This three bedroom/three bath single family log home is located at the top of the exclusive Powder Ridge Development, with views of the slopes at Sunday River. On the first level is the ski tuning room, laundry, a large outerwear closet, ski benches and boot/skis/parka storage.
On the second level, with post and beam construction, is the great room, which consists of a living room, dining area, and massive kitchen, with seating for 16 at meals. The large living room, open to the ceiling, consists of two leather sofas and a leather love seat, a huge 47' flat screen TV and a Blue Ray Player. There is even a small Christmas tree all ready and decorated for you. The kitchen has every imaginable cooking appliance (large and small), gas range, more pots and pans than you will ever use, and ample dishes, glasses, mugs, and flatware for huge extended families. Two doors lead onto the massive deck, which features an 8 person hot tub.
There is a wood stove in the living room, and a small gas stove in the master bedroom suite. The house is heated with clean propane.
Just off the great room, the master bedroom suite consists of a king bed, a leather chair with ottoman, a treadmill, two closets, and a private bath. There is a door from the master suite onto the deck, which runs along the entire front of the house.
Two additional bedrooms are on the third level; one with twin beds, and the other with a queen and a twin. Here also is a loft area. One side features a chest, twin size day bed with pop up twin trundle, a table and six chairs for fun card games or board games, and a computer desk with PC and printer. On the other side of the loft is a book case and a leather love seat for quiet reading.
A fourth level consists of a carpeted, railed 'super loft' with ladder access, just great for kids if you bring air mattresses and sleeping bags for young adventurers. There is a ceiling fan above the great room and in the master bedroom.
To minimize your cash outlay, Property Damage Protection is required in lieu of a security deposit. The cost is $99 per stay.
'Property Damage Protection Plan: In lieu of a traditional security deposit, the Property Damage Protection plan must be added to this reservation and covers unintentional damages to the home’s interior that occur during your stay, provided they are disclosed to the homeowner or management company prior to check-out. Any damages that exceed policy limit will be charged to you. Certain terms and conditions apply, and full details of the Property Damage Protection coverage are contained in the Description of Coverage. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly the homeowner or property management company any amount payable under the terms and conditions of the plan. In the event you have equivalent coverage under another policy or do not wish to participate in this plan or assignment, please contact the homeowner or property management company directly.”
My husband and I discovered Sunday River in the late 90's, and skied together here until his death in 2007. I bought the house in the summer of 2011, fulfilling a dream we had hoped to realize together.

The location is spectacular, so close to the mountain for winter sports, and to the Sunday River and Androscoggin River for summer water activities. This home will accommodate a huge single family, or just bring the kids' friends with you! There is plenty of room, and memories are waiting to be made.
The house is located near state game lands and state parks/forests, and less than 8 miles into Bethel, dubbed the' Most Beautiful Mountain Village in Maine'. There are numerous casual restaurants, as well as fine dining options, nearby. Bethel is the scene of numerous seasonal festivals. The Sunday River Ski Resort also hosts festivals year round. Also close by is the most photographed spot in Maine, the famous 'Covered Bridge' which spans the Sunday River.
