Lower Rawley Cabin is a real cabin built many years ago as a Summer cabin getaway in the Shenandoah Valley of Virginia. Located in historic Rawley Springs, Lower Rawley Cabin offers access to hiking, biking, fishing and walking trails all right out your front door. There are no steps leading up to this cabin (if you use the backdoor). Each of the bedrooms has a queen size bed and then there are 4 mattresses in the loft. This cabin can sleep 10 if you share beds. The maximum occupancy is the max number of people we allow to stay, not the can sleep in beds.

We do allow for one night stays, but there is two night minimum for weekend stays (either Friday and Saturday night or Saturday & Sunday nights) unless it is last minute and we are not booked (last minute means less than 48 hours before the dates you want to stay).

Lower Rawley Cabin has two bedrooms and one bathroom (the bathroom is older, not updated, but we plan to update the bathroom soon. Both bedrooms have queen size beds. The second bedroom is very small though, but it does have a queen size bed. The loft (with very low ceilings) has one queen, one full and two twin size mattresses on the floor. The loft has a very low ceiling that is best suited for kids or young adults (or adventurous younger adults).

The wood stove in the living room puts out enough heat to heat the the entire house no matter how cold it may get outside. We've had guests stay here when it was -6 degrees outside and still be warm. There is a floor model A/C unit in the living room which helps keep the cabin cool on warmer days, but it is usually cooler here in the mountain anyway most days in the Summer.

The cabin is on a private dead end road with 11 other cabins on it, but the area is almost always quiet and peaceful year round. Only half of the cabins on the road ever really get used though.

Pets are welcome but we do require a pet fee, per pet, when pets stay at the cabin. On clear nights, you can see thousands of stars overhead. It is a beautiful sight. Also during the spring and summer months, you can see humming birds everywhere. We place feeders off the front porch of the house and have personally seen upwards of 20 birds feeding on them at one time in the past.

Check in time is 4:00 pm until 10 pm and checkout is 11 am. Early check-ins, before 4, or Late check-ins, after 10 pm, and late check-outs, after 11 am, require a $20 per hour fee. Please ask in advance about late check-ins.

Guests are required to sign a rental agreement upon arrival and a photo ID. For this reason, the person who makes the reservation has to be the there at the time of check-in, unless the contract is signed and arrangements are made for someone else to check-in in advance.

The house can fit 12 people, but please note that the loft does have low ceilings. On side note, there are no screens on the windows. We are looking to replace all the windows at some point though.

We also give all of our guests free fresh eggs from our very own chickens (as long as our hens are laying). :)

We just had a new well drilled at Lower Rawley Cabin in February. The water from the old well had iron and sulphur in it, which stained some of the fixtures including the bathtub, sink and toilet. The new well has iron in it and we had a treatment system for the new well which seems to be working well. The water is still usable, but could possibly have an iron taste, sulphur smell and orange tint to it at times (we haven't noticed this since the treatment system went it though a year ago). Because this is a real old house, there are things you should expect to find on occasion in an older real house such as spider webs (we clean them for every guest but they do reappear quickly), ladybugs, tiny critters and the occasional stink bug during certain times of the year. We just wanted our guests to be aware of this. Sheets, toilet paper and towels are provided. Paper towels are not.

Pets are welcome at all of our properties. If you or someone in your group is allergic to pets or anything else (detergent, air fresheners, etc), please let us know in advance so we can discuss this prior to your booking and then also prior to your arrival.

All pet fee(s), early check-in or late check-out, firewood or extra person fees are not refundable once paid.

No smoking in the cabin. No beer pong or Hookahs. Noise must kept to a minimum and quiet hours are 9 pm to 9 am.

Failure to show up/check in or contact owner before midnight of day of arrival will result in cancellation. Host reserves the right to rebook property if guest does NOT contact owner.

Illegal drugs will not permitted on our properties under any circumstances. Smoking is not permitted inside any house or cabin or on any screen porch. There will be a $750 charge for any smoking in either of these areas. Illegal drugs being used anywhere on the property will result in a $750 charge. Kegs and hookahs are not permitted anywhere on property under any circumstances. There will be a $500 charge should either of these items (kegs or hookahs) be found on the property (this includes outside areas too). If smoking (inside or on screen porches), illegal drugs (meaning what is illegal in Virginia), keg(s), hookah(s) or fireworks (there is a $500 fine for having fireworks or for shooting firearms at a property) are found on the property the guest will be asked to leave and there will be no refund whatsoever for any portion of the stay (including any future days/nights). Guests failing to check-out by 11 am agree to pay $50 an hour for a late check-out beginning at 11:01 am. If the guest is still there at 12:00 noon then then the charge is another $50 and so on with each additional hour the guest overstays their reservation. Late check-outs require prior written permission and applicable late check-out fees to be paid.

We came to Virginia from Texas so I (Steven) could finish my college degree, but got into the vacation rental business by accident. :) We have 4 daughters 6 and under. We have 6 rescue dogs, 6 rescue cats, 4 ponies, 16 goats & about 50 chickens.

