Please Read The Entire Description:

Boulder Ridge Cabin is a beautiful cabin in the Shenandoah Valley of Virginia. Located in historic Rawley Springs, Boulder Ridge Cabin offers access to hiking, biking, fishing and walking trails all within minutes walk of the front door. There are only 4 steps leading up to the cabin to get onto the porch so it is easily accessible. We do allow for one night stays, but there is two night minimum for weekend stays (either Friday and Saturday night or Saturday & Sunday nights).

If you share beds and ten if you sleep on the couch. The maximum occupancy is not the amount of people the cabin sleeps it's the amount we will allow in the cabin.

Pets are welcome but we do require a Pet Fee per pet because we clean much more thoroughly when pets stay at the cabin. Boulder Ridge Cabin is a great place to see the stars. On clear nights, you can see thousands of stars overhead. It is a beautiful sight. Also during the spring and summer months, you can see humming birds everywhere. We place feeders off the front porch of the house and have personally seen upwards of 20 birds feeding on them at one time.

Check in time is 4:00 pm until 10 pm and checkout is 11 am. A late fee of $20 an hour for check ins after 10 pm.

No smoking in the cabin. No beer pong or Hookahs. Noise must kept to a minimum and quiet hours are 9 pm to 9 am.

Guests are required to sign a rental agreement upon arrival and a photo ID. For this reason, the person who makes the reservation has to be the there at the time of check-in, unless the contract is signed and arrangements are made for someone else to check-in in advance.

The house can fit 12 people. However, at least 4 would need to be children.

Pets are welcome at all of our properties. If you or someone in your group is allergic to pets or anything else (detergent, air fresheners, etc), please let us know in advance so we can discuss this prior to your booking and then also prior to your arrival. There are things you should expect to find, such as spider webs (we clean them for every guest but they do reappear quickly), ladybugs, insects, tiny critters & stink bug(s) during certain times of the year. Sheets, toilet paper and towels are provided. Paper towels are not.

All pet fee(s), early check-in or late check-out, firewood or extra person fees are not refundable once paid.

Failure to show up/check in or contact owner before midnight of day of arrival will result in cancellation. Host reserves the right to rebook property if guest does NOT contact owner.

Illegal drugs will not permitted on our properties under any circumstances. Smoking is not permitted inside any house or cabin or on any screen porch. There will be a $750 charge for any smoking in either of these areas. Illegal drugs being used anywhere on the property will result in a $750 charge. Kegs and hookahs are not permitted anywhere on property under any circumstances. There will be a $500 charge should either of these items (kegs or hookahs) be found on the property (this includes outside areas too). If smoking (inside or on screen porches), illegal drugs (meaning what is illegal in Virginia), keg(s), hookah(s) or fireworks (there is a $500 fine for having fireworks or for shooting firearms at a property) are found on the property the guest will be asked to leave and there will be no refund whatsoever for any portion of the stay (including any future days/nights). Guests failing to check-out by 11 am agree to pay $50 an hour for a late check-out beginning at 11:01 am. If the guest is still there at 12:00 noon then then the charge is another $50 and so on with each additional hour the guest overstays their reservation. Late check-outs require prior written permission and applicable late check-out fees to be paid.

Owners are not responsible to mail or hold on to left items.

No check-ins or checkouts on Thanksgiving or Christmas Day.

About Katie and Steven Robert Jones

We came to Virginia from Texas so I (Steven) could finish my college degree, but got into the vacation rental business by accident. :) We have 4 daughters under the age of 5. We have 6 rescue dogs, 2 rescue cats, 2 ponies, 8 goats & about 50 chickens.

We believe service is what sets us apart in the vacation rental industry. Katie & I personally own every cabin that we manage. We check-in all of our guests personally (sometimes even as late as 2 or 3 in the morning with prior approval). When you arrive, the lights will be on and you will be welcomed and shown around the cabin, unlike most other rentals where you access a lock box and walk into a dark cold house. This is all we do 24/7 and we want all of our guests to have an amazing stay. We would be honored if you would allow us the opportunity to serve you.

