***********Situated in Playacar Phase 2, this conveniently located home is at the end of a quiet cul-de-sac. The villa shares lovely private gardens and 2 pools with eleven other townhomes in the gated Pakal neighborhood. It is adjacent to the 18 hole championship golf course designed by Robert Von Hagge.
The house is one mile from the south end of 5th Avenue, the pier to Cozumel and the Playa del Carmen beaches.
Visit vibrant 5th Avenue. Explore boutiques and shops, sidewalk cafes and night clubs. People watch. Play on the beaches, snorkel, learn to scuba. Eco-Parks, such as Xel-Ha, Xcaret, Tres Rios, Sian Kaan, and the famous Mayan Ruins of Tulum, Chichen Itza and Coba make great day trips. Take a 25 minute ferry to Cozumel. Discover beaches along the coast and cenotes in the Yucatan jungle.
The main level of the villa holds a bright two story foyer and sitting area, 1/2 bath off the foyer, a large bedroom (2 twin) with a full bath and large closets, a living room, dining room, fully equipped kitchen, pantry, laundry, and an enclosed patio.
The balcony on the second level overlooks the living area below. The master bedroom has a king size bed, walk-in closet, full bath, sitting area, and a private patio overlooking the pool and gardens.
The other second floor bedroom (2 full) has a full bath, walk-in closet and overlooks the pool and gardens. There are also 4 portable twin mattresses available for additional guests.
The large open plan allows plenty of room for socializing. The full sized kitchen includes a gas cook top and stove, dishwasher, double sink, refrigerator, microwave and a breakfast bar. The roomy dining area seats eight.The living room has leather furniture. Local art is well displayed throughout the home. Other features include high speed wireless internet and a television with internet capability for streaming (bring your own cords).
The living room and dining room open to a private roofed patio with table and chairs. The patio accesses the expansive gardens surrounding the two pools. Start your day in paradise by the pool with your book and coffee, listening to the morning song of the many tropical birds and the gurgling pool fountain.
There are numerous water activities in the area such as swimming, fishing, snorkeling, diving, boating, sailing, windsurfing, parasailing and jet skiing.
We've lived in Minnesota since the 1978. While Minnesota is a fabulous place to live, we understandably fell in love with Playa del Carmen in the winter of 2003 during a 3 night stay on 5th Avenue.

This property enchanted us with it's beautiful, tranquil garden setting that surrounds the gorgeous pool. It is so close to downtown Playa del Carmen and the beaches that it is seems like an oasis within an oasis.
This home has beautiful light reflecting through the spacious rooms, every window looking upon a tropical garden.
We enjoyed our stay and your home is just beautiful!! The house is just perfect, and the experience of Playa has been great. I will refer friends and hope to return. It would be great to meet you some time.
Our family of 6 rented Villa Kigner in August and we really loved the house and the community. The pools in the complex were terrific and the house has 7 bikes which we used a number of times to get to the beach. (the bikes aren't ideal for smaller kids).
The grounds were very nicely landscaped and well protected. Neigbouring units were all well-kept and quiet. We always felt very safe and secure. There are 2 groceries stores very close by, just outside of Playacar, and easy to get groceries at. Playacar has some small stores and restaurants as well that are easy to walk to.
It's a bit of a walk to Playa del Carmen and not that easy to find the beach, but we managed well. We had some great meals in town. We don't recommend eating on 5th avenue. We had a much better experience eating at local restaurants which were very easy to get to from the house.
The proximity to various activities around the Mayan Riviera is perfect. Snorkeling, ruins, cenotes. We had a great trip and were so glad we picked Villa Kigner to stay at.
My friends and I booked this property with Laurie, which was a breeze. She was very helpful during the booking process answering all of our questions about the house, neighborhood, and surrounding area. Upon our arrival we were very impressed with the location and proximity to downtown. Playacar Phase II is located right off the HWY 307. You can actually see the large brick sign which reads PLAYACAR as you are driving. Once you see the Sam's Outlet store you just make a quick uturn and you are at the entrance.
As we entered the neighborhood we stopped at the gate to gain access then proceeded to the house. It's a gorgeous property with an immaculate golf course, beuatifully well maintained homes, and even quaint shops/restaurants/bars/convenience store (Oxxo). Our property manager Chris met us outside the second gate to enter Villas Pakal and take us to our house. He greeted us with a smile, showed us everything to know about the house, asked us if we needed anything, even bought us some basic supplies for the fridge to get us going. We instantly felt right at home. After answering a few questions about our bearings Chris said his goodbye and told us to call him if we needed anything.
The best thing about this house for our group was the closeness to downtown. We walked in the first day. It took maybe 15 to 20 minutes by foot to get all the way down to where the Ferry runs to Cozumel. But we didn't have to walk. As soon as you come out of the house there are taxis waiting to give you a ride. For a few bucks they will gladly drive you in.
So my recommendation for anyone looking for a house with a pool that's close enough to downtown to come and go as you please would be to book with Laurie.
Fantastic vacation with the family. Close to the beach and excitement of town, yet secluded. Lovely mornings on the patio listening to and watching the wildlife. Kitchen well-equipped, bedrooms roomy and comfortable, and living space easily accommodated our family of 8. Enjoyed biking to town and to the beach during the day and strolling around at night. Also loved the French bakery at the corner. Pools are beautiful. Friendly neighbors. Perfect balance of peace and excitement. Can't wait to go back.

My wife and I had a great stay in this place last week...quiet, calm peaceful... away from the raucous town of Playa del Carmen. The bikes provided were the perfect way to get around. The house is spacious and airy, we never ran the A/C even though the temperature reached 30 degrees. Friendly neighbours within the community added to an enjoyable experience. We felt very safe , even walking/ biking at night. Owner Laurie and property manager Chris were attentive to a fault. Recommended....
The home is next to a beautiful 18 hole golf course. The white sand beaches and magic of Playa's 5th avenue shopping and dining district are only 1 mile away. Our favorite way to spend the day when not playing golf is exploring coastal beaches and cenotes. The Mayan ruins of Tulum, Coba and Chichen Itza make great day trips.
