Tucked away in a lovely neighborhood off of Rt 6A, Our home sits on Great Marshes that looks out to Barnstable harbor and Sandy Neck beach. Relax on the adirondack chairs in the spacious back yard while viewing the breathtaking sunsets and the whale watching boat in the harbor. (Cape Cod Bay is the only location on the East Coast where you can view the sun setting over the ocean). Enjoy a quiet and child safe neighborhood with access to conservation trails only 50 feet away for a 15 minute walk to beautiful Gray’s Beach also know as Bass Hole.

THE DINING AREA overlooks the peaceful marsh and is open to the family room. The china cabinet is stocked with additional dishes and glassware to make entertaining a breeze. The table has a leaf that can comfortably accommodate a party of 8.
THE FAMILY ROOM has a comfy slipcovered sofa and two oversized comfortable chairs to relax in after a fun-filled day. There is a 46'' flat screen television, DVD player, games, a fireplace, and sliders to the large deck overlooking the marshview.
THE LARGE DECK has a custom made wood trestle table with an umbrella, chairs, & bench. Two steps down is the large professional stainless grille for cooking while surrounded by nature and salt air breezes. A 100 lb propane tank is included to ensure that you never run out while cooking. An amazing marsh view can be seen from the deck. Two adirondack chairs and a side table are located in the yard for taking in the breathtaking ocean view and sunsets.
THE SPACIOUS KING MASTER BEDROOM is located on the first floor and beautifully furnished with new coastal themed furniture and 32'' flat screen tv. Upstairs are two bedrooms, one with a queen bed, armoir, and walk-in closet and the other with a twin and pull out trundle. The bedrooms are tastefully decorated with fresh designer linens,new mattresses,new furniture, and new lamps. The hallways have doors to close off the stairs and main living area to keep noise to a minimum in the bedrooms allowing early birds to sleep peacefully and night owls to sleep late. New carpeting installed throughout. There is a full bathroom located on each floor and central a/c.

All bed linens are provided and are laundered at no additional cost as we provide this as a service to our guests. Bath and beach towels are also provided and towel laundering is offered for a fee if needed. You do not have to decide this ahead of time and can let us know on your day of departure. Nature trails are easily accessed only 50 ft away for a 15 minute walk to Grey's Beach also known as Bass Hole. You can stroll the boardwalk that stretches 868 feet into a salt marsh over the bass river. Gray’s beach offers a playground, picnic area, boat launch, beach with lifeguards, and free parking.
Walk or bike to the neighborhood ice cream shop, village store, or newly renovated playground only minutes away. You will be conveniently located with easy access to the pristine bay beaches of Dennis which are only a 15-minute drive down Rt. 6A. Bike, walk, or drive to Dennis pond which is 1 mile away and is one of Cape Cod's cleanest freshwater ponds. Enjoy kayaking, fishing, swimming, or just relaxing on the beach which has lifeguards on duty during the weekend. Four kayaks & life vests are provided but guests are responsible for transporting them to desired waterways. Four bicycles and helmets are also available for exploring the nature trails, neighborhood, and bike trails. The neighborhood playground has been renovated in June 2015.
Visit downtown Hyannis, just 15 minutes away, where there is always something fun to do for any age. It boasts eclectic and fun museums, library, carousel, art galleries, boutiques, pubs, fine restaurants, nightclubs, ice cream parlors, coffeehouses, bookstores, harbor cruises, and the ferries to Nantucket and Martha's vineyard.

Our family has been renting private vacation homes for twenty years. We know what we like and expect and we try our best to put all those pieces together to ensure a comfortable and relaxing retreat. The home is located on a very special piece of property that is surrounded by 300 acres of conservation land and overlooks Great Marshes, a tidal marsh. The nature trails that lead to Grays beach are easily accessed 50 feet away. The sunsets and views are spectacular. As one of my guests had said, 'You feel like you're on your own private island.' During the course of a day, the lighting changes and creates a magical setting. Cape Cod Bay is the only location on the East Coast where you can view the sun setting over the ocean. It is peaceful and serene to be surrounded by nature and view hundreds of species of birds that call this paradise their home along with white-tailed bunnies who frolick in the yard at dawn and dusk. It is located north of Route 6A, very desirable and within fifteen minutes of ferries, train, airport, pristine bay beaches, Cape Cod Playhouse, antique shops, art galleries, museums, clam shacks, multiple golf courses, playgrounds, kayaking, boat launch, charter boats, and whale watching boats. A five minute walk to the newly renovated neighborhood playground and the village store/ice cream shop. A fifteen minute walk to Grays Beach. A perfect location in a perfect setting.

