HURRICANE UPDATE:

I just spoke to my House Manager today. The condo received minimal damage from the storm. I feel very fortunate. I would like to offer a discounted rate to any displaced homeowners in Palms del Mar or our neighbors in the USVI. Please contact me asap.

UPDATE: Brand new living room sofa, love seat, leather recliner, ottoman( 3rd floor). Suede reclining chair and outdoor patio furniture( 2nd floor). Dressers, linens, towels, pillows on bedroom floor. Annual cleaning and touch ups completed in August 2017. The Villa has never looked better and brighter!

After traveling to many carribean destinations, Palmas del Mar is like no other vacation getaway. Palmas embraces the island lifestyle in a relaxed setting with a multitude of activities. The people are truly the most friendly in the carribean. It is easy "in and out" traveling since there is NO customs and an expressway from the airport to the beach in less than an hour.

I began this journey eight years ago. Palma Nova Village was the end of my search for an island home. Owning this Villa is my lifelong dream. It is my hope to share this dream with you. This is my only rental unit which means I am available 24/7 to create your dream vacation. WHY DID I CHOOSE THIS LOCATION IN PALMAS? The Villa sits on a hill which gives you mesmerizing ocean views from all three levels. My unit is 5-10 feet higher than the other units in the complex. There is a difference( especially from the bedroom level). The constant trade wind breeze brings the temperature down which will be appreciated during the summer season. On an island vacation, we spend all day at sea level. It is nice to start and end the day with a view and cool breeze. During the evening, imagine that you are on one of the three terraces with a cold beverage listening to the coqui frogs and enjoying the "soft air" that Puerto Rico is famous for. The moon is rising over Vieques and you let out a quiet sigh of satisfaction. This is the vacation that you worked so hard for. When it is time to start your daily activity, you will love the location of the Villa. The Plaza which is the "town center" in the community is just a five minute walk. There are restaurants, a market and concerts during the weekend. The beach and marina are just a few minutes walk beyond the Plaza. You will find that the Villa is close to everything, but very peaceful and tranquil where it is situated.

My staff includes a House Manager, Handyman, Maid, and Concierge that are all fluent in english and spanish. The House Manager is also available 24/7 during your stay. If something breaks, we will address the issue immediately. As a member of the Palmas Athletic Club, I am able to get you into the Palmas pool, tennis club, golf courses, and fitness center. There is also a pool, sauna, and gym( free internet and cable)within the complex. I hope you read the reviews and feel free contact me with any questions. PS Baby Gear!!! Our family has recently grown with the birth of our twins. If you have small children, the condo is equipped with three pack and plays, two booster seats, fences, toddler beach chairs, and toys for the beach. We also have a babysitter that you you can contact whom we trust and highly recommend. The Baby Gear is stored out of sight if you are on an adult holiday.

One of the best. Ever.

This is one of the best VRBOs we have ever stayed at - hands down. The villa has really fantastic views and the cross breeze is perfect. The 3 levels are fun - bedrooms on bottom, kitchen/dining in the middle, and a truly amazing family room on top.The 3 decks are dreamy, very private for sun tanning, shade, or resting. We liked the design and decor. The amenities at Palmas Del Mar that Matt has access to are top-notch. You can take the golf cart all around the resort. His communication is prompt and informative as are his financial transactions. We only stayed 3 days, and wished it were a week.

There is a local grocery store nearby in Hamacao - Ralph's Food Warehouse - that we preferred to support rather than the Walmart there. The produce was fantastic - way better fruits than we can get in Minnesota this time of year. It is as large and full of options as stores in the States.

There is also a tiny grocery within the Palmas Del Mar resort that has almost everything you need. The same courtyard has a couple of restaurants, bar, shops, frozen yogurt and pretty good pizza at Flying Pizza. Fun place for kids. Beach Bohio is a must eat - casual dining with fantastic hamburgers and strong drinks literally RIGHT next to the ocean. It is on the beach behind the Waldorf Garden in Palmas Del Mar - which also has a casino and a cute sweets shop - David's Cookies.

We had a car so we left the resort to take a drive South along highway 3 - a fun, curvy road that follows along the ocean. Through several towns along the way there are great local, open-air bars with some darn good empanadas. The hills make for some amazing ocean views. We rented the car from Enterprise in San Juan and paid a small fee to return it near Fajardo - stopping first to get ferry tickets to Culebra Island and then having lunch at the amazing El Conquistador Resort where the car rental office is. They drive you back to the ferry dock. We found the ferry was a pleasant experience, no issues at all - but we made the trip on a Thursday to avoid any weekend hassles.

