Completely redone in 2001 with the finest materials and upgrades. Great floor plan for every day living and entertaining. Perfect for accommodating guests and live-in help. Two large decks overlooking the estate provide views of the rolling green lawn and professionally landscaped gardens. Only a short walk to a private beach and country club. Very accessible to New York City, New Haven, CT -Yale University, Hartford, CT, Providence, RI and Boston, MA. Very easy train access to NYC, Providence and Boston

All beach access points to Pine Orchard beach are open and within walking distance. Plenty of parking also should you decide to drive
We also recommend that our clients take advantage of the Stoney Creek beach in Branford which is a 10 minute drive away from the property. We highly recommend a visit to this area which is home to the Thimble Islands.
I grew up in Branford, CT and met my wife, who is from CA, here as well. We both love Branford and it's quaint New England charm. Combined with the seaside beauty this town has to offer we jumped at the chance to buy this property. It was the 'ugly' house on the street when we acquired it in 2000. A very dated and structurally different ranch, my wife, who should have become an architect came up with a great design. By 2003 we transformed this ugly duckling into one of the most talked about homes on the street. Work has taken us to CA but we look forward to our trips back to CT to visit with family and friend and to stay in our lovely home on the east coast. We hope you will enjoy it as much as we do.

Branford is a wonderful New England town that has managed to attract some great restaurants, quality healthcare facilities and is convenient to almost everything while maintaining a quaint feel. Being right on the water is wonderful experience and each community within Branford has a feel of its own to appeal to everyone.

We just filled out the VRBO survey, which did not include owner-specific feedback. However, I want you to know that we were so pleased with our rental for a number of reasons.
You were very helpful to talk to in advance an represented the property and the experience so well. I hope you felt that we were responsible guests.
I had invited all my close family from the west coast to my daughter’s wedding in New Haven, and there were 12 of us in all. In addition, we had family and friends over on Saturday night before the wedding. The deck and lawn were the outpost for the 30-somethings. They played some kind of death croquet with the set I brought while the older and younger folks shared time indoors. We all felt that it offered us such a unique opportunity to mingle over the 3 days that we would never have had otherwise.
On the value-added side, we had a few unexpected needs, like paper clips, rulers, and scissors that we did not expect to find in a rental but that you had stocked in drawers on the main level. The one bad surprise we had was that there was no hand soap or bath soap anywhere in the bathrooms or the supply closet. Not a problem of course since we were shopping on night 1, but I thought you should know.
We really enjoyed the walk to the beach and the note you left about the local area were helpful to us.
We would love to come back for a visit again sometime. We have a younger daughter who’s in a relationship. Who knows?

This was our third extended family Thanksgiving at Pine Orchard House. The combination of pleasant neighborhood, easy walk to a beautiful beach, huge kitchen, extensive social/living space and 6 bedrooms/5 baths makes this the perfect venue for a big family holiday.
The house is amply furnished, but sparsely decorated. There are no tchotchkes to knock over, and there's plenty of floor space for air mattresses. The owners have replaced two old couches and several mattresses with nice, new ones since last year.
The house feels spacious, and there's lots of natural light.
The kitchen is well supplied with cookware and tableware. Plan to bring dish towels, and to provide most of your own food wraps and other consumables.
The owners have been incredibly nice and easy to work with. They even sent us food this year!
All in all, a great experience. Highly recommended.
The VRBO property in pine orchard on Yowago was a very nice property in a great location. The home was clean and allowed for plenty of room. Since we spent little time on site we did not take advantage of the well equipped kitchen although we enjoyed chatting in the living room and on the deck.
Since all of the guests were over 60 the sleeping accommodations were very important. We found 2 beds (2nd floor) very comfortable and three beds not very comfortable. We had to go out and purchase toilet paper on day 2 which was a bit annoying. The master bathroom, which is very nice, had a toilet that had a float tied on with a twist tie. This twist tie broke on our last day, which was more frustration for the eldest of our crew. One last concern was the last person to leave on Tuesday was unable to lock the front door. Since I have a numeric entrance lock on my home I realized that this occasionally happens.
Overall, I may use this VRBO property in the future for a smaller group but not for a larger group of 8. The other 3 beds are not comfortable enough.
We were thrilled with our stay at the Pine Orchard house and found the entire experience to be very positive. Anthony was quick to respond to our questions about the house prior to booking it for a week, and the house itself was better than we could imagine. The location in Branford, CT was ideal for us - we loved the fact that a private beach was just a two-block walk - and there was a nice front yard and spacious back yard for the children to use for games and exploring. The kitchen was well-equipped, the living areas could accommodate many people, the dining room table could seat 8-10, and the back deck was a delightful spot. We were especially pleased with the bedrooms and adjoining bathrooms. There were eleven of us, including five children, and there was plenty of space for all. The home was clean and well-maintained. We had a wonderful vacation in the Pine Orchard house.
Our professional group of educators had our end of the academic year "R & R" at this Branford house. It was everything we needed, six very spacious bedrooms, five full baths, an extremely well equipped kitchen, and large enough for the 11 of us to find space to "get away for some quiet" or to all gather for sharing and conversation.
The house is located in a lovely, quiet neighborhood where the houses are spread out so you will never hear your neighbors. It was a five to seven minute walk to the beautiful beach for an early morning stroll or an afternoon swim. The house is also furnished with high end furniture and very comfortable. The large deck was a great place to take a book and grab a comfy chair at the table with an umbrella and read for an hour or two. All in all, our group loved the house and our stay and we hope to return.
Three couples enjoyed three nights at a delightful house in a quiet, residential neighborhood about 15-20 minutes outside of New Haven. Though the house and area had much to offer including beaches and hiking, we used the house as a convenient location for a stay in New Haven. The house description was accurate including location, layout and amenities. Fabulous master bedroom suite and a great kitchen. Large house with rooms to sleep a good crowd. property was clean and well maintained. The owner was easy to work with and provided good customer service. Overall we were pleased with the stay.
Just back from a 5 night stay at this property. The house is light, large, and very comfortable. The kitchen is well stocked with top of the line appliances.
Anthony was a great host. When I had a question he answered within minutes and went out of his way to take care of any issues. We had several family members for my son's graduation and everyone had a wonderful opinion of the house. Would rent this property again in a heart beat!
