This 1100 sq. ft. NEWLY & FULLY RENOVATED (completed Jan. 2013), 3 bedrooms, 2 full baths contemporary-styled apartment is located at the heart of the slopes on Telegraph Hill. It is located between the Coit Tower and the Transamerica Pyramid Building which are just a few walking blocks away.

On a clear day, take the walking route and avoid the limited parking at the Coit Tower by taking the Filbert steps at Montgomery. Along the route, you will be engaged with beautiful foliage in spectacular gardens, art deco homes and wonderful views of San Francisco. The famous steps are also home to the wild parrots which were featured in a 2005 documentary, 'The Wild Parrots on Telegraph Hill'.

A block above Telegraph Hill is North Beach (a.k.a. Little Italy). Here you will be adorned with cafes, restaurants, plentiful shopping and nightlife. Chinatown, Fisherman's Wharf, Pier 39, the Ferry Building, Washington Square, the Embarcadero, the Financial District, Union Square,Downtown, the SOMA district and the Moscone Center are all an easy downhill walks. There is no assigned parking at this property but limited (2) hour street parking is available. This location promises to save money on parking expenses as the major SF sites and business areas are walking distance away. If public transportation and paid parking garages are preferred, they are within walking distance away.

Payment Information

A deposit of $400.00 is required to hold your reservation. We

must receive payment by eCheck or credit card for the deposit within (3) days of initial booking. Once deposit is received, your dates are officially reserved.

The balance of the rental payment is due (30) days prior to check-in. The booking will be cancelled and the deposit forfeited if payment of balance is not received.

Upon your arrival, the $400.00 deposit converts to a damage deposit. If the following provisions are met, your deposit will be back to your account within three to seven days of your departure.

If you cancel MORE than 30 days before check-in, your deposit will be returned less $50.00 fee.

If you cancel LESS than 30 days before check-in, ONLY your security deposit will be returned to you ($400.00).

If cancellation occurs on your first day, there will be NO refunds for any reason.

No credit will be given for shortened stays due to late arrival or early departure for any reason.

No cancellations or refunds will be due to you because of weather-related issues, earthquakes or related outages of utility services including: electricity, phone, internet, Wi-Fi, television, or gas.

Upon receiving your security deposit and Rental Agreement, a rental confirmation and payment receipt will be sent to you.

Once we receive full payment for your reservation, we will send you confirmation of your reservation.

As owners, the Tom Family have been a resident of this Edwardian home in S.F. since 1963. When the children started their own families, the 3-story home was converted to 3 apartment flats. The Tom Family takes pride in their building and therefore you can be assured that the quality will be there. They are proud to share to their customers, this spotless and comfortable apartment located in a quiet and safe neighborhood.

This property is in a prime location nearby many famous San Francisco landmarks, attractions and neighborhoods. There are an abundance of restaurants and shopping, sightseeing areas and nightlife within walking distance of this location. The Walk Score website rated the neighborhood a very high score of 97 out of 100 for the close proximity to many areas of interest. Public transportation, street cars and cable cars are also nearby.

Beautiful condo in a great location

This was a spacious, nicely done condo. The kitchen had granite counters, the shower was high-end and the beds were very comfortable with beautiful comforters. Everything was clean and relatively new. The location was perfect too -- it was about a mile walk to tourist areas on the wharf, a short walk to Chinatown and also close tons of North Beach restaurants. And, easy to get an Uber ride anywhere else.

I stayed with my 70 year old mother and 20 year old niece for 5 days. The three bedrooms were perfect to give everyone their own space. There were 2 bathrooms -- one of which was plenty big enough to share. For a city condo, I felt this was quite spacious. I also felt completely safe and comfortable walking around during the day and night. It was on a bit of a steep hill (hey, it is San Francisco), so just be prepared for that. Wasn't a problem for our group....even my 70 year old mom did fine (but she did find using a walking stick helpful).

When I was looking for a place to stay, I wasn't very familiar with San Francisco, so I relied on all the reviews. I am very happy that we picked this condo for the location and for the quality of the rental. I would highly, highly, highly recommend this rental to anyone and would certainly stay there again!!!!

Great location - great property manager

Our family of four stayed in this San Francisco property for a week in April. The property is everything as advertised on the website - the only thing omitted is how good Stan, the property manager, is! I emailed and spoke with Stan several times before and during our stay and he was eager to help in any way he could. We even had our security deposit promptly refunded on our departure day. The unit owners have spent a lot of money and thought into making the unit as comfortable and user friendly as possible with high quality bath fixtures, comfortable mattresses, and new laundry appliances. We had a fabulous time and hope to return.

Great San Francisco Vacation Flat

This flat was perfect for my family of 2 adults and 3 teen boys. It has all of the amenities we required and is clean, quiet, and well maintained. The master bath has a great shower we all looked forward to using daily. The flat sits a stone's throw from many very good cafes and restaurants. Check-in and check-out procedures were simple and well-communicated. We would definitely stay here again. Highly recommended.

Great location and excellent accommodations.

This property is amazing. Before I booked this property I read all the previous reviews which were all very positive. Well, our experience was the same. Communicating with Stan was very easy and he provided excellent information.

This property is in a great location and very clean/updated. Yes, there is a big hill you have to walk up and down but it is easily forgotten because the views are amazing. The flat is well stocked with all the major necessities, large grocery store less than a mile away and parking is close.

We were thankful the previous reviews mentioned about the nearby nightlife that was about 2 blocks away. It is not very noticeable during the day when you are walking down Broadway but at night the neon lights come out and it is much more noticeable. We were prepared and found some side streets to take at night to avoid walking down Broadway with kids. We always felt safe.

We would only make 1 suggestion and that is to let renters know there is recycling and compost available. We did not realize this until we took the trash out at the end of our stay.

We would definitely book this property again and would highly recommend it to others.

A big thank you goes to the owners that are willing to share this wonderful property.

great stay

I stayed here with my family of 5. It was roomy, clean and very convenient. Much better than getting 2 hotel rooms. Stan was very easy to work with. I would highly recommend this property!

Great San Francisco experience!

We had a great time- perfect family place with teenagers. We walked all over- great restaurants in North Beach, a couple blocks from Coit Tower, easy walk to the Whatf and other tourist attractions.
