I have lived on Aquidneck Island for more than 16 years. I purchased and renovated this property myself and lived in this house with my two children. I personally landscaped the property and did much of the renovation on my own. I am currently on faculty at the University of Rhode Island and care of the property year round. Having grown up on Cape Cod, I have a love for the beach and the summer season.

The house is on a plot of land with two other homes (HomeAway #203212 - 4 bedroom and HomeAway #209433 - 1 bedroom) - a perfect place for a family reunion or wedding guests.
My family and I stayed here for our wedding and it was perfect for what we were looking for. We had plenty of room and the house is in a great location. Walking distance to the beaches, a quick drive or cab ride downtown, and a great backyard for relaxing after the beach. The owner was so friendly and accommodating and having linens and bedding included made my mothers day, no laundry when we leave, especially having the washer and dryer in the house (equipped with detergent:)) Everything was thought of and more, I would stay here again and would recommend this house to anyone visiting Newport!
Also, my in-laws stayed at the house next door and loved it as well! All the same amenities as this house including linen, bedding, washer dryer, AC units, etc.
My only recommendation is a screen door for the 4-bedroom house next door from the kitchen to the back-patio area. It would be perfect way to keep the open feel from the kitchen to the backyard and keep the downstairs area cooler.

We happened upon this beach house while searching for a place to stay with another family of friends that could offer all the fun of the beach and also enjoy the privacy of a backyard with our young children and small dog. Aimee was so easy to communicate with, from initial info to lease documents, to providing info on the area. She was available via text throughout our entire stay.
I must say that while the pictures on the listing are great- the property is 10x better in person!! You walk into the front door and immediately feel like you are on vacation. I could easily tell Aimee has a fantastic housecleaner, as the hardwood floors were gleaming, the kitchen was spotless, the towels were laundered and folded and every bed had a fresh set of sheets. Ample furniture to fit a larger group (we were 5 adults and 4 children ages 4, 2.5, 2 and 8 months) and the kitchen had everything we needed to cook nice big breakfasts before venturing out to second beach, the mansions, or a train ride. The fenced in backyard is perfectly landscaped, includes beautiful hydrangeas and other mature plants that make you feel you are in a "home" vs a hotel stay, and included a large picnic table that we took advantage of for grilling. The kids had a great time playing in the grassy yard with the dog as the grown up sipped wine from Newport Vineyards. The neighboring properties are quite close but noise was never an issue during our stay and the people staying next door also had younger children. From one upstairs bathroom you can even get a small obstructed view of the ocean, which was a pleasant surprise.
We enjoyed the nearby walkable restaurants, AQ was great for pizza and wraps and Atlantic Grill had many seafood choices so we had to stop in there as well.
Overall, this was the perfect place for our family to spend our vacation catching up with old friends. We truly recommend it to anyone. Thank you Aimee!!
This is a great beach house - very quaint and well appointed for a family stay. The property was great - it accommodated 7 (2 adults, 2 16 year olds, 2 14 year olds, and 1 10 year old) easily and comfortably - plus our dog Lebowski. Property owner was great - helpful and easy to work with. The property is in great shape, very close to First Beach in Middletown, and super convenient. The neighborhood is a mix of year round residents and summer rentals - so some nights it was very quiet, a few nights it was a bit loud. Newport is humid and has significant temperature ranges - there were some fans in the house, but no air conditioners (this was expected and totally fine with us.) The house is well appointed, but not luxurious - it feels like a beach house. The furniture and cabinets were likely IKEA - to set expectations. So stylish and well made, but not luxurious. We were very happy and will likely try to rent here again.
Aimee, the owner, was so easy to work with. She was prompt with reply and had all the information needed right away. The house is very close to Easton's beach, and just far enough off the major roadway that the road was not busy. The house had everything we needed in it, and the breeze and fans she had available made for a very comfortable stay temperature wise. The fenced in backyard was great for my dog. The house was clean upon arrival, and anyone who visited thought it was adorable. It was comfortable for 6-8 people to hang out in when it rained one night as well. The grille is small so if anyone is planning big grilling may want to consider bringing a bigger grille, or an extra portable one. Great stay and I would rent again.
