Your perfect vacation awaits you in our newly renovated three bedroom cape located in historic Yarmouth Port. Tucked away in a lovely neighborhood off of Rt 6A, Our home sits on Great Marshes that looks out to Barnstable harbor and Sandy Neck beach. Relax on the adirondack chairs in the spacious back yard while viewing the breathtaking sunsets and the whale watching boat in the harbor. (Cape Cod Bay is the only location on the East Coast where you can view the sun setting over the ocean). Enjoy a quiet and child safe neighborhood with access to conservation trails only 50 feet away for a 15 minute walk to beautiful Gray’s Beach also know as Bass Hole.

ENTERTAIN IN A NEW KITCHEN complete with granite countertops, cherry cabinets, stainless steel appliances, recessed lighting, and hardwood flooring. Well stocked to make your meals at home more enjoyable.

THE DINING AREA overlooks the peaceful marsh and is open to the family room. The china cabinet is stocked with additional dishes and glassware to make entertaining a breeze. The table has a leaf that can comfortably accommodate a party of 8.

THE FAMILY ROOM has a comfy slipcovered sofa and two oversized comfortable chairs to relax in after a fun-filled day. There is a 46'' flat screen television, DVD player, games, a fireplace, and sliders to the large deck overlooking the marshview.

THE LARGE DECK has a custom made wood trestle table with an umbrella, chairs, & bench. Two steps down is the large professional stainless grille for cooking while surrounded by nature and salt air breezes. A 100 lb propane tank is included to ensure that you never run out while cooking. An amazing marsh view can be seen from the deck. Two adirondack chairs and a side table are located in the yard for taking in the breathtaking ocean view and sunsets.

THE SPACIOUS KING MASTER BEDROOM is located on the first floor and beautifully furnished with new coastal themed furniture and 32'' flat screen tv. Upstairs are two bedrooms, one with a queen bed, armoir, and walk-in closet and the other with a twin and pull out trundle. The bedrooms are tastefully decorated with fresh designer linens,new mattresses,new furniture, and new lamps. The hallways have doors to close off the stairs and main living area to keep noise to a minimum in the bedrooms allowing early birds to sleep peacefully and night owls to sleep late. New carpeting installed throughout. There is a full bathroom located on each floor and central a/c.

A PERFECT LOCATION IN A PERFECT SETTING

Nature trails are easily accessed only 50 ft away for a 15 minute walk to Grey's Beach also known as Bass Hole. You can stroll the boardwalk that stretches 868 feet into a salt marsh over the bass river. Gray’s beach offers a playground, picnic area, boat launch, beach with lifeguards, and free parking.

Walk or bike to the neighborhood ice cream shop, village store, or newly renovated playground only minutes away. You will be conveniently located with easy access to the pristine bay beaches of Dennis which are only a 15-minute drive down Rt. 6A. Bike, walk, or drive to Dennis pond which is 1 mile away and is one of Cape Cod's cleanest freshwater ponds. Enjoy kayaking, fishing, swimming, or just relaxing on the beach which has lifeguards on duty during the weekend. Four kayaks & life vests are provided but guests are responsible for transporting them to desired waterways. Four bicycles and helmets are also available for exploring the nature trails, neighborhood, and bike trails. The neighborhood playground has been renovated in June 2015.

Visit downtown Hyannis, just 15 minutes away, where there is always something fun to do for any age. It boasts eclectic and fun museums, library, carousel, art galleries, boutiques, pubs, fine restaurants, nightclubs, ice cream parlors, coffeehouses, bookstores, harbor cruises, and the ferries to Nantucket and Martha's vineyard.

Experience the quieter side of cape cod. Scenic route 6A is chock full of antique shops and some of New England’s finest boutiques. The tree-lined winding road will bring you to many of the area’s finest restaurants while passing through some of america’s oldest villages.

About Nance Carbone

Our family has been renting private vacation homes for twenty years. We know what we like and expect and we try our best to put all those pieces together to ensure a comfortable and relaxing retreat. My husband and I have custom built and renovated several houses over the years as a hobby. This house is our first that we have had the opportunity to share and welcome guests. We purchased the house in February 2013 and have enjoyed four successful seasons renting on Cape Cod. I thoroughly enjoy making decorating changes and adding special touches to ensure my guests an enjoyable experience while vacationing here.