I've vacationed on the Cape for decades, and Sunset Bay Cottage was the top of the line in vacation rentals. The home is roomy for a family or for multiple adults; situated in a private neighborhood with beautiful scenery and walking. We arrived to a fresh clean home with many amenities, including snacks and tourist information. While a car is needed for most destinations, the house is convenient to Mid-Cape Highway, Route 6A, and is central for any day itinerary. We brought our dog who was as happy as her owners with the week's retreat. Would definitely return to this rental.
We had a fantastic week in Sunset Bay Cottage, which was just as advertised. The house was beautifully decorated with a beachy theme, new kitchen, master bedroom, and great living area. A big deck and grill allowed for outdoor entertainment at all times. And of course the sunsets over the marsh were picture perfect. The house was well stocked with an excellent selection of books, puzzles, and board games to go along with wifi and basic cable, and the garage had kayaks, bicycles, and anything you need for a beach or outdoors trip. The location was amazing. Expansive nature trails flow through the woods and marsh right behind the house and go all the way to Gray’s beach, a small spot five minutes away which was great for kayaking and bird watching. We kayaked across to Chapin’s beach to picnic, swim and fish and watch the wildlife, including seals. With the central Cape location, we were never more than 20 minutes away from great restaurants, beaches, marinas, and other attractions (you gotta go to Pirates Cove for miniature golf!) on both the Cape Cod Bay side and Nantucket Sound side. We especially enjoyed the morning whale watch from nearby (10 minutes) Barnstable. Nance provided us with detailed binders filled with great restaurant recommendations and plenty of info for our week, and there is still plenty we would go back for! We highly recommend The Marshside in Dennis for its great atmosphere, food and sweeping views of the marsh. Nance was a hospitable, responsive and caring owner and it showed in every detail of her home. Thank you for a most enjoyable and relaxing week.
Another great summer vacation at Sunset Bay Cottage. We come back every year because it keeps getting better. We loved the updates of new comfortable deck chairs and outdoor rug and the new slipcovered sofa in the family room. Our family went fishing and kayaking at Dennis pond several times. We also ventured to Herring Cove Beach in Provincetown and brought the kayaks for a really great day with whale sightings and even a tall ship. We even went to the Wellfleet drive-in which was a blast! Next year can't come soon enough!
We stayed for 5 nights at the end of August and as previous reviews have stated the cottage was fantastic and exactly as described. The majority of the cottage has been recently decorated and modernised with a great master suite downstairs and a lovely relaxing living area and everywhere was immaculate. It was also really well stocked with everything you could possibly need in the kitchen as well as games and books and even bikes and kayaks (sadly we didn't get to use them though as we couldn't transport them in our rented car).
The cottage is situated in a very peaceful residential area and is ideally situated for travelling around the cape. Beautiful sunsets can be seen from the bottom of the garden or from Gray's Beach which can be reached via a 20 minute walk through the woods behind the cottage. We would also recommend a visit to Provincetown followed by a trip to Herring Cove beach for fantastic sunsets across the bay whilst watching the seals play.
Nance is a great host and was really helpful both throughout the booking process and our stay (she even popped in and said hello!) and we would definitely recommend the cottage to friends and family or even stay again if we're ever lucky enough to visit Cape Cod again!
Just got home from our week long getaway to Yarmouth port and felt I needed to write a review of this wonderful cottage! My husband and I were looking for a place that would be able to accommodate our grown children and grandchildren for a few nights as well as being a comfortable place for a week of cape exploration. Boy, did we luck out!! The Sunset Bay Cottage was the perfect place! Our grandsons (ages 4 and 1) completely enjoyed their visit. The cottage is very clean and well child-proofed so we didn't have to worry about anything.
