Margaritaville is the ultimate beach house for large family gatherings. Brand new owner has completely repainted and redecorated the home in 2017. Located in historic downtown Grayton Beach and offering rare, year-round sunset views and sweeping vistas across magnificent sea oat covered sand dunes to the emerald waters of the Gulf of Mexico, this large 4000 square foot home has 7 bedrooms, 7 baths and sleeps up to 28 people. Recent renovations have included new furniture and artwork, addition of a second laundry room and new LCD TV’s in all rooms. Located steps from the famous Red Bar restaurant, you are surrounded by the beachfront, the gulf and state park land. Due to the topography of Grayton Beach and the state park, there is a short walk through the sand dunes to get to the beach from this home.
First Floor/Outside: Entry features wrap-around porch equipped with benches. Charcoal grill and covered outdoor picnic table. Outdoor shower. Parking for 4 cars in gravel driveway. Large main living area, kitchen, dining area and a full bath encompass the entire ground floor. Living room has 2 seating areas – first has side chair, queen sleeper sofa, LCD TV, DVD and lamps. Second seating area has queen sleeper sofa, love seat, 2 plush side chairs, coffee table and lamp. House offers wireless internet connectivity. Multiple dining options are offered including raised table and 4 bar stools, main dining table seating 8 and breakfast bar seating for 5. Kitchen features stainless steel countertops and appliances including a Subzero fridge, 2 ovens, stovetop with separate griddle area, 2 dishwashers, separate icemaker, microwave and large sink. Separate pantry with stackable washer / dryer, center island for food prep or serving, 2 coffee makers and 2 blenders for the crowd. Hall bath with walk-in shower and outside entry door.
Second Floor: Four bedrooms and 3 baths on this floor. Taboga bedroom has king bed, armoire, 2 bedside tables with lamps, side chair, chest of drawers, LCD TV, and private bath with tub/shower. Amador bedroom has queen bed, 2 bedside chests with lamps, bureau, LCD TV, side chair, armoire and French door to wraparound balcony with spectacular gulf views. Yellow Bird bedroom has king bed, 2 wall-mounted reading lamps, armoire, chest of drawers, LCD TV, side chair, French door to balcony, and a private bath with jetted tub/shower. Coco Solo bedroom has 2 bunk beds with doubles on the bottom bunk and twins on the top bunk, LCD TV, chest of drawers, side chair and French door to balcony. Hall bath has walk-in shower. Balconies outfitted with numerous seating options.
Third Floor: Gamboa bedroom has a queen bed, bunk with 2 twins, bedside table with lamp, chest of drawers, armoire, LCD TV and private bath with shower and pedestal sink. Door from bathroom leads to porch. San Blas bedroom has king bed, 2 bedside tables with lamps, bureau, LCD TV, armoire, French door to balcony and private bath with vanity sink and tub/shower. Hall bath has vanity sink and shower. Morning kitchen has bar sink, mini fridge and counter with 2 barstools. Laundry room has heavy duty capacity washer/dryer. Kids living area has queen sleeper sofa, side chair, side tables, floor lamp, LCD TV and French doors leading to wrap-around balcony with gorgeous gulf views. Balconies outfitted with numerous seating options.
Fourth Floor: Spiral staircase leads to 4th story Crow’s Nest. This open loft area overlooks the living area below and has two twin beds, double futon sleeper sofa, 3 small dressers and 2 lamps.

The weather was beautiful! Blue skies, sunny, beautiful breeze. We played balderdash and Corn Hole on the beach, relaxed, went shark fishing, walked on the beach. Had great food, drinks and music at Red Bar (good beans in the Bloody Mary's!) & Pandora's. 3 families can live together and have fun without killing each other! Awesome vacation - Thanks!
We have had great times in this house. We rented the house the past two years in July. Great location and we had a lot of fun. The only bad part is the air conditioning does not keep up. They changed out the unit in the middle of our first years' visit. The house never cooled down the last three nights of our vacation. We came back last year with assurances the air conditioning could keep the house cool. It didn't. But the location is great. If you don't mind staying a little on the warm side for your vacation you will love it.
Great house and layout..ideally suited for large gathering, party, reunion.
Primary complaint is a lack of attention to maintenance---severely needs new paint and attention to full cleaning throughout interior. You are not receiving a good value in whoever is cleaning this unit between rentals.
That should be a focal point for owners /management company if you continue to charge premium prices.
