Pawling Apartments is our family home. The Pawling family has owned and operated is since 1978. We purchased the beach and boardwalk property for its ideal location at the middle of the boardwalk. Far enough away from the amusement rides so that they are not a noise distraction. Close enough for a healthy walk. Your porch has a panoramic view of Ocean Ave. The best part is the parking that is waiting for you during the busy part of the day and night. At this terrific location parking is at a premium. Here you have two car parking one behind the other, so one car is always accessible. Clotheslines have a pulleys from back porch floor. There are outside showers on each floor with two on the ground floor. In addition, hoses make for easy clean-up for your beach chairs. Other amenities include an outside BBQ grill, bikes and plastic wagons. We are a quick walk to Boyer's market for take-out food, groceries and Wawa. Joe, our handyman, is helpful to keep things working in your apartment. Large original family apartments with sunny porches, living room, dining room, four bedrooms, kitchen, 4 outside showers, 2 off street car parking spaces, 4 beach badges, common washer/dryer, bikes. The three
floors offer several families to vacations together, but in separate apartments.
Stanley and Joyce have invited families to their Ocean Ave home for more than thirty years. Living in our original Ocean City apartment offers us many advantages. We are steps away from the beach and boardwalk. Stanley is an avid fisherman turned clammer. Of course my passion is keeping Ocean Ave. as historic apartment building with modern conveniences. My mother's home is steps away for an quick visit. too.

1206 Ocean Ave. is one minute away from the center of the Ocean City Boardwalk and 12th Street Beach. An extra advantage for the 12th Street Beach is the large public bathroom on the boardwalk. Most importantly our property has parking that did not flood during Hurricane Sandy. Your car is safely parked in the rear, which is feet away from the highest point on the island. Although we do recommend that no one stays on the island during a hurricane. The building is pre thirty construction with large beams and a cement wall through the center of the building, making an ideal sound barrier. Throughout the year I ride my bike on the boardwalk, a favorite family activity. With the beaches proximity we make several trips a day. In addition we have bikes and kayaks that are easily assessable to your family's enjoyment.
Our family has a large reunion each year with members arriving from as far as California. It easily accommodates a variety of interest and activities. Still after thirty years we are waiting for my girls, 32 and 29 to say they are bored.
Very convenient to all you want to do in Ocean City at a great price! The apartment was very clean upon arrival and veiw from 3rd floor is amazing. The price of the unit made it all the better. The owner (Joyce) was extremely helpful and accomodating as well. Only improvement I'd recommend is a paint job on the outside of the house and maybe updating the carpet in the apartment to freshen it up a bit. Those would be the only updates I'd look for, as the charm of the place really adds to your stay.
My spouse and I moved to OC to establish residency. Fortunately, we found the Pawling Apts and were pleased to have a 6 month stay. Joyce and Stan (the owners) and Joe (the maintenance guru) made our stay wonderful. It had everything we needed, including internet access, comfy beds, well equipped kitchen and great shower.
A stone's throw from the beach, shopping (grocery, pharmacies, Dunkin Donuts (our fine morning dining) and many restaurants/cafes open during the off season, post office close by, and the library within walking distance. We feel that we have made new friends in Joyce, Stan and Joe, as we have now relocated to OC and thank them for their kindness.
We stayed at this place with family and friends in summer 2014. Everybody enjoyed the great location (so close to the beach even for the kids), all the amendies provided for the beach, the nice view of the Ocean from the 3rd floor (a better table to eat would be great), the fact that the walls are thick enough that we even forget that we have neighbors, the cleanliness of the place and more over, we really found the owners generous, accommodating, and full of kindness (in French we would say people with a big heart). I am really picky and this place met my expectations!
We decided to try to spend the long Memorial Day weekend at OCNJ and were thrilled to find a reasonably priced home that easily accommodated my wife(and me), our daughter and her 2 boys. Joyce had arranged that we could check in at our convenience and leave when we wanted to, so we enjoyed a really long and relaxing "weekend". Both Joyce and Stan were pleasant and congenial to our group and the home is great, providing everything we needed. One short block to boardwalk and beach was perfect for the young ones and the "old" guys could sit on the spacious porch and watch the world go by. A winner!
We really enjoyed yearly stay in this turn of the century classic apartment house. Family friendly, great location and exceptionally clean. The third floor units have beautiful beach views. We stay every year and are always pleasantly surprised by the constant updating and maintenance done by the owners Joyce and Stan.
Ocean City is located nine miles away from the Atlantic City casinos. Buses provide daily round trips to casinos. My
favorite is the Cape May County Zoo which was rated the
third in the Nation.