We played ball in the beautiful backyard and Nance even brought over a small pool and slide for the boys. We took bikes (provided) to Grays Beach and enjoyed the boardwalk and bird watching there. The beaches in Dennis (Chapin, Mayflower and Corporation) are just awesome for children. Tide pools and warm water kept the boys exploring and happy for hours. We couldn't decide which beach we liked best. Restaurants around town are plentiful. We loved Scargo in Dennis and Embargo in nearby Hyannis. For the kids, Frostys has fried food and ice cream with outside tables. At night, we would sit on the deck and watch the amazing star show. It happened to be during the perseid meteor showers so it was spectacular!
We have stayed in various HomeAways on the cape over the years and I must say, we've never had a bad experience but this was really our favorite spot. Nance is just a wonderful host and has thought of everything you'd need in this rental. Beach chairs, towels, cooler-you only need to ,pack your clothes. First time in Yarmouth port and we are smitten with the whole area. We hope to return next year. BIG thank you to Nance for sharing this special place!!
Sunset Bay cottage was absolutely lovely- spotless, with great amenities: Kitchen recently renovated- large table in dining room and beautiful, comfortable living room with TV. Family games in cupboards along with guide books and notebooks with all the local information. Beds were comfortable: there were 4 adults and 1 child and the place was the perfect size for our family. We decided to get a weekly beach pass for the town of Dennis because family used to live there and we knew the choices of beaches. House was in a great location and very quiet neighborhood. Nance(owner) was always available for any questions which was great! This was the truly the perfect rental for our week on the Cape- would love to have stayed another week! Thank you!
My husband and I stayed here with our two kids (ages 5 and 2) and everything was absolutely perfect! The house was the perfect size for us. Not too small and not too big. The yard was beautiful and the sunsets absolutely amazing! The house is very convenient for touring the Cape or just spending the day at Grays Beach (which my kids LOVE.) The owners are extremely responsive and are always available to answer any questions. We hope to be able to stay here again next summer!
It is known locally as both Grays Beach and Bass Hole. Located only one mile away by conservation trails next to property or by car it is 1.5 miles and offers free parking. There is a roped off area for swimming which is shallow for some distance from shore in a protected bay providing shelter from the often present Cape Cod wind and is ideal for small children. Next to the swimming beach is a launch area for small boats and kayaks, which provides access into Chase Garden Creek for kayakers looking for a marsh river paddle.Travel in the other direction from the launch takes kayaks, sailboats and small powerboats out into Barnstable harbor. With a boat or kayak it is also possible to land on Chapin Memorial Beach in Dennis, which has a beach on both Chase Garden Creek and Cape Cod Bay.Walk along the boardwalk next to the launch area which takes you out to the edge of the harbor where you can watch the boats, the shorebirds, fiddler crabs and fish or just enjoy the marsh itself. At the other end of Gray’s Beach, just past the picnic area there is access to a walking trail through a section of the marsh. An 860' boardwalk takes you out over the marsh to the woods beyond.
The pristine bay beaches are a 15 minute drive down Rt 6A and will not disappoint with their beautiful white sand and calm, warm ocean waters.
The neighborhood playground was completed in June 2015 and is only a 10 minute walk away.

Reservations will be held for 10 calendar days until deposit arrives. Any fees incurred by credit card payments, wire transfers, or Paypal transfers will be the guest's responsibility. Half the rent is requested in order to complete your reservation. The remainder of the rent and the refundable security deposit ($400) is due 30 days prior to your check-in date.
All linens are supplied and bed linens are stripped and laundered at no additional cost. There is an optional towel laundering fee of $10/guest. You may avoid this fee by laundering the towels provided or bringing your own.
Security deposit is fully refundable within two weeks from date of departure.
Stays of less than one week that include a holiday will incur a $100 additional cost. Stays of less than one week during late summer season will incur a $150 additional cost.
