Close to everything in Boothbay Harbor, yet very private. Access to fresh water lake with dock for swimming, paddling. Or skating, cross-country skiing and snowshoeing in the winter.
Convenient location; just minutes from the Boothbay Commons, Coastal Maine Botanical Gardens, Boothbay Harbor Yacht Club, Southport Island and the Aquarium. It is 5 minutes into the heart of Boothbay Harbor. There are 18 Boothbay Region Land Trust trails within 20 minutes. Launch your kayak or boat at just down the road for ocean adventures. Ride the bicycles that are provided to explore islands and the town.
You will find everything you’d expect to find in a modern year-round house: fully-equipped kitchen including a dishwasher, gas grill, washer and dryer, three TV sets with cable. Fully functional home office and WiFi throughout the property. Linens and towels are provided.
The master bedroom has a queen bed and a private bathroom with twin sinks.
A second bedroom has a full-sized bed. A third bedroom can be created in the rec room, where there is a high-quality queen sofa bed and a futon...and a mega, 62-inch HD TV screen.
There is a second full bathroom in the hallway.
A full office is a bonus feature for those working remotely. WiFi is available throughout the house and deck.
The sunny rec room, deck and patio were added to the left side of the
house. Enjoy morning sun and sunsets. The sun room has a wall of windows looking out over a large deck and into the woods. It’s a very large room with enough floor space for two people to do yoga. And a 62-inch screen with HD cable and DVR for sports and movies. Pull out the queen sofa for a third bedroom!
All rooms in the house have large windows providing lots of light. The house is all on one level—no stairs!

Chip Newell and Susan Morris moved to Maine twelve years ago after decades of living all over the US and Canada. Chip first experienced Maine as a student at Bowdoin College and Susan traveled through Maine on her way to the family cottage in Prince Edward Island from Montreal while growing up.
Susan has been in the hospitality and lodging business for over 25 years, including 13 years with Marriott Hotels. She is a bit of a cleanliness nut. Chip has always been in the real estate business, developing hotels, resorts, residences and condos in places as diverse as Washington, DC, Denver, western North Carolina, South Beach Miami, Puerto Rico and Boothbay Harbor, Maine.
Seven years ago Chip and Susan sold their condo in South Beach Miami and chose to live in Maine on a year-round basis. They love the community and there is so much to do in mid-coast Maine! They also have a vacation rental home in Portland. Ask to learn more.

This house is just minutes away from anything and everything you want to do in Boothbay Harbor in every season of the year but it is also incredibly private and quiet. The layout of the house flows well and it is all on one floor- no stairs. The living room, kitchen and dining room are designed for entertaining and it is just steps out of the kitchen to the porch and gas grill. The master bedroom is generous and has its own bathroom. Recent additions are a fully dedicated office and a huge sun room that serves as a yoga studio, media room (62 inch TV screen with HD and DVR) and third bedroom. It opens to a large deck and patio. The house is bright, light and cheery! In 2015 a private dock is offered with swimming and paddling and fishing on a fresh water lake. Bicycles also included.

