Adorable A-Frame on peaceful mountain lake. 2 bedrooms and one full bath plus a large loft with double bed which can be an extra bedroom. The house sits on 5 very private acres and a 2 acre lakefront lot with a deck and dock is just across the road. Secluded property but just 10 minutes from the hamlet of Livingston Manor and the town of Roscoe which was voted the 'Ultimate Fishing Town in the USA'. Swim, fish and boat on the 40 acre non-motorboat lake or just relax on the deck and enjoy the sunsets over the mountains.
We have a one week minimum stay. Please don't inquire about weekends.

Three years ago, my husband and I decided to look for an upstate summer getaway (we live and work in NYC). We looked at a few places, but knew immediately that we felt good about this place. It is cozy while having an open lay-out. It has everything you would need - enough space for guests should they come, a good kitchen, washer/dryer, and entertainment. Best of all, really, is that it's across the street from a motorless lake.
We've been back since - 4th of July weekend in 2012, a full month last August.
We first rented Amber Lake as a couple -- and have been happy to introduce our toddler to Amber Lake and the Catskills. (He loved it -- and calls the place "wa-wa" for the water/lake). It's cool and quiet without being remote - Livingston Manor has a cute little town with a great bakery, market, and diner.
My husband fishes at the lake, we walk go for walks, barbeque on the porch... our time here has been memorable and truly part of our family's story.
Communicating with the owners has been easy via phone or email, and we've had no issues in all the times we've stayed there.
Highly recommend (even though, as I write this, I fear that we will find Amber Lake unavailable for the next time we want to visit!)
Our family of 3 loved our vacation on Amber Lake. This home provided everything we were looking for to unplug from the City and spend long days outdoors. Our 5 year old son loved exploring the big yard and finding frogs and eagle feathers. We swam, kayaked, and fished in the lake. We grilled everyday and loved to stop into town for supplies, coffee and pastries. Great bakery, grocery, and hardware store right downtown.
We took lots of day trips to surrounding towns, and discovered great family-friendly picnic spots in Lew Beach, Narrowsburg, and Big Indian. We also spent much of our time doing absolutely nothing at all - just lounging around in the front yard and on the deck with friends.
We loved the privacy of the home and it's central location. Ray was super helpful and quick to respond to every need. This is a wonderfully simple home with a big, open living/kitchen space. No need for tons of amenities, what you get here is calmness.
We stayed here for a week in late September for a week of hiking, biking, and kayaking. It was our first time in the Catskills and the beautiful weather matched the beautiful area. This is a great central location for outdoor activities. Morgan Outdoors in Livingston Manor was very helpful in recommending hikes and local outdoor activities. In addition to groceries, Peck's Market in LM has a bakery and hot coffee!
We really liked the privacy afforded by the owner's 2 large lots compared to some of the homes on other lakes in the area which were packed in next to one another. The location is also very convenient to both the towns of Livingston Manor and Roscoe.
The kitchen is well supplied and the living area has very comfortable furniture. We also appreciated the broadband wifi for online research of areas to hike and the cable TV for relaxing in the evening. Our only suggestion to the owner is that a queen size bed in one of the bedrooms would be more comfortable for adults than the double beds.
We stayed here for three weeks, it was lovely. The house is surrounded by trees, private and quiet. The lake is serene. We went out for kayak rides, fished from the docks, swam--just gorgeous.
We love to cook and the kitchen had all we needed. Grilling fresh trout and eating on the deck, watching the sun slide down the sky--ah! So nice!
The owner answered all of our questions promptly, everything was as expected. This is a great place for a family or group of friends to stay. We enjoyed visiting several local farms (Apple Pond, Root and Roost, Dirie Dairy Farm). There is a beautiful park with an old covered bridge about 10 minutes' drive from the house where you can swim in the clear waters of the river (or fish, or skip stones...).