There are not many places we would return to - preferring the adventure of traveling to new Caribbean islands. But we'd reconsider returning to Puerto Rico - Matt's condo is that amazing.

Don't get the perfect reviews...Property needs many repairs and upgrades.

Arrived early and cleaning lady was still there so we quickly changed clothes and left (returned approx 4 hours later). Cleaning job very sub par. Food from refrigerator/freezer was discarded, but neither had been truly cleaned in a long time. Silverware tray was filthy, cabinets need to be cleaned. Good quality of pots but all the frying pans are seriously warped. Many of the drawer pulls were hanging on one side - needing screws. Towel bar in main floor bathroom was hanging. All the window sills were filthy. Hand rails on steps appear to have never been wiped.

The towels and sheets (white) were very worn and stained - gross! We washed them but still

stains... Pillows needed to be folded about 4 times to get a good pad. All the furniture is stained and the arms of most the sofas and chairs are ripped and thus, are covered with a piece of fabric. I mean, it doesn't look bad with the arm covers, but still! The table and chair set on the deck were pretty raggedy so we didn't use them. Jetted tub in master bedroom does not work and the grout was disgusting. Wouldn't have even used the tub but I have a 3 year old. Ceiling over shower was peeling

Also, was told that renting a golf cart would be around $20 per day, then upon arrival, property manager told us $35, we called to reserve one and it was actually $65 - about the same as our rental car. We opted to not get a cart and just paid to park at the lot across from the resort (about $3 per hour or $20 valet).

The wifi was iffy, and only worked if we were sitting right next to the router (3rd/top level). Which sucked because while I was on vacation from work, I was not on vacation from school and had several assignments to complete. So, I had to sit in that one precise spot and make sure not to move my laptop around too much.

All in all, the property itself was not very inviting and we spent very little time there. The pool area is lovely though so when we were at the property, we pretty much stayed in the pool/hot tub. We opted to not pay $15 to use the resort amenities as the pool over there isn't that big and the beach is pretty rough.

So property met our needs as far as location, but needs many repairs and a more thorough and professional cleaning (AFTER EACH GUEST!) , new furniture with stain guard, new sheets & towels. Spend a couple thou and bring the property up to par!

We ended up forfeiting our last two days and moved to a hotel in San Juan. I do have pics to support this review

Owner's Response: Being that this is the first negative review, I am personally going to visit the condo and immediately make sure that all of these issues are addressed. I will be in contact with the House Manager and maid. Unfortunately, golf carts vary in price and that is the highest number that I have seen. The wifi is not as fast as the states, but should work fine. It seems that all of my guests in the last month( and recent months prior) since this review have been very satisfied. Regardless, I am getting on a airplane today to take care of this. Update: I take every review to heart. After reading this, I was on a flight less than twelve hours later. In fairness, it was an excuse to complete my biannual check on the Villa to make sure everything is above par. One arm on each sofa was worn from people putting their feet up. These items were slated to be replaced in the off season( sep-oct). The outdoor furniture downstairs was showing minor rust on the legs from the salt air, but in good condition. Regardless, all were replaced with a few additions:) The other issues were grossly exaggerated and untrue. However, the towels, linens, and pillows were all replaced. This is also done annually. Touch up paint was completed over a very small area, but not necessary in the master bathroom. This is due to the high humidity in this part of the world. I urge all my guests to contact me immediately if any issues arise. The House Manager lives in Palmas and takes care of it right away. If this guest had just called me, I would have gladly offered my help and given some form of reimbursement. This did not take place. I believe that the other reviews on this page have a more accurate reflection of my Villa, Any future issues that may arise will be taken care with no questions asked. Which is and will always be my policy in order that you and your family have a memorable experience. Regards, Matt

It was a great first trip to PR.

Matthew has a very well kept property. Its clean and has all the things you would need in your own home. It is very big three floors big. I love the fact it had a balcony and terrace on the 2nd and 3rd floors. The community it very nice and basically have everything within a ten mile drive. It is a little far from San Juan and other tourist places if your driving, but still great a place to stay. Overall I would stay again
