Delaware House Rental Photos and Description

Sunday to Sunday, 3 Bedrooms, 1.5+ Baths, (Sleeps maximum of 6)

Three bedroom, 1.5 bathroom beach duplex with bright and airy great room overlooking the treetops. This 2nd floor, walk-up unit is entirely seperate from the owners' two-bedroom unit below.

The south end of the boardwalk and beach are about 4 1/2 blocks away. Best of all, no need to cross Route 1 to get to the beach.

If you like Dwell Magazine (or just have an aversion to doilies and dried flower decor) this might be your kind of place. Great light, gentle cross breezes and simple, efficient design set it apart from other beach rentals.

Decks on two levels enlarge the living space. First deck at ground level is perfect for private sunbathing and a great 'drop zone' for beach chairs, umbrellas and towels after a big day at the beach. The upper screened deck is perfect for post-beach cocktails and family style dinner.

Finally.....there's the outdoor shower. Down a boarded path, the shower is tucked away at the back of the property. It's private, yet open, with a big 'rain' shower head and bench. You'll miss it once you've returned home.

Last season, this unit was completely repainted and updated with new beds, sofas and carpet. For 2016, the 1.5 bathrooms have been completely renovated with new tile, fresh paint and updated fixtures.

A note about email inquiries: Please don't be troubled if my response isn't immediate. I travel frequently (sometimes to places with sketchy wifi and cell coverage) often don't get an opportunity to deal with rental questions until evening hours.

Also, please check the availability calendar. I keep it up to date and if the week is blocked out it means a) the unit is already booked by family or friends, or b) I've already cashed a check from someone who is looking foward to a beach week and I don't have any flexibility for those dates.

About Phil Karsting

This property is primarily a weekend getaway for two Washingtonians. We keep the downstairs unit exclusively for ourselves and use the upstairs as a rental and accommodations for visiting family and friends.

Phil Karsting purchased this house in 2007

Why Phil Karsting chose Delaware

The beach...of course. And lots of good dining and sport activities. There's also a fantastic 7- mile (mostly shaded) bike trail to Lewes where they have a great farmers market on Saturdays during the Summer. Bring your bike or rent one.

Guestbook comments from the owner

We had a great time...thoroughly enjoyed your place!

Getting off the plane Friday I literally felt like I was waking up from a dream....which was a first time experience for me, and very surprising, as I have done a fair amount of traveling...

We go east every summer, and we're already looking forward to next year....We usually stay a week on the South Jersey shore (my family is there), and one in RB, but we're considering spending both weeks in RB next year! We'll see!

Again, we completely enjoyed your place, and were very comfortable there! Thank you!

Great spot for beach vacation

  • 5 of 5

My husband and I stayed here for a week, mostly by ourselves with visitors for one weekend. We enjoyed the open kitchen/living, enclosed porch, deck, outdoor shower, beach chairs, bikes and washer/dryer. It was a 15 minute walk or 5 minute bike ride to St Lawrence beach. We also walked to dinner in Rehoboth (20 min) a couple of times. Property owner was downstairs for part of our stay and was very helpful in answering any questions. Would definitely stay here again.

Good Value at Rehoboth

  • 5 of 5

We rented last minute in August 2014 and were lucky this place was still available. I give it five stars not because it's perfect, but because it's a good value and safe bet. The owners were there, but we didn't see them much, and they seemed really nice. They were helpful and normal and we had no problems at all with getting our deposit back. So I'd say this is a trustworthy, affordable rental. No surprises, no horror stories.

The price of this place is pretty low for Rehoboth, but the location is a compromise. It's .7 miles to the beach and boardwalk. I would say that if you are young and don't have small children, then you can easily walk. I ran there every morning. But if you have small children or older folks, or if you are carrying a bunch of beach stuff, then you will need to drive. We drove. Suggest checking out Google maps streetview to see the street.

If you have to drive, parking is not that difficult. During the day, we never had a problem parking near the beach. Parking only becomes difficult in the evening, especially on weekends, when everyone is going out to restaurants and bars.

Some people say rent a bike, but I brought a bike with me, and never rode it anywhere after the first couple of times I nearly got run over. The house did have an extra bike or two, but they weren't in great working order. Can't recommend planning to bike anywhere.

The place itself is as pictured - it's simple, nothing fancy. It was pretty clean, but I think the cleaning lady was in a bit of a hurry, because some things were let go, like dust under one of the beds and some mildew on the bottom corner of the shower curtain. But it was minimal, and overall the place was free of dust and grime, the kitchen was very clean, and I felt comfortable there and not worried about germs or bugs (there were none). The furniture was simple but seemed new enough.

There are only two negatives I would point out. One is that the beds and linens were really uncomfortable. The sheets didn't seem to fit the beds properly and would get all bunched up. If I went there again, I'd bring my own sheets and pillows. This year they got new mattresses, so hopefully the bed situation is better now.

Also, the bedrooms are small. The two of us felt a bit cramped in the bedroom with the larger bed (queen?). I'd say this is a good place for 3 or 4 people, but more than that and you can expect to feel crowded.

Great place for relaxing vacation

  • 5 of 5

The location is three lots north-east off Coastal Highway, towards the Silver Lake. Thus easy to reach, still we didn't hear traffic noise, not even with windows open. Neither did we hear any other noises coming from the neighborhood. An 'Organic' shop and a Liquor Store are just out of the door. One could walk to the beach, although we took the car. Which during summer means that a Rehoboth Parking Permit is needed. The apartment is spacious. Three bedrooms, so that each of our two teenage girls could have her own, leaving the living room to us parents. The "half bathroom" is adjacent to the third bedroom, very convenient. One of the best features for us was the large patio, directly outside the entrance door and completely surrounded by fly screens. Thus in spite of a severe allergy against mosquito bites of one of us, we could have breakfast and dinner outside untroubled, at end of August, beginning of September. What else? We didn't miss anything and enjoyed a good time. WiFi was robust and fast enough for video streaming. Laundry room with washing machine and dryer was clean and free to use. The owner was always friendly answering our questions in detail, pre-stay e-mail contact was reasonably fast. We also met him shortly on the premise when he stayed a few days in the first floor apartment but we didn't see much of each other. The deposit was returned pretty much immediately after the end of the stay. Would I recommend it to friends? Definitely yes. Only exceptions: if a person has difficulties getting up the stairs to the apartment or could not sit on bar stools at the inside dining table.

Great stay in Rehoboth

  • 5 of 5

The rental is well maintained and stocked with essentials (sheets, towels, kitchen ware, etc) and the owners are friendly, responsive, and extremely helpful. The property is a short walk from the beach-- but better yet, a 3 minute bike ride. Highly recommend renting a bike as a way to get around town and to forget your car. It's also a quick hop on the bike to the Big Fish Market or the downtown Rehoboth restaurants. Will definitely return!

Had the best beach week at the Treehouse.

  • 5 of 5

My family (4 people total) and I stayed here for the week before Memorial Day and loved it. The house is clean, bright and airy with a wall of windows in the kitchen and living room. The kitchen is spacious enough that we could be in it cooking together and we all could sit around the kitchen island or at the picnic table on the screened-in porch to eat meals. The house also is equipped with everything you would need for a week at the beach - in addition to the outdoor shower, we made use of the bikes, kites, beach chairs and bocce set that were all in the utility closet. It's a short walk to the beach and, from there, down the Boardwalk and on to the "main drag" for shops and restaurants. Everything was very much "as advertised" - or better!

A great OUTDOOR SHOWER is one of the best perks of beach living....and ours is pretty sweet with a wonderful rain shower head. The screened dining porch is perfect for post beach cocktails and family dining.