Four bicycles for getting around town. Living space is all on one level. Bright and light. Kitchen is fully equipped with everything, including a dishwasher.
We arrived from Boston in the dark so only took in the space and comfort of the house, both of which are superb, with great bedrooms, baths and all the equipment you could ever need. In the morning we could see how beautiful the gardens and surrounding property are and walked down to the lake for a lovely view and the peace that being next to water can bring.
The whole Boothbay area was a delight from the Botanical Gardens, seaside walks and historical buildings to the great food (try the tapas at the Boat House bistro). The town is just a few minutes drive and has everything you need as well as boat trips to explore the bays. Susan had left lots of brochures and maps to make planning our excursions so easy. We would definitely recommend Sunny Woods to anyone who plans on visiting this lovely part of the world.
Sunny Woods lives up to every description. The house was spotless, fully outfitted and comfortable. The owners' art work and grounds sculptures were a surprise and a delight. We were a multi-generational group of six and the house comfortably satisfied all our needs--quiet space, outside lawn for impromptu soccer games and comfortable cooking and eating.
Only five minutes or so to Booth Bay and in a quiet, accessible spot gave us the feel of "being away" while close to the many things we needed or wanted to do.
Susan also provided us with useful information about the area, attractions, etc. I would happily return to spent more time at Sunny Woods.
My husband is a teacher in Cape Elizabeth and had school vacation late Arpil. I had heard about this great home close to Booth Bay Harbor and we decided to make the quick hour trip up from Portland. We arrived late afternoon. The home immediately felt comfortable and peaceful. Everything was so clean and decorated so nicely. The house offered a huge dining room table in a sun soaked room, a sitting room next to the open kitchen so you could relax and talk while the chef made dinner, a master bed and bath, and a beautiful living room with large windows looking into the woods and back deck. Both mornings we sat on the deck and drank our coffee and read. The house is a short walk down to a private lake that we sat at and listened to the nature in the afternoons. One late afternoon we went into town-we didn't want to leave the house!-it was a short 3 minute drive to all the stores and restaurants. Susan was so helpful and nice and provided many ideas of things to do there. We went to the land trust and hiked and the botanical gardens. But there was a huge binder of many more attractions Susan had put together. She made us feel so at home and that we could call her with any questions. Ocean View drive in East Bookthbay is a must. Great place for a family or a couple and friends to stay. We can't wait to go back! Thank you Susan and Chip!!
Loved this rental! The property is so special and if you are a nature lover you'll be in heaven. More than comfortable accommodations with everything you need from reading materials, WiFi, TV, cooking and baking and entertaining small or larger groups for dinner. The sun room is spectacular with lovely seasonal views and a lot of light. And they allow well behaved dogs too! Don't miss this rental for the Boothbay area---it's a gem!
Five stars is an understatement. I agree with the earlier reviewers and so won’t repeat what a great place this is. I will just give my unconditional recommendation that you choose this house if you're going to the Boothbay Harbor area.
As the former residence of the owners, Sunny Woods House is much better equipped and decorated than usual rentals. It exceeded my expectations for both amenities and location. Susan’s original hospitality experience with Marriott appears to have translated into setting “excellent” as the minimum service standard for running Boothbay Cottage Rentals. If there’s anything you need, from where to buy local cheese and pies to what to do, a call or email will bring a quick reply.

This is one terrific place to stay and enjoy Boothbay. The house is extremely comfortable, decorated with the most tasteful furniture and artwork we have encountered in a rental, reflecting the sophisticated taste of the owners -Susan and Chip- who have thought of EVERYTHING…even the kettle warms the water at special temperatures for coffee vs. tea and for different types of tea from their diverse selection. The coffee maker had a built in clock so it served as our alarm in the morning. We enjoyed sitting on the veranda while sipping our cuppas and moved to the most wonderful deck flanked by gorgeous sculptures for lounging in the afternoon sun. The gardens surround the house adding to its beauty and privacy.
The house is perfectly located. You can bike many places including our favorite Coastal Botanical Gardens – not to be missed if you’re an enthusiast. We found Boothbay a wonderful vacation spot with lots of sports and culture-while still managing to maintain a rustic “Mainely” feel to it.
The house itself has all modern appliances including WIFI, a lovely kitchen with one of the nicest dining room we’ve ever seen, a great glass sun room that is surrounded by a deck and gorgeous trees affording privacy and a ginormous tv. We found plenty of local magazines and newspapers to tell us what’s going on. The whole house was spotlessly clean, our bed was comfy, and the shower pressure was strong.
We were absolutely delighted with our Boothbay Cottage experience and highly recommend it.

Apart from all of the Boothbay Harbor attractions, we are within 60 minutes to Bath, Brunswick, Damariscotta, Freeport and 90 minutes to Rockland and Camden. It is 1 1/2 hours to Portland.
