Our favorite part of the ranch house is the screened porch. Our guests tell us they often head out to the porch with their coffee in the mornings and find they don't move again until lunch! The views are so broad, and the opportunities to see quail, deer and sheep keep things exciting.

We take pride in our comfortable beds in all 3 rooms. The spacious living/dining area are perfect not only for eating, but for visiting and playing games. And kids can run all over the grounds, finding 'treasures' on scavanger hunts.

Indoors, the extra dining tables are often used to set up jigsaw puzzles, and folks often use the basket of paperbacks to relax with a good book. Our goal is for our guests to relax completely, while putting them in close proximity to the favorite tourist attractions. We offer the best of both

History buffs: The Fort Davis National Historic Site features one of the nations' best preserved frontier forts. During special events, costumed reinactors perform live skits. This is a 'must see' for any visit to Fort Davis. Only 2 miles from Hopes Ranch.

Astronomers delight: Famous for the McDonald Observatory, Fort Davis features the darkest night skies in the lower 48 states. While staying at Hopes Ranch, you can set up lawn chairs and lie flat on your back to see a bejeweled sky. Only 18 miles away is the observatory, with a fabulous visitor center featuring both guided and self-guided tours. Twilight parties and Star Parties are featured 3 nights each week, with well-trained, highly educated docents to lead them. Don't miss this!

Gateway to Big Bend National Park: If you're on the way to Big Bend National Park, plan to spend a few days here in the Davis Mountains before you journey on. There is a lot to see and do in Fort Davis, and you can even make a quick day trip to Big Bend if your schedule is tight.

About Steve & Carla Kennedy

Steve and Carla are life-long Texans, having grown up in the Dallas-Ft. Worth area. We graduated from Baylor University before heading to Austin for 25 years in the industrial sector. We raised our family there, and founded a welding supply business. After we sold our business, we headed west to establish the Old Schoolhouse Bed and Breakfast in Fort Davis. In 2004 we opened Hopes Ranch to extend hospitality to the travelling public. Although the B&B is now closed after 15 years as innkeepers, we are still proud to offer Hopes Ranch. We love the simpler life style and wouldn't trade it for anything. We hope you feel refreshed after your visit.

Why Steve & Carla Kennedy chose Big Bend

We came to Fort Davis in 1999 to live more simply. As long-time owners of the Old Schoolhouse Bed and Breakfast in Fort Davis, we saw a need for an alternative accommodation here, and Hope Wilson was kind enough to sell us her ranch. We're pleased to offer it as a rental so others can enjoy our beautiful part of the state. The climate, the scenery, the people, and the hospitality all combine to make this a great place to visit and to live. Now that we have retired from the B&B, we can devote more time to our guests at Hopes Ranch.

What makes this house unique

Not every accommodation offers an authentic 'feel' of its setting, but Hopes Ranch absolutely belongs to the land. Sitting on the porch allows the guest to envision how the area might have been settled in the mid-1800s.

The house was fitting for the area! Native landscape with natural beauty.

The house was cozy! Kitchen was small but if you don't cook a lot it was fine. Bed linens were clean and comfortable. Not enough storage for unpacking our clothes.

We really enjoyed our time there watching the stars at night and the great gathering places in the large family room and screened in back porch.

Very quiet and peaceful!

For future guests who may read this review, I'd just like to clarify that all 3 bedrooms have full closets with hangers, and 2 of the 3 have chests of drawers. We may need to look at a different piece of furniture in the 3rd bedroom since this has been brought to our attention. Always something to learn!

Hopes Ranch Guest Ranch checked all the boxes.

Hopes Ranch Guest House has it all - location, ample space, great views, very comfy beds, clean & comfortable, and place to tie your horse! Truly we enjoyed our time here and hope to return. We found the house had everything we needed and of course the screened porch had at least one of us relaxing there at any given time. Thank you for sharing your home with us.

place of sighs

Our 3rd visit to Hope's was cooler and wetter than the same time last year, but the screened porch is still the place to rock, read, talk, and watch the weather. It is so quiet and peaceful, muscles give in to gravity and one finds oneself sighing in contentment. Hummingbirds, rabbits, roadrunners, and hawks drop by, clouds, shadows, and rain drift over the mountains, the breeze stirs the trees and grasses...aaaahhhh.

This is a comfortable and private property, with a lovely view from every window, and a functional kitchen. Get your stuff put away and it's home.

My guests were blown away. I didn't stay there but my guests did.

My guests thoroughly enjoyed their stay. Greg especially loved the "porch sittin'" . The place was clean and spacious and private. Fort Davis put on their best bib and tucker with all the greenery. This is the greenest I have seen since I moved here in 1999. Thanks for making their stay a memorable occasion.

Charming, quaint, remote but close - a visit to Grandma's house

First impressions are always critical and we found the property to be very clean on arrival. For us, it was reminiscent of visiting grandma's house in the 60's. This is an old ranch house filled with appropriate antique dressers, etc. Nothing fancy - if you are looking for a "resort" than you are in the wrong part of Texas! But if you are in need of a large space that could sleep easily up to 8 and possibly more with a pad/blow up mattress, you found it. The only downside to a larger group would be you would need to be only 2 bathrooms. But high quality linens, good mattresses, "classic" table top fans, wood floors, farm sink, small kitchen, rockers on the porch, overstuffed sofa... Again, think going to grandma's house out in the country where everything is older but tidy, functional and in our view, charming. We were a single couple joined later by another couple so just the 4 of us for a week. With a large living room, a dining area, 3 bedrooms plus the screened in porch it is easy to either sit on the porch and play cards while the stars come out or else everyone can find their own nook to enjoy their own peace and quiet. Encountering a well stocked pantry with condiments, sundries, paper towels, T.P., etc. makes this hassle free. It is "out of town" which just means 1.5 miles to the nearest grocery. But it also means the dark skies of Ft. Davis are even more spectacular for star gazing. Under 10 minutes to the State Park. Maybe 25 minutes of gorgeous drive to McDonald Observatory. 30 minutes to Alpine or Marfa. This is a great location in a charming area that should be on everyone's Texas bucket list. We highly recommend Hope's Ranch and will be back!

This really is a great property. Perfect location for exploring Ft Davis. The owners have thought of nearly everything you might need, and provided it. They were extremely helpful with planning, and were easily accessible. The house was in great shape, and handled our group of 8, without trouble. One of our children is in a wheelchair, and other than needing to lift him up the steps, he did fine in this house. Thanks so much to the owners for a wonderful stay!
