For travelers searching for an authentic countryside experience, this Tuscany farmhouse is your home away from home. Located in the countryside of southern Tuscany/northern Lazio, this accommodation is surrounded by wooded hills, olive orchards, and vineyards. Adjacent to the property is a nature reserve, and the seaside at Maremma is a scenic hour and a half drive away. Farm holidays in Tuscany are perfect for the nature lover who wishes to ramble outdoors and enjoy the panoramas and natural setting of this protected rural area.
Newly renovated in 2000, the estate is comprised of a farmhouse with two apartments, Bracciano and Lo Studio, and a guesthouse, Barberini. The area is surrounded by many large fruit, nut, and cypress trees, and the guest house sits 70 m away from a farmhouse in the same style. A large herb garden is conveniently located nearby. Between the two buildings, surrounded by lawn and garden, is the swimming pool (10m x 5m, depth of 1.2 – 1.9 m, open beginning of May until end of September). The pool area is equipped with chaise lounges and umbrellas, a gas-fired barbeque, and lights for evening use.
Ground Floor: The Bracciano apartment is located on the ground floor. The spacious living room is well decorated, has a very comfortable seating area, and a large fireplace. A stairway leads to a balcony and the first floor. Also accessible from the living room is a spacious master bedroom with a queen-sized bed (latex mattress) and double doors opening out onto a terrace. The ensuite bathroom is furnished with an extra large bathtub, shower, bidet, sink, and WC. The spacious kitchen has a large extending table which can seat up to six. The kitchen is well equipped with a large refrigerator/freezer, dishwasher, 5-burner gas range, oven, toaster, electric barbecue, and coffee maker. Adjacent to the kitchen is a utility pantry area containing a clothes washer and dryer.
First Floor: Up the stairs and off the balcony of the living room is a second bedroom with a queen-sized bed (latex mattress). In addition, a small bed can be located on the entrance balcony. The nearby bathroom is equipped with shower, bidet, WC, and sink. From the first floor there is direct access to a terrace on the East side of the villa. An outside stairway provides access to a covered terrace on the South side and a partially covered terrace on the East side. Guests can choose to enjoy sun or shade at any time of day all year round. The Bracciano apartment has radiant floor heating on the ground floor and central heating on the first floor.

So beautiful! Enjoyed our hosts and shared dinner with them. They graciously shared their home and herb garden. They also took us to the local pharmacy for medications and directed us to markets etc. Would certainly consider booking this property again.

Our trip to Italy was a gift to our children for graduations from university and medical school. Our stay at the villa was certainly a memorable part of our Italy experience as it was where we felt the most relaxed and peaceful.
All in all it was the most beautiful and amazing travel experience we have ever had as a family and staying at the villa was a significant part of that.
The property was in a beautiful location with views from every window, door, terrace. It was furnished with everything we needed and then some...such as a great stereo with CD's. Music is always such a mood setter and memory maker.
Our villa could not have been better and was even beyond what we had hoped.

In general, it was just a most beautiful place. You could tell the owners put a great deal of thought in providing every amenity. Quality workmanship, appliances, furnishings, window treatments...lots of wonderful attention to detail. I wish I could personally thank them!
Wow--that's a hard one...maybe the helpful "red book" with local and regional info could have had more English. Unfortunately, we could not interpret some of what appeared to be interesting information.
Reasonable proximity to all the areas we wished to travel. Easy access to day trips--- even going to Rome for a day trip by train from Orvieto.
Tips or Restaurants:
Did not need things mentioned in book such as toilet paper, pillow cases, cutting board...everything was already there.
The restaurant at the castle in nearby Proceno was not actually in the castle as we had hoped but the food was delicious none the less.
We did use GPS. We set the coordinates and were able to find our way back easily when we took day trips.
Might be helpful to mention the stone shed just after the road to the villa as a landmark.
Check In Out:
Our keyholder did not speak English but we had friends who live in the area who helped us communicate. We wanted an earlier check out and she accommodated us very well.

This is the nicest house we have ever rented in the 15 years we have been going to Italy. It is in a quiet, somewhat remote corner of northern Lazio/Southern Tuscany and is absolutely peaceful. Lovely views abound, with hardly a road to be seen or heard. The house is well appointed with nearly every imaginable accoutrement, and the swimming pool area is glorious. We would go back in a heartbeat.
It's hard to pick a single thing. The house was lovingly and carefully reconstructed a few years ago, and it has modern electricity and plumbing. The appliances are top of the line and include a large refrigerator, clothes dryer and microwave oven. There is ample indoor lighting, including at the beds. There are many comfortable eating areas, indoors but most especially outdoors on the gorgeous patios. The grounds are beautifully planted with fruit trees, flowering shrubs, fragrant lavender and an herb garden.
The ONLY drawback is part of what makes this place so wonderful. The access is via a very rutted farm access road. The result is that we didn't just pop down to Proceno, the nearby village, three times a day as we might have done from other locations. We ate many meals at the villa, since little could surpass the views and the the atmosphere. Editor's Note: The road has been repaired since this review and is now in very good condition. October 2013.
We have been to Italy numerous times, so we didn't care about proximity to major tourist draws. We love exploring minor hill towns and random villages. Proceno, the nearby village, fills every basic need grocer, panificio, pizzeria bar, macelleria, etc. and further, has a lovely castle that dominates the town's skyline. The restaurant has a very nice restaurant that serves dinner in a beautiful outdoor garden when the weather is fine.
Tips or Restaurants:
The beds are extremely comfortable. In fact, the whole house is designed for comfort and peace. This is a place to slow down and enjoy the pace of the countryside. Waken early to hear the birds and the farmhands. Go for walks around the property - it's surrounded by a protected reserve on one side, sunflower beds on the others. Swim in the lovely pool. Drive to the small towns around Monte Amiata. Spend a day at Lake Bolsena on a boat or eating seafood. Dine at the Castello di Proceno. Cook for yourself and enjoy the breezes playing across the lavender as you sip
Podere Proceno is situated on approximately 4 acres in the rolling countryside, on the border between northern Lazio and southern Tuscany. It is just 2.5 km west of the charming village of Proceno, between the village and Castel Azzara. Access to the guest house is via a 1.5 km section of unpaved road in an area that contains the ruins of many Etruscan dwellings. Nearby Proceno is host to an assortment of shops, cafes, and a well-regarded restaurant located in a castle. The spa baths of Saturnia and Bagno Vignoni are not far away, offering year-round pleasures. There is also a golf course about 18 km from the property.
