Secluded mountain retreat, contemporary home nestled in lovely Woodland Valley
average rating of 4.7 based on 10 reviews

private, yet easy to find, close to roads & infrastructure. plenty of space. attentive owner.

  • 5 of 5

for the family of 4 it was fantastic, offered a lot of space inside, plus large deck

very private, yet close to major roads & phoenicia town with grocery store & good selection of food & watering holes

pond & creek are within short walking distance, enormous advantage during hot, muggy days

outstanding selection of books.

we would've liked one more pedestal rotating fan, as the weather got extremely hot & humid (hurricane leftovers)

that was most likely once-a-10 year event, though

additional showerhead would be helpful as well.

clean & well maintained.

we would recommend this place to anyone.

overall, on a scale of 1 to 10, i feels as 9

In Need of Some TLC

  • 2 of 5

Greta was great at communicating with us from the time we made the reservation and throughout our stay. Her house was well located for our Catskill Mountain ramblings, close to the center of Phoenicia, 20 minutes from Woodstock, hiking trails nearby, and Esopus River swimming up the road. The house is situated on a quiet, dirt road giving us the secluded feeling we were looking for; however, based on the reviews, we did not feel the same about the house as past renters. Upon arrival, we noticed that the yard was overgrown (someone came to mow the house a few days after we arrived) and the house was not well-cleaned (someone's hair still on the sheets and the floors not vacuumed). We changed the sheets and gave our kids the main bedroom since our oldest child has a dust allergy and the sleeping loft was extremely dusty and the pull-out couch in the living room was quite "tired"; it's cover had not been removed in a while and it too was quite dusty (needs to be replaced). Greta was very responsive and sent the cleaner to vacuum and clean the floors. She also purchased a new vacuum for the house. The house has tons of character, a great projector tv, all the basic necessities, and a nice porch. All in all, we felt the house was in need of a thorough cleaning and a bit of tender, loving, care (TLC). It is obvious that at one time this was a well-loved house with a great, many memories attached. Unfortunately, we were not particularly fond of our stay and left a day early.

Owner's Response: I was very sorry that my previous guest did not enjoy his stay. As the homeowner of this family-built house, it always gives me great pleasure when my guests enjoy their stay. I tried hard to rectify immediately those aspects of the house that give my guest displeasure. I think what happened was an unfortunate confluence of events where the July tenant had a dog, my vacuum cleaner stopped working as well, and my very dependable cleaning person did not complain that she was unable to clean as well as she would have liked. The sheets had definitely been washed and so I suspect that the problem was pet hair. As my guest reports, I immediately purchase a new vacuum specializing in pet hair and I paid for the cleaning person to go a second time. Perhaps the house was too rustic for my tenant's taste - it is not for every one for sure! The grounds are landscaped by nature and I like the "lawn" to be more like a field so I have some one come by to mow but I like the various local growth to live in along the grass. For a more manicured experience the adjacent common 6 acres fields and pond are a great place to walk, swim, take kids and pets, for the grass experience - it is well maintained and mowed regularly. As any rate, I was sorry to hear of my guests' unhappiness and did everything I could to improve his stay.

Exactly what we were looking for - surrounded by trees but with plenty of sunlight.

  • 5 of 5

This house is a good balance between rustic and modern. Charming decor with lots of windows - fast internet, functional kitchen, and washer and dryer for longer stays. House is clean and well-stocked with the basics. The book collection is substantial. A walk to and around the communal pond is great for stretching the legs. A little longer walk to the Esopus is perfect for swimming, fishing, and mingling with some of the locals. The location is great with a few good restaurants minutes away, or a little further and you're in Woodstock. Close to a number of trailheads for great Catskills hiking. Greta is very nice to deal with and leaves a clipboard with lots of good information to make the most of your stay.

Time of our lives

  • 5 of 5

My fiancee and I rented Greta's house for the whole winter and couldn't have had a more magical time. The location/scenery is perfect, the house itself is beyond charming, and Greta is a dream host - responsive yet respectful at the same time. I miss not being there and hope to return as soon as I can, but at least in the meantime I have fond memories to last the rest of my life. Thank you Greta!

We visited for the weekend and overall it was a great experience. The house was big and clean and the homeowner had everything detailed for us for what we needed. Anybody that is looking for a place to a stay in the area I would highly recommend staying at this property.

Relaxing Among Tall Trees and Shining Stars

  • 5 of 5

I live in NYC and love the opportunity to retreat to the country for a weekend. Greta's house offers me that opportunity. It's set on a hill among tall trees with gorgeous views and on a clear night, since I don't see them very often in NYC, I get to see the stars in their fill splendor. I love the clean, crisp air of the country, too. It's a wonderfully relaxing escape from my daily life in the big city.