Why Nance Carbone chose Yarmouth

The home is located on a very special piece of property that is surrounded by 300 acres of conservation land and overlooks Great Marshes, a tidal marsh. The nature trails that lead to Grays beach are easily accessed 50 feet away. The sunsets and views are spectacular. As one of my guests had said, 'You feel like you're on your own private island.' During the course of a day, the lighting changes and creates a magical setting. Cape Cod Bay is the only location on the East Coast where you can view the sun setting over the ocean. It is peaceful and serene to be surrounded by nature and view hundreds of species of birds that call this paradise their home along with white-tailed bunnies who frolick in the yard at dawn and dusk. It is located north of Route 6A, very desirable and within fifteen minutes of ferries, train, airport, pristine bay beaches, Cape Cod Playhouse, antique shops, art galleries, museums, clam shacks, multiple golf courses, playgrounds, kayaking, boat launch, charter boats, and whale watching boats. A five minute walk to the newly renovated neighborhood playground and the village store/ice cream shop. A fifteen minute walk to Grays Beach. A perfect location in a perfect setting.

What makes this house unique

The house has been renovated with new carpeting, hardwood flooring, custom tile, recessed lighting, and a new kitchen with cherry cabinets, stainless appliances, and granite countertops.

New siding/trim, several new windows and doors, and new lighting were completed November 2014. All the furnishings, linens, and mattresses are new to ensure total comfort. The yard is expansive to enjoy all types of outdoor activities and dog friendly nature trails are only 50' away. Take a walk through the trails and arrive at Grays Beach.

I've vacationed on the Cape for decades, and Sunset Bay Cottage was the top of the line in vacation rentals. The home is roomy for a family or for multiple adults; situated in a private neighborhood with beautiful scenery and walking. We arrived to a fresh clean home with many amenities, including snacks and tourist information. While a car is needed for most destinations, the house is convenient to Mid-Cape Highway, Route 6A, and is central for any day itinerary. We brought our dog who was as happy as her owners with the week's retreat. Would definitely return to this rental.

Best of all worlds!

We had a fantastic week in Sunset Bay Cottage, which was just as advertised. The house was beautifully decorated with a beachy theme, new kitchen, master bedroom, and great living area. A big deck and grill allowed for outdoor entertainment at all times. And of course the sunsets over the marsh were picture perfect. The house was well stocked with an excellent selection of books, puzzles, and board games to go along with wifi and basic cable, and the garage had kayaks, bicycles, and anything you need for a beach or outdoors trip. The location was amazing. Expansive nature trails flow through the woods and marsh right behind the house and go all the way to Gray’s beach, a small spot five minutes away which was great for kayaking and bird watching. We kayaked across to Chapin’s beach to picnic, swim and fish and watch the wildlife, including seals. With the central Cape location, we were never more than 20 minutes away from great restaurants, beaches, marinas, and other attractions (you gotta go to Pirates Cove for miniature golf!) on both the Cape Cod Bay side and Nantucket Sound side. We especially enjoyed the morning whale watch from nearby (10 minutes) Barnstable. Nance provided us with detailed binders filled with great restaurant recommendations and plenty of info for our week, and there is still plenty we would go back for! We highly recommend The Marshside in Dennis for its great atmosphere, food and sweeping views of the marsh. Nance was a hospitable, responsive and caring owner and it showed in every detail of her home. Thank you for a most enjoyable and relaxing week.

Beautiful, Comfortable, & Well Stocked!

This is ideal in many ways. The location is fantastic; private, safe, and still close to everything. The owner is very easy to work with. The house itself is charming; great deck, good furnishing and bedding, excellent fireplace and lovely layout. The house is stocked! Kayaks, outdoor furniture, games, kitchen supplies, etc. It was really a bit magical to spend a week adjacent to so much undeveloped public land; like spending vacation on the water in a bird sanctuary. Heaven!

PICTURE PERFECT

Staying at Sunset Bay Cottage was a pure delight. Our family enjoyed a wonderful week of sunshine and ocean breezes while relaxing at this wonderful home. The setting is picture perfect with a field of golden marsh grasses at the base of a large backyard that looks out to Barnstable Harbor and the sand dunes of Sandy Neck Beach in the far distance. My husband and I would sit in the Adirondack chairs with a glass of wine while our three children had a blast running around the yard playing tag and playing catch. We cooked many meals on the large outdoor grill and deck while watching the white-tailed bunnies come for a visit at dusk.

The home is very clean, comfortable, and well taken care of. Our children loved having the bedrooms and bathroom upstairs to themselves while we had our own private suite on the first floor. Nance is a caring homeowner. She stopped by to visit one day and answered a few of our questions and gave some suggestions on things to do which was so kind.

Our favorite bay beaches were close by and we drove to Hyannis (15 minutes) and took the ferry to Martha’s Vineyard one day. We recommend without a hesitation.

