Gorgeous, newly renovated 3 bedroom 3 bath direct oceanfront home located on the southern end of town, quiet & residential. Master bedroom with ocean view, king sized bed, hi def TV & mini fridge/sink area. Large glass window enclosed living area with new kitchen, stainless & granite; hi def TV with expansive cable, DVR recording & DVD and lightning speed wireless internet. Very large deck overlooking the ocean with multiple lounging areas, table/chairs, Charcoal grill & electric grill. Beach chairs, boogie boards, and beach towels provided. Other two bedrooms have queen and twin beds; high quality linens throughout. The online calendar is kept up to date, please check availability and rates before inquiring. Email, do not call if possible; I am usually able to respond quickly and can provide more thorough information this way. Please note we normally have a 6 person maximum and one week minimum.

We had a great stay at the Coco Sands Cottage and hope to return again! The home is in great shape and is as good (or better) than the photos. We had plenty of space, appreciated the kitchen appliances and utensils, and had loads of fun with beach toys! The customer services was outstanding. The property manager notified us of a midnight rocket launch that we would likely have missed without her message. The cottage shares patio area with neighbors which had initially given us pause. However, the neighbors were hardly ever seen and, when we met a couple of them surfing, they were friendly and offered pointers. We'd recommend the Coco Sands Cottage for anybody, but it was especially fun with kids!
This is our second summer at this property and it was just as good as the last year. The house if fully stocked with everything you need inside and for the ocean. The outside patio is a great area to sit and relax, day and night, and the beach access is perfect. We hope to be back very soon!

Our family had a wonderful time in this great beach house. There was a perfect amount of room for the 5 of us. There was plenty of beach towels and supplies in the kitchen. The back deck was great to hang out and relax, and I could also keep an eye on the kids while they played on the beach. We had a few issues with the TV and remotes, but it was an easy fix and the owner Linda was very responsive to my emails. I would recommend there be some extra batteries around for the remotes. I would definitely return here for future trips to Cocoa beach. Even though there are surrounding buildings and cottages it was very quiet and peaceful. The beach was not overly crowded either.
My wife and I stayed here because we decided to get married on Cocoa Beach, so we had family and friends stay at other nearby properties, and we got married on the sand behind the property. You couldn't ask for a more beautiful place.
The house was comfortable, and it's clear there have been some updates in recent years. The back deck was the big selling feature for us, and it didn't disappoint. What surprised everyone that came to celebrate with us was that the south part of Cocoa Beach, where this house is, isn't super touristy. It's a laid back area, and you don't have to deal with the slam-packed beach and looking for a spot to set up and relax; you just walk out the back door, and there you are!
The only negative to the house is the tight parking area, but that's just the way it was originally built, and as long as you don't have a ton of vehicles, you can make it work. Everything was well maintained and clean, and having laundry on the premises was convenient.
The neighbors are all very nice, and we enjoyed meeting them.
There are great places to eat and drink and play nearby, but just out of walking distance. If your'e into craft beers, I recommend a quick trip up A1A to Florida Beer Company to get some Crowlers (You'll understand when you get there). All of the places we ate were delicious - I recommend the Tiny Turtle for lunch and the Fat Donkey for dessert. The fish and chips are good at the Pig & Whistle, but the waitress was a bit curt. My wife loved the stuffed flounder at Squid Lips, and the blackened grouper was great! And if you want another surprisingly delicious lunch spot, hit Barrier Jack's!
This house is great, and we're considering making it a yearly anniversary trip!
Our three adult kids joined us at this beach house for the week of Christmas. The house worked out perfectly for us as there were three bedrooms and three bathrooms, with the master bedroom on one side of the kitchen and the two others on the far side (1 queen and 1 twin beds). We got super lucky with summer weather in December so being directly on the beach was a real luxury with us taking long walks on the beach, enjoying quick dips in the water and admiring the kite-boarders. Much of the time we were lounging on the chairs overlooking the beach enjoying coffee & sunrises, reading books, or enjoying a cold beer in the late afternoon. The large outdoor area served as a second living room, which was great as the only living room in the house is open concept--open to the kitchen and dining room-- meaning there were few places for quiet inside.
The house was as represented, with a very spacious, well equipped kitchen, comfortable furnishings and complete linen closet. We especially appreciated the large coffee table which allowed us to do many jigsaw puzzles, and the dining room table where we played games. The only two things you might not know from the photos are: 1. the house is behind several buildings (it is the very closest to the beach) so there is a shared driveway (not a problem at all) and 2. the tenants at those properties use the chairs stationed just in front of the deck chairs and access the beach from there (also not a problem--we saw very few people even with the great weather). Note the glass patio table in the photos was replaced with a round metal table seating no more than 5.
The property manager Linda was very responsive to my questions and professional. My deposit was returned promptly.
In summary, we had a very good experience and I can recommend the property for a group of 5.
After searching many different locations, I cam across this wonderful little cottage. It was perfect for our family of five. The description on this site doesn't do it justice. It's so beautiful. This is a wonderful home, on the quiet side of the tourist spectrum. Which was great for us to be able to let the kids run down for a swim, and not lose them in a crowd of people. The neighbors are super friendly and helpful as well. The patio area is where we spent most of our time. The view was just too beautiful. There were plenty of chairs available for everyone. The kids enjoyed boogie boarding and they bought a couple of skim boards that they had to leave, so more added to the available beach equipment. There are many attractions within a short drive. We especially enjoyed kayaking with Tim at Fin Expeditions. And surf lessons with Ron Jon's. And being able to have our wedding on the beach behind the house was a huge plus. But being able to come back to this home and just enjoy the end of the day watching the waves from your back yard was so relaxing. Thank you SO MUCH for allowing us the use of this wonderful little piece of paradise. I wish our stay could have been longer, as in never leaving. haha!
