About Aimee DuVall Phelps

I have lived on Aquidneck Island for more than 16 years. I purchased and renovated this property myself and lived in this house with my two children. I personally landscaped the property and did much of the renovation on my own. I am currently on faculty at the University of Rhode Island and care of the property year round. Having grown up on Cape Cod, I have a love for the beach and the summer season.

Fantastic place to stay!

This cottage was perfect for us in every way. A quiet neighborhood, a nice little backyard for the pup, plenty of space for 4 adults, walking distance to First Beach, the Cliff Walk, the Esplanade, nice restaurants and a liquor store. A brand new Cumberland Farms is opening up near by as well. A very short drive to grocery stores, Second Beach, downtown Newport and the Frosty Freez in Middletown for ice cream. The cottage was very clean and the kitchen has everything you need. I highly recommend it!

Bare bones...not very comfy and not heated if it turns cold!!!!!

We are a family of 5. House comes clean,but beds are stripped and sheets are only okay...cheap. Owner is nice. Place is not comfy!!! Couch is a futon. It's like a college dorm, decorated by a boy. No air or heat. Fans though...and the location is superb. The owner is very responsive. It's just not a comfortable place to hang out in...tv is tiny!!!

This home surpassed my expectations.

This home is much bigger than what it looks like in the pictures. We had four adults and five young children, so we were worried about space. I was immediately relieved when I walked in and saw that the rooms were a good size, but still very cozy and comfortable. There isn't any air conditioning so it does get pretty warm in the house, but I enjoyed the cross breeze with the windows open, and one of the bedrooms even offers a view of the ocean. It's in a perfect location: just a few-minutes walk from First Beach, a 5-minute drive to Second Beach, and less than a 10-minute drive into Newport. We enjoyed our time here so much that we extended our stay another night!

Comfortable and great location

We loved staying at this house - it was an easy walk to the beach and stores/restaurants in Middletown. The back yard was beautiful and a nice place for a cookout or group meal. We had a small child with us who loved it, too!

Perfect!

My family and I stayed here for our wedding and it was perfect for what we were looking for. We had plenty of room and the house is in a great location. Walking distance to the beaches, a quick drive or cab ride downtown, and a great backyard for relaxing after the beach. The owner was so friendly and accommodating and having linens and bedding included made my mothers day, no laundry when we leave, especially having the washer and dryer in the house (equipped with detergent:)) Everything was thought of and more, I would stay here again and would recommend this house to anyone visiting Newport!

Also, my in-laws stayed at the house next door and loved it as well! All the same amenities as this house including linen, bedding, washer dryer, AC units, etc.

My only recommendation is a screen door for the 4-bedroom house next door from the kitchen to the back-patio area. It would be perfect way to keep the open feel from the kitchen to the backyard and keep the downstairs area cooler.

Perfect place for memory making!

We happened upon this beach house while searching for a place to stay with another family of friends that could offer all the fun of the beach and also enjoy the privacy of a backyard with our young children and small dog. Aimee was so easy to communicate with, from initial info to lease documents, to providing info on the area. She was available via text throughout our entire stay.

I must say that while the pictures on the listing are great- the property is 10x better in person!! You walk into the front door and immediately feel like you are on vacation. I could easily tell Aimee has a fantastic housecleaner, as the hardwood floors were gleaming, the kitchen was spotless, the towels were laundered and folded and every bed had a fresh set of sheets. Ample furniture to fit a larger group (we were 5 adults and 4 children ages 4, 2.5, 2 and 8 months) and the kitchen had everything we needed to cook nice big breakfasts before venturing out to second beach, the mansions, or a train ride. The fenced in backyard is perfectly landscaped, includes beautiful hydrangeas and other mature plants that make you feel you are in a "home" vs a hotel stay, and included a large picnic table that we took advantage of for grilling. The kids had a great time playing in the grassy yard with the dog as the grown up sipped wine from Newport Vineyards. The neighboring properties are quite close but noise was never an issue during our stay and the people staying next door also had younger children. From one upstairs bathroom you can even get a small obstructed view of the ocean, which was a pleasant surprise.

We enjoyed the nearby walkable restaurants, AQ was great for pizza and wraps and Atlantic Grill had many seafood choices so we had to stop in there as well.

Overall, this was the perfect place for our family to spend our vacation catching up with old friends. We truly recommend it to anyone. Thank you Aimee!!
