The bedrooms are beautifully appointed with antiques, Stark Carpeting and Raplh Lauren Fabrics. Two bedrooms have gas fireplaces. Some have water views. The Master Bedroom has an incredible spa like bathroom with a seamless glass shower room including air jet soaking tub, rain fall shower heads and other high end fixtures.

The home has incredible public space for your enjoyment and entertaining. The Living Room is spacious with a wood burning fireplace and wet bar. The Dining Room has a gas fireplace and exquisite tiger maple dining table that seats 10. There is a fully equipped Kitchen. The large Great Room has stunning architectural detail with sumptuous furniture, flat screen TV and music system. French doors lead to a granite terrace.
The Grounds are nothing short of incredible. Manicured and styled in the tradition of Williamsburg, with lilac topiaries, rose bushes and boxwood hedges. The stone patio and terrace is a work of art and a wonderful spot to relax and entertain. To top it off, the horse and carriage go by.
Located in the Historic District of Kennebunkport surrounded by Ship Captain's Homes. The home is 1 block from Ocean Avenue and the Village Green, a 5 minute walk from Dock Square and a short walk to Colony Beach.
The original house is in the Greek Revival Style c.1809. The Ivory Goodwin House (as it is known) was named after it's original owner Ivory Goodwin. Goodwin was a master ship building craftsman and captain of the ferries to the islands off Cape Porpoise.
The home is very unique and NOT a typical rental property. The house has been painstakingly restored with a new architecturally sensitive addition. The result combines the best of old world charm and state of the art modern amenities. Every convenience and comfort has been taken into account. The physical location is
incredible. Literally walk to everything. You constantly are aware of the water and the nautical history and heritage of the Kennebunkport.
There are wonderful dining options, art galleries and shops within a 5 minute walk. The property is beautiful inside and out. The Williamsburg style grounds and landscaping are exquisite and represent a very unique feature of the property. Whether it's Spring, Summer, Fall or during Christmas Prelude the inside and outside of the house complement each other in a very unique and special way.
It actually pains me to join the chorus here and write yet another sterling review of this very special place, lest too many more people discover what we very lucky ones know already: If you're going to spend a week in Kennebunkport, there is simply no better place to do so than 12 Pleasant Street.
In fact, it's difficult to accurately portray in words what a wonderful setting Rich and Steve's fabulous house provides for experiencing and exploring the Kennebunkport area. They say "you can't go home again," but our weeklong stay for the second straight year was every bit as satisfying as the first. And with all of the accolades about its beauty and meticulousness below and in other reviews, it's a more intangible sense that makes the place so special...a feeling that, within 20 minutes of arriving, you are home.
Indeed, the house is utterly immaculate. The owners maintain it with an attention to detail and commitment to quality that is the equal of any fine lodge, inn or hotel in the area. From the fresh flowers to the excellent linens, no detail is spared. It is stocked with every necessity, furnished with top-of-the-line appliances, and designed with ultimate comfort, relaxation and fun in mind. It's bright and airy design marries old Maine with all the modern convenience one could want. The beautiful third floor "perch" (Captain's Loft) exposes one of the most wonderful views one could have in Kennebunkport, of the harbor, beach, and ocean beyond. There is no place we'd rather be than at sunset on the deck of that loft, wine in hand, watching the boats lazily glide into Kennebunkport River and out to sea.
The location is ideal -- a short, easy walk into the heart of town and to the local marinas and inlets, and a short drive to the main beaches, surrounding ports (like beautiful Cape Porpoise), and everything else that's available to willing travelers to this stunning slice of New England.
So many times, listings like these make promises that aren't kept...but this home is the exception. If anything, the pictures don't really do it justice. We love our stays at Rich and Steve's beautiful hideaway and look forward to many more years with our family in this very, very special retreat!
This is our second summer renting this beautiful home and we plan to return next year. We vacationed with our two grown sons and their families. Everyone had a fantastic week; the house is so conducive to having a good time. We had incredibly active days and it was so nice to come back to this comfortable, cheerful, lovely home. We spent hours on the patio reading and relaxing. Our evenings were spent playing games after dinner since we had our young granddaughter with us. The house is spotless and appointed beautifully. Rich and Steve, the owners, are fabulous people and could not do more than they already do to enhance your stay. Our summer trips to 12 Pleasant St will become a tradition, one that we will all look forward to every year. Again, many thanks to Rich and Steve for a very special week!
Having fallen in love with this magnificent spot last year, we returned this summer for the same week. It was even better if that is possible. Immaculate, stocked with everything you need from new fluffy towels to scented hand soaps to laundry detergent to two kinds of coffee makers. The linens are glorious and the gardens magnificent. This year, we spent hours on the patio under an umbrella with the evergreen hedge providing privacy and a sea breeze cooling the air. We walked to town or biked to the Bushes, explored the various beaches, each one unique, but were always delighted to come "home" to this house. I feel so grateful to Rich and Steve for sharing it. Thank you.
My wife and I were celebrating our 40th anniversary with the rest of the family (7 people). We decided to stay at 12 Pleasant Street, Kennebunkport, basically from all the reviews. It was amazing that all the previous reviews were so complimentary of both the home and the owner, which is not always the case. We have never vacationed in Maine so there were many questions, i.e., where to eat, where to rent bikes, best galleries, best beach, driving distances, photographer, etc. The owner, Rich, was there at every turn to offer suggestions and ideas for all of our questions. This extra level of service made our week special and took away a lot of the concern we had for planning the perfect week.
Then there was the home! EXCEPTIONAL! When we arrived Rich was there to greet us, walk through the home and also introduced the ladies who maintain the home so that if we needed anything, we would know whom to call. The home was exactly as described and extremely well maintained. The renovations brought the home to an unbelievable luxury and elegance from the decorations, to the kitchen equipment, even to the bed linens. Additionally, the location is great. It is a pleasant 5 minute walk to Kennebunkport, where you will discover many shops, galleries and fantastic restaurants.
I could go on and on but I can say that this was one of the top vacations my family and I have had due largely to the unbelievable home and the excellent attention to “every” detail. We plan to return……Thank you Rich and Steve.
This was our second season returning to this fabulous home for our family vacation. The owners make you feel part of the family and could not be more accommodating. The house is phenomenal with modern, clean and spacious living. Big screen tv's as well as surround sound systems, comfortable pillow top beds and fleece blankets for cold barbecue patio nights all add to the experience. 10 minutes to Dock Square by foot and 15 minutes to the beach also add to the convenience of the stay.
Don't pass this place up if you can find an open week. We'll certainly be back next year and plan on many more years to come!
It is a beautifully maintained home in the best location in Kennebunkport. We stayed for over a week and they are the nicest owners ever. We were there for my brother's wedding and the house could not be more perfect. We had a dinner party there and they have everything you need. The owners carried our luggage in - they truly go above and beyond! we had the best time and the house was amazing. I would certainly rent this again! Thank you Rich and Steve!!
Marinas, The Jetty and Colony Beach are located a short stroll along Ocean Avenue. The Village Green, Fishing Charters, Schooner Ship Cruises, Power Boat and Kayak Rentals, Dining, Shopping, Art Galleries and of course the Horse and Carriage Rides are 2 blocks from the house.
