'Holidayfarm' is a lovely updated antique farmhouse on tranquil Simmonds Pond. It features a delightful English conservatory and two patios, a kitchen/dining area combination with fireplace, a family room, 3 bedrooms, 3 full baths and pond views from nearly every room.
Mature perennial gardens and outstanding specimen trees on nearly an acre add grace to the gently sloping yard that leads to a dock with andirondack chairs and views across the pond to conservation land.
The home is truly a peaceful gem within a pleasant walk to the harbor and beaches of Hyannisport.
For your families convenience a Barnstable Beach Pass is included with all rentals; good for more than 5 local beaches.
We've resided on the Cape for 30 years; Scott, originally from Vermont and Valerie, from England, have enjoyed working and living here and appreciating all the Cape has to offer.

Holidayfarm was a working farm in the 1800's and is unique to this area of the Cape. Over the years the property and houses have been constantly improved and now we have a special guest house for our visitors to enjoy.
We try to take the fuss out of going to the beach for our guests so we provide a full Barnstable Beach Pass. We also have a great outside shower and a dock on the pond just waiting for you to enjoy.

We now have two homes, one on the west coast and one on the east coast.
What a absolutely wonderful place to have spend time in while on Cape Cod! This was the most comfortable pleasant house imaginable. The beds were all very comfortable, the kitchen was easy to use. It was great having a washer/ dryer. The sun room was delightful especially for a rainy afternoon. The backyard is so peaceful, with ducks and birds to watch. Our kids enjoyed getting out on the paddle boat. As wonderful as the beaches in Cape Cod are, they can get very loud and crowed...it was so nice to get back to the sanctuary of Holidayfarm. My teenagers are demanding that we return!! My only caution is that the stairs to the second floor are steep...if someone in your party has difficulty with stairs this would not be a great option.
There are no words to describe how truly wonderful our family’s stay at Holiday Farm was this past week.
Scott and Val Garvey have pulled out all of the stops to make this home a special and unique haven that lets you relax, unplug, and enjoy the incredible surroundings of Hyannis Port and greater Cape Cod.
The farmhouse far exceeded any of our expectations and comfortably fit our family of seven – everything was gorgeous and immaculately clean, not to mention extremely well-appointed. We absolutely loved the house, but even more so the backyard and beautiful Simmonds Pond – which only added to the character and charm of this incredible property. The pictures honestly don’t do it justice! HF is also a stone’s throw from many of Barnstable’s renowned beaches – of which a parking pass, beach chairs, towels, etc. were all amply provided for our use.
Of worthy mention is how accommodating and flexible the Garvey’s were throughout the entire planning process. They were a pleasure to work with and continued to be friendly and accessible if we had any questions or needs, even checking on us to make sure we had everything that we needed.
If you are looking to stay anywhere within the Hyannis Port/Hyannis/Barnstable area, look no further than Holiday Farm (except for the last week in August – we will be returning!) You won’t regret it!
I really can't say enough good things about the property or the owners! The other reviews were spot on and our stay still exceeded our expectations! The house and propery are so very special--and everything was clean, well-stocked, comfortable, and cozy! Val and Scott were warm, friendly, available, and responsive, but in no way intrusive (kind of like the really nice neighbors). The perfect vacation home--and more . . . I highly recommend it!
We loved our stay here. We were 2 families, the house was even prettier than the photos. Plenty of space, so you don't feel on top of each other. The garden is large, leading to a good size pond, where you can take out a row boat or kayaks. Outside heated shower very nice for washing off when you came back from the beach, the kids enjoyed playing with the slip and slide..and my personal favorite was the hammock.
Val and Scott have stocked the house with everything you might need.....some things I bought from home, like beach chairs and a pack and play, were already here, so my advise would be to check with the owners...if there is something you need, it is probably here.
Val and Scott live right next door, so are there if you need them, but otherwise they give you complete privacy..you would never know they were there.
From toddlers to teenagers all were happy
You couldn't imagine a more comfortable and idyllic place to stay to enjoy all of cape cod.
Scott and Val could not have been better hosts and they went out of their way to ensure we had a lovely stay.
The farm house has every thing you could want, every creature comfort possible.
We even had the sunshine!

This is a wonderful property that is very centrally located near Hyannis but on a quiet and charming pond with beautiful views and a homey, country garden feel. Upon arrival the place was spotless and everything was highly organized and well ordered. Valerie and Scott live next door and are available for any problems but not at all intrusive. The central air conditioning works beautifully and the kitchen, BBQ and wifi were all very appreciated and worked without problems. It is a pleasure to have kitchen, bathrooms and laundry facilties so well stocked (with staples) and well appointed.
All in all a wonderful place that was beautifully maintained. I hope to be able to come back next year and perhaps many years thereafter.

Located so near to so many beaches and the Harbor, allows our guests to enjoy everything that's Cape Cod; whale watching, visiting the Islands, going to the famous Cape baseball league games, the Melody tent, Cape Playhouse, all the towns on the upper and lower Cape, museums, train rides through cranberry bogs and of course the weather.
