The interior and garden get plenty of natural light. All furniture is new, kid friendly and comfortable.
Each bedroom has a queen bed. The main bedroom on first floor includes a Tuft & Needle mattress and access to private half bath. The loft bedroom is a great size for older kids or adults, and the ceiling height allows you to stand fully upright. This bedroom is accessed with a library ladder pictured in photos. The room does not have a door but a removable cover can be attached to frame for privacy.
The kitchen is stocked with small appliances, tools and spices. The bathroom is stocked with toiletries. Paper towels, garbage bags, toilet paper, shampoo, soap, bath towels, beach towels & linens are included.
Trees, shrubs and fencing give you privacy on the deck and patio.
Guests have access to the house, deck, garage, shed, patio and yard.

The neighborhood is historic, modest, quaint and laid back. People say hello as they walk the dog or take a stroll down to the beach.
In addition to the neighborhood beach at the end of the block there is a town beach within walking distance (under 20 min).

KITCHEN, DINING & LIVING
The living room, dining nook, deck and patio are great for lingering with a good read and some coffee. The kitchen is stocked with pots, pans, dishes, glassware and eating/cooking utensils, small appliances, and spices.
The dining table seats 6 people. The dining room has a heated floor in winter. The kitchen counter seats 2 people. The living room seats 4-6 people.
Each bedroom is setup with queen beds with sheets/comforters for warm and cold weather. The main bedroom includes a Tuft & Needle mattress, plenty of storage and access to the half bath.
The loft bedroom is a great size for kids or adults. The bedroom is accessed with a library ladder pictured in photos. The room does not have a door but the opening is framed so that removable cover can be quickly attached for privacy.
There is also a kid-sized AeroBed available.
Both bathrooms are on the first floor. The full bath includes a washer, dryer and tub with shower head. The half bath is accessed via the bedroom on first floor. The half bath has a heated floor in winter. Bath and beach towels are provided.
The back patio lets you enjoy longer days as the sun sets behind the house. There are two patios (blue stone or slab) and a deck with options for full sun or shade (umbrella and retractable awning). Newly planted privets give you privacy in the yard. The dining table seats 4-6 people.
The driveway, garage, and shed provide plenty of storage for cars and bicycles.

We had a great stay at this adorable, comfortable, cozy and quaint cottage. The cottage was very clean when we arrived and has everything you need. The beautiful beach is a short walk from the house. We loved walking around the quiet neighborhood. We would recommend this cottage and happily stay again.
My husband and I decided to go to wine country for Valentine's Day weekend. We found this property online and it was the PERFECT location. Literally a 5 minute drive down the road to multiple wineries, restaurants and a cute little town. The house itself was perfect size for a couple and would have been perfect if we invited another couple along since it is a 2 bedroom. The house itself was in spotless condition and decorated to perfection. The owner Venessa was great, even sending recommendations a few days before on what to do while we were staying there. It was supposed to be -10 or something that weekend with the windchill and Venessa even emailed the day before to let us know she had turned up the heat so that the house was warm and cozy when we arrived. Will definitely be renting this place again....when it is warmer!
Great location for a North Fork getaway... walking distance to a beautiful bay beach, near some of the best wineries and restaurants. The bay beaches are sandy and calm, which we prefer to the rocky Sound beaches. It's also only a 25 minute drive to Ocean beaches. We had a great long weekend in a charming South Jamesport neighborhood. The cottage itself was very cute withy many conveniences that you won't find in a hotel room.
Home was immaculately maintained. The attention to little details throughout from the well stocked kitchen to beach chairs & towels made the stay effortless. I would definitely return in the future.
This little house is beautifully decorated and is located on a very sweet, well landscaped and maintained, lot that is just a couple of blocks from a quiet and relaxing beach. We comfortably stayed for a week with a party of four adults. Our friends stayed on the ground floor with their own private half bath and we stayed up in the loft bedroom. The loft is very comfortable and lots of fun (like a tree house!) though I can see how it would not be well suited for someone who isn't able to climb a fairly steep ladder. Though the loft has an open doorway, the cloth curtain provided more than adequate privacy. The outdoor shower with hot running water was a huge hit and the kitchen was fully equipped with high end cookware, making group meals featuring all of the locally grown produce and fresh seafood available on the North Fork a joy to prepare. The footprint of the house is small, but it doesn't feel at all cramped and has a light and airy atmosphere. The backyard is compact and private with comfortable seating and a hammock and grill for guest use. If the day is rainy, there is also a fully outfitted SmartTV entertainment system with cable and Netflix capability. The location is residential, but close to wineries and some of the more touristy shopping attractions. The fireflies and wild bunny rabbits that came out each evening to graze on the neighbors' lawns only added to the charm and the owner, Venessa, was readily available to answer questions. She is clearly deeply invested in creating a lovely environment that her guests will enjoy. I would stay at The Point Cottage again in a heartbeat and hope to book another vacation there very soon.
The cottage was small compact but very well designed. Everything supplied for a week's stay.
It was a great pleasure to be in this cottage as it rained for 6 of the 7 days and the TV world soccer became an assent
