Located in the heart of Old Grayton Beach, pet-friendly Spoiled Rotten is just a short walk from many funky and eclectic shops and restaurants, our pristine white-sand beaches and the emerald green Gulf of Mexico. This nostalgic beach home offers the perfect accommodations for a multi-family vacation with 8 bedrooms and 8 baths, sleeping up to 17 people. The property includes the main house, guest house with two separate apartments and a private heated pool. Nearby is Western Lake, a rare coastal dune lake that offers fishing, boating and swimming in calmer waters near the outflow into the gulf. For animal lovers, this home is pet friendly for dogs only (pet fee applies). Please note that visitor's dogs are prohibited on Walton County beaches. However there are numerous sidewalks and park trails.
Entry is through a peaceful screened porch with an outdoor dining table and outdoor benches. Once inside, you find cool tile floors, ceiling fans and brightly painted walls. The family room is outfitted with a large L-shaped sectional sofa, side chair, coffee table, side table with lamp, armoire with LCD TV and DVD. The dining table has 8 chairs and two more can be brought in. High speed wireless internet. Galley style kitchen features granite countertops, side-by-side fridge with icemaker, dishwasher, microwave, glass top range and pass through window to the family room. The stackable super capacity washer/dryer is in the kitchen.
Each of the four bedrooms on the ground floor are tiled and have ceiling fans. Bunk room has two twins, TV, 2 side tables with drawers and a small private bathroom with shower. Queen bedroom off the living area has chest of drawers, bedside table with lamp, TV, plus a door to the adjacent hall bath. Hall bath has a huge tiled shower. The first of two King bedrooms on the ground floor has a side chair, bedside table with lamp, armoire with TV and DVD, and a private bath with tiled shower. Larger second King bedroom has 2 bedside tables with 2 lamps, side chair, chest of drawers, TV and DVD and a private bath with tiled shower. Small pool-side bar kitchen features a sink, mini fridge and a table and chairs that can serve as additional dining space for the kids.
The second floor of the main house has wood floors and ceiling fans throughout. TV room for the kids features a 42” LCD TV, DVD, stereo, love seat with twin sleeper and 2 side chairs. Queen bedroom has 2 bedside tables, one lamp and armoire with TV and DVD. Hall bath has pedestal sink and shower. King bedroom has 2 bedside tables with lamps, armoire with TV and DVD, and a private bath with double tiled shower and pedestal sink.
Overlooking the pool, you will find the guest house which features two completely separate, yet identical apartments, one on the ground floor, one on the second floor. Each private unit has a separate entrance, king bed, 2 bedside tables with 2 lamps, café table with 2 chairs, TV, bathroom (one with shower, one with tub / shower) and a full kitchen equipped with mini fridge, microwave, electric range, dishwasher and double sink.
The private heated pool is situated between the house and guest house and is surrounded by attractive brick pavers. The spa area is jetted (spa and pool can be heated to a maximum temperature of 86° in cold weather seasons for an additional charge). Other amenities pool-side include a table with 5 chairs, umbrella, bar with 3 tall bar stools, ample loungers and a gas BBQ grill.

As a family who has come to this area for vacations for 20+ years, we have a good idea of what makes a good vacation rental. This place was just great. We had a large family of 4 generations and everyone had plenty of bed and bath space. The street out front IS pretty heavily trafficked, but it is slow paced and, amazingly little street noise. As others noted, the pre stocking of basic items was a great help, as one doesn't have to run to the store upon first arrival. The pool/patio enclave is really nice. Only two, slight negatives. One, the front bedroom is rather hot. And, two, the main living space is a bit small for a large group. Both of these are seemingly due to the front part of the house being the original (solid masonry) home. In fact, I suspect it was built before WW II, and the additions have been really well done.
The house was very clean and well stocked with linens, soaps, and plenty of kitchen needs. We had a full house and there was plenty of space for all of us. The two apartments were nice for those that wanted a little more peace and quiet. The pool was nice to relax in after a full day at the beach. It was cleaned twice during the week. Once after a big storm. There is a small room in the back of the house near the pool with a wet bar and a refrigerator. We set up all of the adult and kids drinks and this freed up space in the kitchen. The rooms and bathrooms were very spacious. The washer and dryer in the kitchen was nice because it was centrally located for everyone. Meaning it wasn't in someone's bedroom, making it uncomfortable for other guests to go into another person's room. Defuniak Dr. is wonderful because of all of the established trees and old Florida charm. The general store, restaurants, coffee shops, and boutiques were close enough to walk or ride bikes. We had a great experience at Spoiled Rotten.
This house is great for multiple families. We had 3 families with children plus the grandparents and had plenty of room. Each bedroom has a bathroom attached which is spectacular! There is however only one bathtub which is upstairs in the guest house, so it is a little inconvenient if you have small children, but manageable. Overall the house is as described with plenty of charm right in Grayton. We loved walking everywhere and there is a grocery store within close proximity.