We believe service is what sets us apart in the vacation rental industry. Katie & I personally own every cabin that we manage. We check-in all of our guests personally (sometimes even as late as 2 or 3 in the morning with prior approval). When you arrive, the lights will be on and you will be welcomed and shown around the cabin, unlike most other rentals where you access a lock box and walk into a dark cold house. This is all we do 24/7 and we want all of our guests to have an amazing stay. We would be honored if you would allow us the opportunity to serve you.

Great location, lacking some essentials

My husband and I stayed at the cabin in celebration of our anniversary. We were happy to be so close to the National Forest and West Virginia, where we drove for a short hike. We were also pleased by our proximity to Harrisonburg, which had plenty of stores and restaurants to meet our needs. We were less enthusiastic about the cabin itself. Though the main living area and kitchen were updated and very clean, the dishes and pans in the kitchen were visibly dirty from previous renters, and there was no dish soap that we could use to wash them. The bathroom also lacked hand soap, so we ended up using shampoo to wash our hands. The biggest disappointment was the water quality, which I found to be much worse than the posting had led me to expect. At some points, it was so dirty with iron and sulfur that we could not see through it. You absolutely could not drink it, and we smelled rather sulfur-y after our showers. We were so grossed out by the dirty dishes and water that we ended up going out to dinner the night of our arrival, even though we'd purchased steaks to prepare on our way in.

Katie's assistant greeted us shortly after our arrival and was friendly. We noticed that there was no coffee maker in the cabin as promised, and he quickly retrieved one from another property. We did not ultimately use it because it was dirty and contained moldy used grounds, but I appreciate that he brought it. We did not like that we had to meet someone in person for the key, because we ended up waiting for a few minutes for her assistant to arrive, even after calling once we reached Harrisonburg. It seemed that the in-person greeting was more about having a rental contract signed than welcoming us to the property. I wish they would have given us a copy of the agreement to read in before we arrived. The assistant told me that the agreement contained everything in the VRBO terms and conditions. If that was the case, then why did I have to sign something new?

The last thing I will note is that Katie and Steven leave a very sweet dog in a yard adjacent to the cabin. The dog howls and we found him a bit disruptive.

Nice place

The cabin was cute and comfortable. We met the owners upon arrival since they have to check you in and provide the key. I thought meeting them was a nice touch and they provided additional information about the cabin.

We had 2 families vacationing together and half of them were kids so they loved the loft area, very tight quarters but great for kids. I went up to check on them a couple times and had to duck down to get across but it was kind of fun.

The kitchen had all the utensils and pots/pans we needed and the appliances worked beautifully.

Overall we had a lovely time and were happy with the cabin.

Cozy little cabin in the forest

Stayed at this cozy little for a couple of nights and we had a really nice stay. The setting feels like it should be on one of those cabin puzzles you see. Our stay was great and the cabin exactly what we expected. Everything was clean and there are great trails for walking nearby. No surprises at all. The area has a lot of great restaurants just a short drive away. Loved the sound of the creek rushing by across the road. Very peaceful. Owners were nice and helpful.

Don't rent if you like to read on your vacation

Lighting was so poor we could not read in the cabin. Lamps had 40 watt bulbs. The ceiling light/fan was on 12 foot ceiling with a 2 foot chain. When the ceiling light would not come on the owner told us to pull the chain which was 10 feet above us. My sister in law climbed on a bar stool on top of a coffee table to reach the chain only to find the bulbs broken. When the light was repaired it was still so dim we could not read. Owner told us we were not allowed to put in brighter bulbs. The tub drained very slowly until we used the toilet plunger on it.

There was no bath soap and only 1 roll of toilet paper for 4 adults for a week so we bought our own. They have a very sweet dog that is left alone all the time in a fenced pasture next to the cabin. The location was great and surrounding area beautiful. The walk to the river was easy and scenic. The neighborhood was quiet, we saw several deer. The kitchen was fully supplied with dishes and cookware.

Quaint property that needs some TLC

We stayed here over Labor Day weekend with my sister and her family, total of 4 adults and 4 kids. Property is very secluded and quaint, size of the cabin was adequate for us and had all the essentials that we needed. About a 5 minute walk was Lower Rawley Springs, which was a pretty awesome natural swimming hole that we visited twice in the three day period. A short drive would get you to a number of hiking trails in the forest or into the city for dinner. Loft was perfect for the kids but pretty small (my 5 year old couldn't stand up even at the tallest part). Our biggest complaint is that the cabin was in desperate need of maintenance. In the bathroom alone we had the following issues: the toilet clogged repeatedly and never really sounded like it flushed correctly, the knob on the shower faucet came off in your hand, the wall above the tub was loose and falling off, there was evidence of mold and generally needed a good cleaning. The water pressure in the shower was weak, possibly due to the older, clogged shower head. The other major complaint was the yard and it's lack of upkeep. The pictures showed a large grassy area that we expected the kids to be able to play in, but in reality it didn't seem to have been mowed or landscaped in a few months and the new fence that had been installed was locked and prevented us from getting to the majority of the property. We all were concerned about the kids coming in contact with some sort of poison ivy/oak or snakes in the brush that we had to limit them to basically the driveway and picnic area behind the house. The description also mentioned different farm animals on property but there were only chickens who were behind the fence mentioned above. All in all the cabin met our needs and we enjoyed the weekend, but we were disappointed in the upkeep and that the pictures were outdated. We loved the area but most likely would not return for a second visit.
