Spacious lower unit steps away from the fantastic Newport Beach sand and boardwalk. Featuring a large patio for relaxing in the warm California sun and a close location for restaurants and shopping. Shared washer/dryer, dishwasher and carport parking.
Parking: 1 car parking - This unit provides 1 carport space in a shared carport.
Bedding: Blankets, mattress pads, bed spreads and pillows are provided!
Linens: Our properties do not come with bed linens or towels however should you not want to bring your own personal linens, we do provide the option to use our linen rental service. The cost is $165 for the length of your stay and includes a set of sheets for each bed, 10 bath towels, 8 hand towels, 8 wash cloths, and 4 beach towels. Please inform us as to whether or not you would like to use this service.
Kitchen/Supplies: Our kitchens are supplied with all the basic dishes, utensils and cookware needed for everyday cooking. We also stock some cleaning supplies and dry goods such as paper towels, toilet paper, coffee filters, trash bags, foil, etc to help you begin your vacation however you will need to purchase and pay for additional supplies during your stay.
You may want to bring: Beach chairs/equipment, blender and/or specialty cookware, briquettes, laundry detergent, extra place settings, pens and paper, etc.
Perfect location near the beach, pier, restaurants, and grocery shopping. Nice size three bedroom, two bath. Fully equipped kitchen. The whole place could use more attention to general maintenance. We would stay there again.
This was a great stay for our family. The location is perfect and the house is very nice. The only issues would be the fridge was not cold enough and the living room couches are very uncomfortable. Other than that a great place.
My family and i enjoyed our stay at 4601 w balboa . we enjoyed having the whole unit to ourselves without having an upstairs neighbor. The people next door were very loud ll night long, but left after the first weekend. It was quite hot inside and no screen door to help fresh air in, so bring one of those magnetic ones otherwise the flies will get in. Best feature of this home is the shower. Its a walkin style with multiple jets to get the little one cleaned up after a morning in the sand. It was like a splash park in there to my kids. They loved coming home and getting clean.
The traffic on the weekend was pretty loud but being that close to the beach really cancelled out all these details. It was a 5 minute walk with my 2 and 4 year old kids going slowly. The street seems very safe to walk down and there is a back street primarily used for bike traffic so we avoided walking on balboa most of the time.
Overall great place and wonderful memories.
Our family of 7 loved being able to wake up each morning and go for a walk on the beach just steps away with hot cocoa, then come back to change at the house before playing all day on the sand. We rented bikes 1 day to tour the boardwalk on wheels and would totally rent this property again. We did, however, hear the upstairs neighbors quite a bit.
To start off the most amazing thing about this place is the location. You are literally a couple houses away from the beach. That makes it so easy for your children to get access to the beach, bathroom breaks, whatever. 35th St. is a great place to stay because you also have access togrocery stores and other places.
We stay in Newport at least three times a year and this was our first day at this home. The check in process was super easy and flawless. That is a big thing because some places in Newport could have a harder check in process. This was really nice. The admin people are responsive and polite.
The home was clean and looks just like the pictures. It has great rooms, the beds are really nice and comfortable and most importantly again it is clean.
The two things that keep this place from being five stars is number one the couches. I am not too picky when it comes to vacation furniture because you know it's going to get abused but I need to be honest this was the worst couch I have probably ever been on. It was brutal. I'm surprised no one has commented on it before. It is so bad that an adult really cannot sit on it and face the TV without turning it sideways.I know that's weird but it's the truth. It is an awful couch. Get a new one.
The only other item was the fridge. Now the administration people were very responsive and had a repairman come out immediately who then told me that I simply did not know how to work the fridge. But I'm telling you that fridge doesn't work how should. They need a new one. If the fridge is on its absolute coldest setting it should freeze your produce. Our produce and drinks were barely even cold. It does not work properly.
Other than that this place is in great condition, it is clean, and I do believe it is worth the money but I would not use it again if they have the same couch. The fridge is manageable, but the couch truly has to go. Of all the real estate companies, rental companies or whatever we have worked with in Newport over the years this was one of the best experiences we have had with them. They are great people and you can tell that they really do care about their clients. They are a great company. As I mentioned before we go to Newport three times a year for about the last 20 years. The administration was one of the best we have worked with.
We enjoyed our stay at this property. It fit my family and my brothers family comfortably. With the beach being less then 50 steps away it was nice to be able to walk back to make lunch or grad a snack. Bike rides every morning on the board walk was very nice as well. The location is close enough to the grocery store that you could walk or ride a bike. Unfortunately, We did have some personal items such as beach toys and towels disappear from the patio area so I would recommend bring in everything at night-------------------------------------------------.The only downside to this house was having someone upstairs The Kitchen table for upstairs seemed to be right over the kids bedroom. As the chairs moved they would make a very loud scratching noise that would wake us each and every time, which happened 4 out of the 7 night late into the night.