Perfect place for a getaway

This is our second stay at SBC and we loved it even more this time. The cottage has everything you need, from comfy couch, chairs, beds, pillows, stocked kitchen, wonderful views, lots of wildlife (we had raccoon, bunny, chipmunk, squirrels and birds), great water pressure and many options for play - bikes, kayak, a wonderful, fun trail one house down, great walking in the neighborhood.

The location is ideal for trips to beaches, all the quaint towns on the Cape and great shopping. We had to go to Boston for the day and it is only 1 hr 20 minutes away.

Our favorite restaurants are - Skargo's (get the oysters Skargo!), OLd Yarmouth Inn, Yarmouth Pizza, Lost Dog Pub, Land Ho!, The Squire in Chatham and great take out at Brewster Market (best pizza and cheese steak ever) and Petersons Market.

Go take a hike at Wellfleet Wildlife Bird Sanctuary.

You can't go wrong with this rental and Nance is the best landlord. She helped me order 1/4 of a cord of wood for the fireplace which helped out so much.

Can't wait until our next visit.

Spotless with views and nature all around!

My family of six had a wonderful week at Sunset Bay Cottage. The yard had beautiful views out over the marsh with the ocean beyond and there were nature trails right next door. Several days we walked the trails to Grays beach with our dog who enjoyed his stay as much as we did. Our favorite beaches were close by too-Chapin, Mayflower, and Corporation. We drove one day to Provincetown for a fun filled day at the beach and cycling along the bike paths. Nance, the owner, was very helpful and provided plenty of information about things to do and places to eat. My daughter left behind her flip flops and bathing suit and Nance was so kind to mail them back to us.

All the furnishings are quality pieces and we especially enjoyed many days on the deck preparing our meals on the large stainless grille and dining on the custom made trestle table with high end chairs. The house has everything you will need…towels, bicycles, kayaks, life vests, helmets, games, and a cooler. The neighborhood is quiet and there are plenty of places to ride the bicycles. Just pack your sunscreen and bring an SUV to transport the kayaks. Nance even supplies one kayak holder that attaches to a roof rack.

This was a truly memorable vacation and we highly recommend.

Great House and Great Location for Cape Cod Nature

We stayed there late July 2014-8/2/14 and the setting was great. Large yard next marsh that had trails to walk on. Quiet street and plenty of places to walk the dog. Close to Grays Beach but also Mayflower, Corporation and other beaches. Owner was very, very helpful and provided plenty of information about things to do. We forgot some items and I recall the owner was nice enough to mail a bathing suit to us, she really took ownership of our stay. House was well kept. Highly recommend. I would stay there again for sure and it's the type of spot that would be great in the early summer like May or in October because of the Marsh trails being right there. Great stay!

It is known locally as both Grays Beach and Bass Hole. Located only one mile away by conservation trails next to property or by car it is 1.5 miles and offers free parking. There is a roped off area for swimming which is shallow for some distance from shore in a protected bay providing shelter from the often present Cape Cod wind and is ideal for small children. Next to the swimming beach is a launch area for small boats and kayaks, which provides access into Chase Garden Creek for kayakers looking for a marsh river paddle.Travel in the other direction from the launch takes kayaks, sailboats and small powerboats out into Barnstable harbor. With a boat or kayak it is also possible to land on Chapin Memorial Beach in Dennis, which has a beach on both Chase Garden Creek and Cape Cod Bay.Walk along the boardwalk next to the launch area which takes you out to the edge of the harbor where you can watch the boats, the shorebirds, fiddler crabs and fish or just enjoy the marsh itself. At the other end of Gray’s Beach, just past the picnic area there is access to a walking trail through a section of the marsh. An 860' boardwalk takes you out over the marsh to the woods beyond.

The pristine bay beaches are a 15 minute drive down Rt 6A and will not disappoint with their beautiful white sand and calm, warm ocean waters.

The neighborhood playground was completed in June 2015 and is only a 10 minute walk away.

Reservations will be held for 10 calendar days until deposit arrives. Any fees incurred by credit card payments, wire transfers, or Paypal transfers will be the guest's responsibility. Half the rent is requested in order to complete your reservation. The remainder of the rent and the refundable security deposit ($400) is due 30 days prior to your check-in date.

All linens are supplied and bed linens are stripped and laundered at no additional cost. There is an optional towel laundering fee of $10/guest per week. You may avoid this fee by laundering the towels provided or bringing your own.
Security deposit is fully refundable within two weeks from date of departure.

Stays of less than one week that include a holiday will incur a $100 additional cost. Stays of less than one week during late summer season will incur a $150 additional cost.
