About Leanne Karnehm

My wife and I are residents of the Turks and Caicos Islands, we built Coral Gardens in two phases. We were born and raised in Vancouver, B.C. - Canada and traveled to Provo about 20 years ago for the first time, where we fell in love with the islands.

Why Leanne Karnehm chose Providenciales - Provo

location, location, location!! View of ocean, snorkeling reef in front of the condo, Dive Shop onsite, Somewhere Cafe onsite, fitness facility next door....swimming, snorkeling, diving, walking, relaxing!

What makes this condo unique

Penthouse is directly on Grace Bay Beach. I am the developer of Coral Gardens, and saved the penthouse for my family. Guests love this boutique resort, the warm staff and the fact that the best snorkeling is steps from our door.

Guestbook comments from the owner

Our family of 18 spent a week in Providenciales, Turks and Caicos Christmas week. The family is not big on high rises or crowded resorts. I did a lot of research on the internet and read lots of reviews. The Coral Gardens sounded like what I was interest in and once I saw the view I was sold. I rented through with Leanne Karnehm. Leanne was so helpful in helping me select the right condos for our group. She and Jaya Azore were so patience and helpful with my many e-mails with questions. They always got right back to me. I ended up getting a two bedroom Coral Garden Ocean front Penthouse suite on the 3rd floor which had the best view I could imagine. Coral Gardens is only 3 stories, only negative is there is no elevator. But was good exercise even for my bad knew. We also rented two 2 bedroom condos and one 3 bedroom condo for some of the family at Reef Residence which is a short beach walk to Coral Garden and beach. They had nice private landscaped patio areas. Those family members enjoyed the stay there and could keep their scuba gear and a rented paddle board and kayak on the patio areas. Décor depends on the owner of that condo.

In front of Coral Gardens is one of the best snorkeling beaches on the island. All the family enjoyed being able to walk right from the beach to snorkel. There were lots of different kinds of colorful fish. My husband and I enjoyed watching the family in the mornings from our balcony at CG while having coffee. Jerome would set up some chairs and lounges each morning in front of our condo for the family to use. Everyone was so friendly and helpful. Jami from Coral Gardens and Nuwan from Reef Residence could not have been more helpful and friendly. They got to know most of our family by name. Nuwan made all of our dinner reservations at several places. He did a great job and it is complimentary. They also serve a free rum drink each day and one 20 minute spa treatment for each person. We were enjoying ourselves so much we forgot to take advantage of it. Maybe next time!

Next door to the Coral Gardens is the Somewhere Café. It is an outdoor Mexican restaurant which serves tacos, fajita, nachos, hamburgers, pulled pork tacos or sandwiches, etc. All were very good. The staff was very friendly. They had live music in the evenings until about 10 pm. We enjoyed listening from our balcony in the evenings. Half of the family walked (15 to 20 mins.) to most restaurants in the evening and the rest of us rode in an 8 pa

Perfect retreat

  • 5 of 5

We recently stayed in the penthouse, and everyone in our party agreed that we wouldn't hesitate to stay here again. The location of the unit could not have been any better, and the views from the balcony were spectacular. Prior to our trip, I had read some about the reef in front of the property but didn't realize until we got there that it is the place were virtually everyone on that section of Grace Bay goes to snorkel--and it was right outside our door!

Staff was friendly and helpful. While the unit was a bit older, it was well maintained and spacious. Kitchen had everything we needed for the minimal cooking we did. The daily maid service was appreciated. Didn't mind the 3 flights of stairs. It forced us to get some exercise after being lazy sitting on the beach all day! The condo definitely contributed to us having a great experience on the island.

Perfect location, Super vacation for family of 4

  • 5 of 5

We went with our two boys 9 and 11 and they had a great time from start to finish. The unit, we had 1301/1302 was wonderful with the two sided sliding glass doors to the patio and sunset views looking over Somewhere Cafe. We spent our evenings on the patio or in the living room with the sliding doors completely open. Wed through Fri Somewhere had live music from 6:30 to 9:30 you could listen to from your patio which was very nice.

Being on the top floor provided great views of the ocean and beach and nice breezes. The portion of protected reef at your beach front was wonderful. There were sea turtles in the grasses and a myriad of fish in the coral. The beach chairs and umbrellas were getting a little older but were fine. The patio chaise lounges could be more comfortable but I used a pillow which helped.

