This 102 year old Victorian style 2BR/2BA home has been fully restored with top of the line environmentally conscious materials. The home is perfectly located two miles from the locations of both SXSW and ACL.
The master bedroom, located in the front of the house, with a private entrance off the front porch, features nine foot ceilings and three large bay windows looking out over the front lawn and side garden. It also has a small sitting area in front of the windows. The master bath has a large walk-in shower, big enough to share, a heated tile floor, and a large vintage mirror. A stained glass window lets in light, but maintains privacy. The guest bedroom has a ceiling that slopes toward the back of the house and features a 1920's metal frame double bed. This cozy, private room with a walk-in closet opens to the living room on one side and a lovely period bathroom on the other. There's a full-length antique mirror and a little sitting area with an antique platform rocker. The bath has a refinished vintage clawfoot tub with a shower attachment and a beautiful vanity made from an antique tile and marble washstand. This bath also has a stained glass window and heated tile floor. Each bedroom features a ceiling fan, a 26” flat panel TV with cable and a DVD player, and a clock radio with an iPod dock. In the fully-furnished kitchen, the sink and built-in ironing board closet came out of the owner's grandmother's house and were refurbished for your use. Due to the unusual nature of the antique stove and for your safety, we have provided a counter-top convection oven and a microwave oven to use in place of the antique oven. The cook top, though, has been retrofitted with four electric burners. In addition, you'll find many modern energy-efficient appliances: dishwasher, garbage disposal, ice maker, toaster, coffee pot with timer, hot water pot, and a blender with a frozen Margarita recipe handy.
The gardens surrounding the Heritage House and the other two buildings on the property, planted in native flowers and shrubs, are open for your use. Ancient Pecan, Live Oak, and Red Bud trees provide ample shade. Exclusive to the vacation rental is an antique brick patio (with an interesting history) with a 3-tiered fountain and native plants, under a hundreds-of-years-old live oak. A crushed granite walkway circles the grounds where you will find shaded seating and tables and another large lighted, arbor-covered patio sitting area for your use. In the rear, a rock patio has seats and tables made from huge salvaged architectural stone pieces found on the lot. It sits next to the oriental garden featuring a dock and bridge, fountain, waterfall, and Koi pond. Behind the oriental garden is our on-site caretaker's residence.

Most of all, I want to emphasize how wonderfully perfect this place is for us. It’s homey. It’s warm. It’s astonishingly well laid out with names for lights, notes for everything all to make it incredibly easy for newcomers to use and enjoy. Plus the home functions so beautifully: the bathrooms, the kitchen, the sitting areas. All delightful.
Your place is sublime. You should charge more. Only between us and in the interest of helping your home live up to its astonishing charm and warmth and ease, I hope I can make a small suggestion - maybe add a few kids shows to the cable TV package. That’s it. I also should add how much I love the Austin magazines and your notes on many pages. It really makes one feel at home. We will be sorry to leave. Very sorry indeed.
I should add one other thing. My only serious concern is this find has set the bar so high, I don’t know how I’ll match it when I look for other places -not in Austin of course where you will be our first and only choice- on HomeAway.com in the future.

We loved our stay on Monroe, the location could not be better! We walked to many places on South Congress, the food trucks and coffee shop are at your doorstep! Recommend Thai Fresh, and Radio coffee shop for live music. We are vegan, Casa de Luz is amazing!
The home is wonderfully appointed, especially for a family. Kitchen is adequate and the instructions are very helpful! We cooked a great deal; we found the gorgeous antique stove is darling but can be a challenge to know when the burners are on high? Eating in the darling antique dining room was very enjoyable!
I would give it a 5 star for a family. For two couples over 66; the second bedroom is just ok...the claw foot tub though very quaint was not ideal for my 72 year old husband. A newer queen bed in the second bedroom would be a great upgrade. Also, I would use all white towels and get thicker ones (Costco has some amazing ones.) Also, two more chairs to sit in on the front porch would be grand (we grabbed the ones on the back porch for our glass of wine). These are things I would want to know if I were the owner of this marvelous home!
All in All we loved traveling around Austin, Fredricksburg, Georgetown and then coming home to our perfectly located quaint home on Monroe.
This house is beautifully appointed and wonderfully updated. The best thing is was very clean. We loved the location, it was close to downtown and very quiet. Wish we could have been there in the summer to see the garden in bloom. We had a wonderful stay.

Comfy cottage, extremely well located. Easy walk to SOCO and downtown, nearby 1st St also has fun shops and restaurants. Out hostess went out of her way to make us comfortable, and her pride of ownership of this gem shined through
This rental property was extremely comfortable, clean, and close to everything. The property manager came in right when we arrived to fix the cable before we even knew it wasn't working. The outdoor space is great with seating in the front and back on the porches. It is located in a very quite neighborhood and we felt safe being out at night. I would recommend this property to anyone wanting to experience Austin.
