. This 2nd floor apartment comprising the entire 2nd floor of a Spanish Colonial townhouse is one of a small handful of Old San Juan short term rentals which are unique for the following reasons:
1st: This 2nd floor apartment has a completely private entrance from the street.
2nd , Property enjoys a great water view - 3 street side balconies offer great views of San Juan Bay , passing cruise ships and pelicans. . The property enjoys a clear view of the bay and the mountains beyond..This is also a unique urban property with 3 large trees in a tiny park in front of the house which offers a peaceful and almost rural environment within the Old City with an exceptional view of SJ bay along with a small nonswimming beach below the Governor's mansion.
3rd: The property is located directly across the street from the Puerto Rico Governor's mansion called 'La Fortaleza' and the area enjoys unparalled security and police vigilance. There is a small police barracks attached to Governor's mansion one block from property in addition to the Hotel' Convento's security and cameras just up the street.
4th: The property offers A Rural Ambience in an Urban Setting:
The special location on the west side of the Old City next to EL Morro National Park offers views of pelicans and tropical vegetation and trees with several palm trees and a large mahogany directly in front of the property. There is also a large mango tree which shades half of the patio of this apartment.
Despite the unban location Puerto Rican tree frogs called 'coquis' along with the waves from the visible small bayside non swimming beach below the wall can be heard at night. The entrance to the "El Morro National Park" is about 60 yards further down the st.
Parking is available free on the streets of the Old City from 6 am to 6 pm Mondays to Fridays but from 6.PM TO 6 AM IS RESERVED FOR RESIDENTS . Weekends are also reserved for residents . There is a large outdoor lot about an 8 minute walk along the Bay from the property. The entrance to the National Park 'El Morro' is only steps away from the apartment.
The property is residential but is only 3 blocks from the main plaza of Old San Juan- 'Plaza de las Armas' with a trolley stop , Walgreens, the Old City's only Supermarket, a Marshall's , several fast foods , outdoor coffee /internet cafe - Many other shops , restaurants and bars are within 3 to 5 blocks .
The ceilings in the apartment are 17 feet tall - bedrooms , living room ,dining room &there are ceiling fans in all rooms . Only the patio bedroom has an air conditioner . The living room has a futon and a sofa . An air mattress is also available.
There is a fully equipped kitchen. . There is a dining room and the patio can also serve for outside dining. The apartment is about 1,500. sq ft. and can accommodate 6 persons or more if the air mattresses and/or futon are used. .
There is Direct TV and WIFI
There is a large bathroom with shower between the 2 bedrooms .In addition there is a much smaller bathroom/shower at the back of the residence. The patio is shaded by a large mango tree which produces mangoes 2x a year. Sun enters patio from mid am to early pm..
This base rental for this apartment is priced for a 1 or2 guest occupancy with an extra guest charge of $20.00 per night for each guest after 2.
This apartment is a really good deal for a group or family since there is really a lot of space to accomodate a family. All the rooms are large and accomodating.
.Steps away from property is the beginning of Ël Morro Trail'- a harbor walkway maintained by the National Park Service which ends at the mouth of SJ harbor directly below the famous fort Ël Morro'.
The property is located on a privileged and very special street. called 'Caleta de las Monjas' -the Street of the Nuns. - also known as the street of the statues ' There is a famous large bronze statue in front of house called 'La Rogativa' ; there are 3 large statues at the beginning of the street in addition to the statues on the fascade of the Cathedral. The Caleta is one of the most painted streets of Old San Juan by artists.
The 'Caleta' is only about '200 yards in length. At the beginning of the "Caleta de las Monjas " (The little street of the Nuns" is San Juan Cathedral and the 4 star Hotel ' El Convento '-.. At the end of the" Caleta" is the property , the PR Governor''s Mansion' and the back entrance to the National Park '' Ël 'Morro'' which is very popular for walking , and kite flying. The property is directly in front of the Governor's Mansion's gardens and back gate.
The house is only 7 houses down Hotel Convento which has a ' tapas' bar and a restaurant.Taxis are available there 24/7 . By car the property is about 15 traffic free minutes away from the airport and about 5 minutes to nearest blue flag beach called 'Ëscambron'' which is next to the Caribe Hilton .You can also access the beach via bus followed by a 4 minute walk. or via trolley &a 10minute walk. Bus station is about a 12min. walk from house

Why Peter J. Satz chose Viejo San Juan
We rented this property 20 yeas prior to purchasing it. It is the only house on the street which looks the same as it did in 1902 which is the earliest photo we have of the area.
What makes this Villa unique
The house is located on a residential street with little traffic and no discos or bars. The grounds of the Governor's Mansion are only about 40 yards across from the house and there is usually a Commonwealth policeman on duty in the area of the Plaza called 'La Rogativa 'which is shown with the large statue in the photos. The entrance to the National Park 'El Morro' is just further down the st at the very end about 70 yards from the property. This is an urban property in a close to rural setting . Overall, the 'Caleta ' is just a very unique cobblestoned Old San Juan street with a small plaza at its beginning in front of San Juan Cathedral and a 2nd plaza called "Plaza Rogativa" at its end which the property overlooks. . If you enjoy walking you also have the 2 harbor walkways known as the El Morro Trail and the 'Paseo de la Princesa' only a block away below the wall .

Like they say....location, location, location.....
Our Old San Juan residence made us feel like locals. The location was probably the best in all of Old San Juan......overlooking the ocean and the governor's mansion, and only blocks from great restaurants, stores and public squares. The accommodations were clean and our host had put a lot of time in getting it ready for us. He was very helpful getting us settled. We were within easy walking distance to all of the old town.
Amazing property with amazing views
Our family stayed here over Easter weekend and could not have been happier with this property. The owners are very friendly and helpful. The apartment itself is wonderfully charming and comfortable. The views from the balcony are incredible. It's a perfect location in Old San Juan for walking around the city, and seeing the sights. Great restaurants are very close by. We would definitely like to stay here again.
Location location location!
Had a wonderful time in Old San Juan even though they are still recovering from Maria. Peter greeted us upon arrival and was very accommodating. Even offered us a late check out. If you are a cat lover, Old San Juan is where to go. They are the happiest, well taken care of, protected strays you'll ever encounter. Wish we could have stayed longer.
This is a lovely old-fashioned property. Great location and very friendly owners. Will return.
The owner was present to show us everything, fabulous location, shabby chic is how I would describe it. I would stay there again.
My husband and I loved our stay here! We have stayed in several different apartments in old San Juan and this was our favorite. The views were amazing and it was a great location. The bathroom was old but everything functioned fine. There is only one air conditioned bedroom but there was such a great breeze through the rest of the house it wasn't needed anywhere else. It looked just like it was pictured. We will stay there again!
The property is: only 3 blocks from the main plaza of the Old City called 'Plaza de las Armas' where the Old City's only supermarket is located in addition to Walgreens, Puerto Rico Drugstore, Marshalls and a handful of fast foods and cafes 5 minutes walking to El Morro Fort 45 minutes walking to nearest blue flag beach 'Escambron' 1 block to San Juan Gate and the harbor walkways 1 block from the famous Calle Cristo with many shops, bars and restaurants 1 block to San Juan Cathedral 3 blocks to San Sebastian St. with over 15 bars and restaurants
