Nearly 1 acre of land with attractive cottage near the shores of Sebago Lake Basin. The property is near the heart of North Windham and provides easy access for vacation needs at the local Walmart, Shaw's and Hannaford. New to rental market. Land is suitable for family gatherings and capable of large party tent. One of the few properties that allows dogs!
It is a wonderful family location. Nearby for rainy days are movie theaters and on sunny days adventurous activities from hiking to swimming to boating and the amusement parks.
The sleeping arrangements will easily accommodate 8+ people in the following rooms: 3 small cottage sized bedrooms - bedroom 1 bunk beds with full size mattress on bottom bunk and twin on top (3 people), bedroom 2 full size mattress and twin on top (3 people)...Very tiny closets. A small bedroom with a single bed (1 person). And in the main room there are 2 full sized futons (4 people). And two single mattresses on front porch.
**NEW** We will have pictures posted to this website in April of new bunkhouse with 2 bedrooms and 1 bathroom. This will bring bedroom count to 5 bedrooms and 2 baths.
The property was acquired in 2011. We've updated the kitchen & porch with new tile and the whole house has a gas heater for the cold nights. The bathroom is updated and the property has been reinsulated. The original attic/loft is closed and unavailable for usage.
There is an outdoor fireplace on the property, fence and dog friendly yard with a wireless pet fence. The dogs aren't welcome on the main beach and walking on leashes in neighborhood is allowed (please police after your dogs around the neighborhood.) We have a great deck which looks out onto Sebago Lake Basin for a spectacular sunset.
A list of Association and Cottage rules are furnished with the rental. Service Dogs with documentation are permissible. Dogs are prohibited from the association beach.

IMPORTANT: Our peak season pricing is based on occupancy of 8 guests. You can bring more guests and we will charge extra, please see the cost calculator. Failure to properly report the number of guests staying in the property constitutes a violation of the Rental Agreement and we will at our sole discretion ask you to leave the premises without warning or notice.
NOTE: We do not allow the storage or usage of fireworks on the property. Storage and usage of fireworks will be considered to be a breach of the rental contract and we will ask you to leave the property before the end of your stay without a refund. We appreciate your consideration with this matter.
Weekly rentals are subject to the State of Maine tax of up to 9%.

The property was perfect for our family! Check in was super easy and check out was equally done with ease We are hoping to come back and rent the whole compound!!
Our group said, "We would love to stay in this same home again when back in the area." This home is clean and fresh and overlooks the beautiful basin of Sebago Lake. Look out the many windows or sit on the deck and you can see the lake through the trees offering the home privacy with a view. Walk down just a short bit and relax on a sandy association beach which felt like a PRIVATE beach while we were there in August. Sebago Trails Paddling Company is just 5 minutes away and will outfit you with paddle boards or kayaks and has the friendliest service either loading the boats on your vehicle or delivering them for you. This home affords you with the feel of the country with basic shopping needs within 5 minutes. Great owner and manager...friendly and responsive.

We have a rental agreement that is posted in the house. If you violate the agreement at our discretion we will determine how to enforce it which MAY INCLUDE ASKING YOU TO LEAVE EARLY WITHOUT A REFUND. We've been renting properties for close to 9 years...only once (in 2016 at our AZ properties) had to remove a tenant and we don't want to continue with you, so please abide by the terms.
