I enjoyed my weekend in this cabin. It has everything that a cabin should and then some. It could use some repair here and there. The cleaning crew could do a better job too. Great location. Plenty of sleeping places. Small but adequate kitchen. Nice bathrooms. Lots of light throughout the entire place. Greta was great to deal with and gave great communication throughout the process.

pond & creek are within short walking distance, enormous advantage during hot, muggy days

Greta was great at communicating with us from the time we made the reservation and throughout our stay. Her house was well located for our Catskill Mountain ramblings, close to the center of Phoenicia, 20 minutes from Woodstock, hiking trails nearby, and Esopus River swimming up the road. The house is situated on a quiet, dirt road giving us the secluded feeling we were looking for; however, based on the reviews, we did not feel the same about the house as past renters. Upon arrival, we noticed that the yard was overgrown (someone came to mow the house a few days after we arrived) and the house was not well-cleaned (someone's hair still on the sheets and the floors not vacuumed). We changed the sheets and gave our kids the main bedroom since our oldest child has a dust allergy and the sleeping loft was extremely dusty and the pull-out couch in the living room was quite "tired"; it's cover had not been removed in a while and it too was quite dusty (needs to be replaced). Greta was very responsive and sent the cleaner to vacuum and clean the floors. She also purchased a new vacuum for the house. The house has tons of character, a great projector tv, all the basic necessities, and a nice porch. All in all, we felt the house was in need of a thorough cleaning and a bit of tender, loving, care (TLC). It is obvious that at one time this was a well-loved house with a great, many memories attached. Unfortunately, we were not particularly fond of our stay and left a day early.
This house is a good balance between rustic and modern. Charming decor with lots of windows - fast internet, functional kitchen, and washer and dryer for longer stays. House is clean and well-stocked with the basics. The book collection is substantial. A walk to and around the communal pond is great for stretching the legs. A little longer walk to the Esopus is perfect for swimming, fishing, and mingling with some of the locals. The location is great with a few good restaurants minutes away, or a little further and you're in Woodstock. Close to a number of trailheads for great Catskills hiking. Greta is very nice to deal with and leaves a clipboard with lots of good information to make the most of your stay.
My fiancee and I rented Greta's house for the whole winter and couldn't have had a more magical time. The location/scenery is perfect, the house itself is beyond charming, and Greta is a dream host - responsive yet respectful at the same time. I miss not being there and hope to return as soon as I can, but at least in the meantime I have fond memories to last the rest of my life. Thank you Greta!
We visited for the weekend and overall it was a great experience. The house was big and clean and the homeowner had everything detailed for us for what we needed. Anybody that is looking for a place to a stay in the area I would highly recommend staying at this property.
Hunter and Belleayre Mountains have announced there ski season is extended to at least April 12th 2015!
Located in the heart of the beautiful Catskill Mountains.
Nearby activities include: hiking (many trail heads are throughout the area), fishing and tubing in the Esopus, outdoor summer concerts at Belleayre and Hunter Mountains, four ski centers (Belleayre, Hunter, Windham and Plattekill). Within walking is a swimming/skating pond; fields; Esopus river and Muddy Brook stream, and state land for hiking, snow-shoeing, or cross country skiing.
The village of Woodstock is a twenty minute drive. The rustic village of Phoenicia is two miles away, available shopping and restaurants including Brio's wood-fired baked pizza, Mexican food at the Alamo, and breakfast or lunch at Sweet Sue's.
Take a short drive west on Rte 28 and visit the village of Margaretville or head east on 28 for and enjoy the Emerson Spa or the Zen Mountain Monastery.
