(1200 m2) A lovely gated yard surrounds the property, interspersed with trees, colorful flowerbeds and a bocce ball court. There is a main villa and an annex. Between the main villa and annex is an open garden area with a heated swimming pool (12m x 7m), spa, sun terrace and barbecue. There is a dining table and chairs set up to experience true “al fresco” dining under the Tuscan sky.
Ground Floor: Comfortably furnished with a couch and armchairs, the traditional living room features wood-beamed ceilings, open fireplace, flat screen TV and a DVD player. The dining room has a large table and seating for up to twelve guests. A large kitchen comes fully equipped with a cook-top stove, oven, microwave, dishwasher, American coffee maker, Italian coffee maker, toaster and fruit juicer. In the kitchen is a table for six that can be used for additional counter space or for breakfast. Off of the kitchen is a laundry room with a washing machine, dryer, iron and ironing board. A sun room opening out to the swimming pool features comfortable armchairs, a pool table, karaoke machine, flat screen TV and a DVD player. On this floor is a guest bathroom with a sink and WC.
First Floor: Walking up a flight of stairs, there are four bedrooms with ensuite bathrooms. The first bedroom has a 180 cm king-size bed and an ensuite bathroom with a sink, WC, bathtub with hand-held shower head and a separate shower. The second bedroom has two 90 cm single beds and an ensuite bathroom with a sink, WC and a bathtub with a hand-held shower head. The third bedroom has a 140 cm standard double bed (cozy for 2!) and an ensuite bathroom with a sink, WC, bathtub with a hand-held shower head and separate shower. The fourth bedroom has a 180 cm king-size bed and an ensuite bathroom with a sink, WC, bathtub with a hand-held shower head and separate shower.
Second Floor: Going up a short flight of stairs is a private master bedroom with a 180 cm king-size bed and an ensuite bathroom with a sink, WC, bathtub with a hand-held shower head and a separate walk-in shower.
Ground Floor: The detached annex is across the courtyard from the main villa. The living room of the annex is comfortable and features a sofa, TV and DVD player. There is a kitchen/dining room with a breakfast table for four. The kitchen comes with a cook-top stove, microwave oven, American coffee maker, Italian coffee maker, toaster, kettle and dishwasher. For guests’ convenience, there is a room with a washing machine. On this level, there is a bathroom with a sink, WC and shower.
First Floor: Going up a flight of stairs, there are two bedrooms and a bathroom. The first bedroom has a 140 cm standard double bed (cozy for 2!) and a flat screen TV. The second bedroom has a short 100 cm single daybed and a flat screen TV. There is a separate bathroom with a sink, WC and a shower.

This rental villa in Tuscany near the hamlet of Forcoli is located in Italy������s beautiful Tuscan countryside. Forcoli is a very quaint Tuscan village with a few cafes and local shops. For a larger town, Pontedera offers a train station, supermarkets, shops, gas stations, pharmacies, a hospital, post offices, restaurants, cafes, and movie theatres. Close to this Tuscan villa are several cities ideal for daytrips; Pisa, Lucca, Florence (convenient by train from Pontedera), San Gimignano and Volterra. The city of Pisa, famous for its tower, is a convenient city to travel from with an intercity bus service, three train stations and an airport. Volterra is a regional gem, where you can truly capture that "hill town experience" in full. From the characteristic main piazza to the Roman ruins, Volterra has something from every century all the way back to Etruscan times. Wander along the Etruscan walls, dating from the 4th century BC, or purchase your own alabaster memento in a nearby shop. Visit museums, the exterior of a 15th century fortress, or lounge in the Piazza dei Priori, one of the best town squares in the region-- and the site of many historic and often bloody events. Ideal for a daytrip, Lucca is a place worth enjoying simply for its medieval charm. There are also a number of interesting sights to visit, as well as a great antique market held on the third Sunday of each month. The Duomo di San Martino and the Church of San Michele in Foro are both gorgeous examples of period architecture, while the Casa di Puccini, where the composer was born, has been transformed into a small museum in his honor.