Jesse was very helpful on site with any needs but we had very few. IGA for groceries was very close and well stocked. Prices are about 50% higher than at home but everything has to be boated in.

Dinners are not cheap but I recommend Mango Reef very good see Travis as your waiter, Magnolia very good, Baci very good, I reviewed each on trip advisor. The Thursday fish fry was a little disappointing food wise. Many choices maybe we made bad ones. Local vendors selling souvenirs at the fish fry were pretty good. Half day snorkel trip worth it with Caicos Dreams or Island Vibe saw sharks (non man eating), lots of fish and iguana's.

There are slightly nicer or newer units at resorts close by but these Units Have great patios and are a much better value.

Wow! Beautiful & Amazing!

  • 5 of 5

Wow!! What a beautiful and wonderful place! Leanne & Jaya were awesome with booking and helpful information, definitely the best way to book your stay! We stayed for 10 days and enjoyed every second of it. Upon arrival we couldn’t wait to see the beach, and at last once we opened the door to unit 1312, straight through the large dining & living area, as wide as the eye could see, “Pow” the most beautiful view! All we could do was gaze out and say wow, over & over. The sliding glass door walls, whether open or closed, absolutely extends your room right out into Grace Bay. This suite puts you at the tops of the palms with high, long, wide views of Grace Bay. My wife and daughter quickly unpacked their stuff so that they could get down to the beach right away. The two bedrooms are large and spacious. My daughter loved that she had her own private small garden balcony, bathroom, T.V., dresser, microwave, toaster...very nice 2nd bedroom. The main bedroom was great with a huge bathroom, my wife loved the large bathtub. The bedroom has its own glass door with direct access to the far side of the large wrap around patio, that was nice. The kitchen was very nice & had all you needed to make yourself comfortably at home during the stay. Impressive unit! Nuwan & Jaime as onsite concierge were very friendly & helpful if anything was needed while there. We had a rental car & went to the nearby IGA to get what we needed for our initial food & supplies. We ended up liking Graceway in the Village the best and did our remaining grocery shopping there. We took the car out for a few excursions but for the most part just stayed right there at Coral Gardens…it was the best place to be. We snorkeled every day at our leisurely will, it was so nice having the reef right at your toes. We saw our own special things on our underwater adventures and had our little stories to tell one another every time. Great reef life to explore and beautiful water with most days crystal clear. The beach staff was great too. They were friendly and would make sure you were well situated with your chairs, umbrella, beach towels and/or activities. Jerome especially was a real pleasure. Somewhere Cafe & Bar was great to have right there. We didn’t get the breakfast but the lunches & dinners were good and the convenience was great. We did hit the Thursday fish fry which was a fun experience. Overall, awesome! Love this place & we thank everyone for an absolutely wonderful stay, can’t wait to come back!!

Beautiful, relaxing and easy vacation!

  • 5 of 5

Just as pictured! From the moment we walked into unit 1312 we were blown away by the absolutely stunning views of Grace Bay from this penthouse! This was a quick three night Spring Break get-a-way for us and our teenage boys...and we all agreed it was the perfect vacation. The beauty of this trip is that we were literally on the beach within an hour after we landed. The airport is only 10 minutes away, we used a shuttle service from the airport to the condo and then Jayme gave us a local cell phone to call for cabs as needed to run to the nearby IGA. This section of the beach is quiet, mostly young families and couples. The beach staff were very friendly and helped set up lounge chairs and umbrellas as needed. The water is beautiful! We brought our own snorkeling sets and being able to snorkel on the reef at anytime was THE best part about this location. It is like having your own private aquarium...we saw so many varieties of fish, sea turtles, star fish, lobster and the coral is pretty too. Very clear water. There is a section of red coral that is roped off by buoys that you have to avoid but we just swam around the perimeter. The condo is nicely decorated, clean and the kitchen is well stocked. The nearby IGA is convenient but pricier than we expected. The Somewhere Cafe is perfect for all three meals...great laid back restaurant! We did not use the dive shop but did see people renting paddle boards and doing snuba. We walked down to another beachfront restaurant one night and went to the Thursday night fish fry...the teens enjoyed that...lots of local food and a DJ for dancing. All in all this is a wonderful vacation much so that we are returning again this summer!
