Wonderful Trip!

The property was spacious and clean with everything we needed for 6 adults and 3 kids for a long weekend. It was close to attractions in a quiet residential area. The public beach was close and not too crowded. The only disappointment was the private beach, which was small and had a lot of rocks.

Convenient location, great place for a family getaway

We loved our stay here. Spacious kitchen, grill and patio. Family loved it. Private beach was small but fun (must be nimble to walk to it) public beach minutes away. Rooms were clean and amenities were provided. We loved our stay. Pet friendly (small dog also loved it!)

Great family gathering house and large yard

Cooked outside while kids played, good living space for the day it rained. Good value for price paid, close to marina and downtown, great bathrooms. Enjoyed it and recommend it.

Great Location!

We were quite happy with our stay. Directions upon arrival were clear and concise. Everyone had a good night's rest each of the nights, however the beds were aged and need to be replaced. This place is all about location for us. We were a short walk from town which was perfect and a quick drive to the public beach. We tried to access the private beach and it was bad, just bad. The high tides were definitely a factor, but the beach is not good. I would recommend the public one, no question. Aside from that, we have no other comment to make except that we would definitely rent from there again.

Not Worth The Price

Luxurious. Well, I suppose one man's palace is another man's dump. I'll describe our experience and let you be the judge.

Let's start with the Master Bedroom, located on the top level with two other bedrooms. We enter the house and the air is nice and cool. We proceed to the top level and get hit with a wall of extremely hot air. The top level has got to be at least 20 degrees warmer than the mid-level. I put my hand by the air registers on the floor and felt very little air coming out. I went downstairs and all of the registers had cold air pouring out like the jet stream. We closed off all the registers on the lower levels and tested the third level registers again, but there was no improvement. It looked like it was going to be hot sweaty nights for a while. There was a whole house fan, but besides sounding like a jet engine, it did very little good.

Next, let's turn to the Master Bathroom. The place had been described as luxurious, so the master bath must be really something. Well, our beautiful master bath turned out to be a little hole in the wall. It was the smallest bath in the house, it had one tiny sink, one step in shower, no bath, no shelves to store our toiletries, no hooks to hang our robes and just one small towel rack. Let's move on.

In the whole house, there was just one TV. We had six adults and three preschool kids. One TV wasn't going to cut it. There also wasn't any quite place to go to for perhaps reading. The TV room was it.

There are many more criticisms I can make about the house, but my space here is limited.

However, the association beach deserves mentioning. There wasn't any. Now, when you're in New Buffalo, and you're paying a lot of money, you expect a decent association beach. We followed the trail to the beach and came to a boarded up dead end. There was no beach, just huge jagged rocks. We were told that there was an alternative path to the beach. It's even showed in the photographs of the house. Unfortunately, you had to climb down this steep trail, wade across a stream, climb through some more brush in order to finally reach the beach. Can you imagine doing this, carrying all your beach gear and three little kids and one baby? And, what a beach! It was this very little patch of rough sand and mostly rocks. By this time, I felt I had been defrauded.

This is not our first rental, so I say with some experience, this place is worth no-where near what we paid for it.

Owner's Response: Let me first say that I am sorry these renters did not have a great stay at one of our rental properties. The irony is the issues they had could have been solved if they simply told me anything DURING their stay. While the association beach is smaller this year due to the highest tides in 25 years, there is still a second entrance off of Shore Drive that has no stairs and is just a sandy hill to walk down. If they would have called me or read the welcome book they would have discovered this. Also in regards to AC, the following renters let us know the upstairs didnt seem to be cooling as well as the downstairs. I immediately called a repairman who fixed issue in an hour (broken damper). I will be sure to put a picture of the master bathroom as I do know anyone that would describe it as a "hole in the wall!" that is a first! I have had this in home in our rental inventory for over 7 years and it is considered a successful rental and our renters have enjoyed their vacations here.

Great layout, close to everything

This house was perfect for 6 girlfriends. There are lots of beds, bathrooms and spaces to hang out, including a patio and deck and huge kitchen. Walked to the association beach on Lake Michigan and downtown for shopping and delicious eats. Just great!