If you are looking to get away from the fast pace of life, then this is the perfect to relax. The cabin sits just above where the Dry River and Gum Run meet so both rivers are within walking distance from the cabin. Also, there are 3 hiking trails within walking distance of the cabin and numerous others within a very short drive of the cabin.

Very nice large house. Excellent views.

We have stayed at numerous rentals over the years, but this was one of favorite places. Clean, spacious and the setting of the house was ideal. The furniture was much nicer than what you find most other rentals. The views were just wonderful. We woke up to an amazing view of the mountains from the master bedroom. The main deck was very large and then two of the bedrooms had their own private deck space and the master bedroom has a screened in porch. We couldn't believe that the weather was nice enough in February to enjoy these spaces. The temperature was actually warm enough to sit out and read on the deck. We will be staying here again in the years to come.

Great house and excellent service!

When I arrived, the gentleman who checked us in had clearly been cleaning the house prior to our arrival. We had clean towels, linens and soap in every room. He went through the house and showed us where everything was and how to use it all. I was very impressed. Great house and I cool location with some history attached, that they should add to the website!! I would recommend to any group or family wanting to stay in the area

Nice property, poor management

The house was laid out well and had lots of space for a large group. The two living areas were a huge plus. The property itself was remote and had a beautiful view. The description mentioned trails you could follow from the property which was not accurate, but really nice hiking in the area. Overall, it was a great location near the National Forest. The house itself was not the issue...the management left a lot to be desired.

There were a number of issues that are annoying enough to seek another place in the same area unless they are improved:

-- My reservation was not confirmed until the morning of the day of check in (Rental Agreement was provided 3 weeks before trip). I sent emails, called, and left a voice message which were spottily, if at all, responded to.

-- Assistant (who himself was very nice) had to meet you on site so you could check in at a predetermined time, even though there was a lock box which they give the combo to anyways.

-- Pots and pans were dirty, as well as numerous pieces of dish wear.

-- There was no mention that you have to bring your own toilet paper, sponges, day to day cleaning supplies, etc.

-- We were told we could be brought firewood, and asked for it 2 nights. We never received for either night.

-- Furniture and bedding had noticeable stains (main couches had blotches of white crusty areas).

-- The Rental Agreement specifically stated 3 parking passes would be issued and towing enforced. When we arrived, the Assistant clarified there were no passes and area had plenty of space to park 5 or 6 cars. This would have been nice to know up front particularly for our larger group (I did email, but no response about it)

Great Stay

We had a wonderful time and a relaxing vacation at Steve and Katie's cabin. The cabin was very clean and roomy. We had a great time and we would recommend it to anyone who want to get away.

We, along with 2 other couples were looking forward to spending the evenings in this home in the mountains, after doing side trips during the day. It is a beautiful setting and has such potential. We encountered mouse dirt in the drawers, good we were not cooking there. The bed in our room was about 4 inches lower on one end. We discovered why, the paint can that held up one on the sides where the leg was off, was too short! The drain in the bathroom was clogged so we ended up standing in several inches of water while showering. It was just overall dirty. I usually do not comment with negative words, but think it only fair to someone wanting to rent who might be expecting it too feel like the pictures on the website portray. We also found it difficult to communicate with the owners.

A lovely cabin that worked well for a family get-together

This was a lovely property and provided a beautiful setting for our family get-together. We were met promptly by the property owner's assistant who showed us over the property and made sure we were comfortable, and that all was as we expected it to be. All of the electronic systems and utilities worked extremely well, even though the cottage was in a somewhat isolated area. The neighborhood provided beautiful walks, and had lovely decks for reading and relaxing. It was near enough to Harrisonburg for easy outings, shopping and excursions. The cabin was in good shape and ready for us. Even during some rain, the unpaved roads to the house remained easily accessible. Thank you.
