Hawaii legislators to nationalize owner-managed vacation properties in its ongoing effort to create a hotel monopoly in the state . . . the state's legislature collapsing in chaos on several fronts in May. Sadly, I've had no choice but to reduce my local spending, as each year more dollars go to local lobbyists. That said, we've upped our spending on guest amenities in California and Washington, and here in British Columbia. So while we've bid farewell to L'Occitane bath products and local fresh flowers, we've reached agreement with Molton Brown of London, and our new line of shampoo, conditioner, shower wash, bath lotion — and their gorgeous hand soap — should arrive via Florida next week! I cannot wait! We tested them out at Nordstrom's in Vancouver last week and they're just stunning. And as you may have noticed upon your return home, current and ongoing guests — as well as guests who have made a difference to me in their words and deeds — are receiving a one-year subscription to Hawaii Magazine. It comes out six-times a year, and for that, is more discerning in its coverage of restaurants to try, routes and beaches to explore, hiking trails to trod, and culture to absorb. Perhaps it will assist guests in planning their upcoming visit, serve as a memento of their Hawaii experience, or spur them on to explore other islands in Hawaii . . . or even destinations further afield. All are just fine with me; it really is a nice read every two months, and it's such a treat to see arrive in the post. As your regular visits remind me, this place — and this apartment — are good places to 'come home' to. I'm always delighted to get your text letting me know you're again on your way, about to appear from the far-off horizon. A singular pleasure, those texts. Thank you. The Best Place Ever

Dear Adam and Michelle,

We had such A TERRIFIC TIME!!!!! It was outstanding. Your place is amazing, just as you said. I wrote about our adventures in your guest book. I long to be back in Maui already. I feel like I belong there.

Oh!!! Wonderful. And so much so because of your condo. The serenity and beauty made our stay into a surprising second honeymoon. It was our fifteenth anniversary, and we could not have spent it at a better place.

I love music, and I play the guitar. Your CD collection, especially the compilation CDs were fabulous, Sounds of Hale Kai. I want the entire collection! Wish I could buy it.

Owner's Response: Exuberance. Love of life. And your eye for the smaller things matched by a pen that fits well to your hand making them more easily seen and appreciated by the rest of us. To me, that bespeaks a grand flair for life and the robust living of it. And in that, the recipe for a long, happy one. I have loved our written exchanges as your visit approached, and since . . . and I shall miss them. In the days ahead, I’ll ready the playlists for the 30-odd CDs that comprise the “Sounds of Hale Kai” collection that I’ve been compiling since 2007, and will send them off to you. New songs, some very old ones -- and some I’d now change -- but all, in their own way, make me long to be at HKOK, or evoke memories of it, sitting on that lanai, taking in the sights and sounds of the lovely blue Pacific and the palms that dot the lawn at its edge. Cancellation Policy: If booking cancelled at least 60 days prior to arrival, a 100% refund will be made. If cancelled between 60 and 30 days prior to arrival, a 50% refund will be made. Cancellations less than 30 days before arrival are 100% non-refundable, although the $300 security deposit, and the cleaning fee are refunded. Cancellations must be made by 12:00 PM (Central Standard Time) on the appropriate day. There is no refund for shortened stays after arrival. No fee is charged for arrival- or departure-date changes if there is time available and changes are made well in advance; if there is not time available, the cancellation policy will apply. Please purchase travel cancellation insurance if you think your plans may change or be interrupted.

Seven-night minimum stay. Rates are for two people. Summer 2017 rate (Apr. 15, 2017 - Dec. 15, 2017) $160/nt. Winter 2017-2018 rate (Dec. 16, 2017 - Mar. 31, 2018) $265/nt. Cleaning fee is $140. Rates subject to 13.42 HI State Tax (HI Tax ID 111-920-3328-01). We offer guests staying 28 nights or more 10% off posted rates.

Year-in-advance reservations: Airlines generally don’t post their flight schedules more than a year in advance. For guests who have booked their stay with us in advance of airlines’ publication of their schedules, a difficulty has been created when airline schedules are announced, and flight options don’t coordinate with the dates guests have booked with us. As we are often fully booked, we’ve been unable to change guests’ accommodation dates to match flights. This was very frustrating for guests, so we don't accept reservations more than a year in advance of guest arrival at Hale Kai O’Kihei. That said, we offer our current guests the first opportunity to book the apartment for the same time period in the following year. To take advantage of this, please make your reservation for the following year during your stay.
